BEACH RENTAL UPDATE





Sorry I missed Friday's post!  We got to the beach on Thursday and I think I just shut down for 24 hours:)

I couldn't  believe how different the kitchen looked!  I knew I hated it before.....but after the renovation I was amazed at how much bigger it appeared.

Remember.....I had to do this on a  strict budget!  

Doing this project long distance was hard for me but my contractor was amazing....I really lucked out.  Y'all remember how stressed I was over selecting SW Pure White.....well I am here to say all is well.

I don't have exact pictures of the before but I grabbed some from the rental website [as all of them look exactly the same].

After....minimal staging here cause I'm on vacation haha.


I'll say it again....paint is a huge game changer.....

Here is the before

If you look carefully you can see how the island is bar height which I am not a fan of at all!!!

Again not my unit but my exact kitchen!

After the counter was cut down.

I picked a subway tile just because it is classic and will stand the test of time....

I also added some shiplap around the island as it was drywall before and got pretty beat up.




Barstools are from Four Hands that I had ordered for someone else but they didn't work.....turns out  they look great with the granite!

The granite is Alaskan White which after research is sometimes called Colonial White.  I had to use granite because it is the most durable for a rental and much cheaper than quartz.




I used my favorite Grohe faucet.....

I didn't change the hardware holes but I did go to chrome to brighten things up.....



We had to replace the wall oven and the cooktop so I used Kitchenaid.


I ordered EVERYTHING from Build.com except the backsplash: [Lowes] granite: SS Granite

Damn I'm still amazed when I look at it and I see kitchen reno's all the time!

Here is one more thing that finally got changed out after 11 years.....can you believe I waited that long?

This light fixture was in EVERY unit....

I picked up the one below [which was a floor model at the mart] for a couple hundred dollars!  Of course I smugly went to ship it and UPS wanted over 500.00.

Crikey.  Thankfully we managed to fit it in the car with the 3 barstools, all of the luggage and Cami!!


Y'all this was started on Nov 27th and we got here Dec 28th.  Can you believe it.  I mean there are a few things left to do but Chris worked day and night!  If you live in the Destin area here is his info.


 It is a balmy 32 degrees here yet there are people in the pool. Are you kidding me?

THIS AND THAT





I'm probably going to be all over the place today....projects half finished.....or just starting.

Yesterday I was ADAC ordering 8 different fabrics for 3 different clients and it was crazy.  I would order one and then start ordering others....get an email saying that there was no stock for over a month on one I just ordered.....run back up 5 flights of stairs to ask "how much do they have?" and when she said "only 2 yards" I said "I'll take it and make it work!" Or Sudi will right:)

One backordered fabric can set the whole ball rolling to calamity.....for a designer anyway:)

Enough complaining about trivial design problems and on to updates!

This office is coming together with the arrival of this Bernhardt desk


Still working on a rug and chair.....

Speaking of Pottery Barn.....love this canvas container.

Moving to the Madison project....ordered this beautiful Barbara Barry fabric from Kravet for pillows in the master bedroom.

Made a trip up there on Tuesday to finally start putting the place back together after all the painting!
All Ikea bedding on the old army cots which we painted SW Iron Ore! 

A week in my life.  Gotta stay focused people.

This post I can safely say Happy Weekend.....as on Tuesday I somehow got confused:)

ONE ROOM CHALLENGE WEEK 2








So a week has passed.....and it's time to share my inspiration for Nancy's family room.  Like I said...."pine city" needed to be shut down.

When I don't have a lot of money on a project I try to stay neutral....oh who am I kidding I like to stay neutral all the time.  

Believe me I tried to bring some color in this one but you will see how I digressed back to one of my favorite plans.....black/camel/white/cream/gray.

This window scene from Club Monaco started the whole shebang.  It truly was my inspiration.

Even though her budget was small I wanted to get her some new furniture.  What she had was 20 years old and really not worth recovering......cause I would have done it!

Step one was a floor plan.  

Here is the problem.  The fireplace is centered in the room but not really centered in the living area. Crap.  I really wanted to relocate the TV over the mantel but dang....there is not enough room.

Here is a reminder.


And you can see that there is a chair in the middle of nowhere...for extra seating but that is really not working right?

So I decided to keep it where it was and paint the bookshelves dark so it kind of blends in.

SW Urbane Bronze.


And surprise....I chose SW Alabaster for the walls.  Lucky for me Lowe's is one of the ORC sponsors so I got my paint there!

Now on to the furniture.

Sofa:  Lee Industries 3063-32
I wanted to bring a modern touch to the upholstery.
2 Chairs: 1011-01 swivel  To help with TV watching.

Fabric selection....I got it in my head that I was going to wallpaper the small dining area in this Farrow and Ball Wallpaper since they are one of our sponsors.   


So these were my first selections.  Sofa the top fabric and chairs in the bottom.
But that was a quick moment because I saw this black pinstripe and went all crazy and chose it! [the green fabric was inspiration for a green plant like my inspiration photo]!

And then I found out that this FB wallpaper was not an option and I got really sad.  So so sad.

I'll figure something out.....meanwhile here is some inspiration for my space.

And a whole bunch of black and white goodness....



Since we removed the window seat.....I can move the whole furniture arrangement down some.  This allows more room for the barstools.


Just to remind you where the window seat was....no one ever used it!

These barstools also need to be addressed.....I would try to change with paint and fabric but I hate the backs and that crackle finish is hard to cover with paint.




Fabrics?  Yeah still have not zeroed in on that little task.....but I have aways been about the "photo finish"!
