PROJECT BOULDER BEFORE AND AFTER PART 6







I promise this is it....no mas.....the last of the Boulder Flip!  Maybe there are a few blades of grass I haven't expanded on.....but seriously I have dragged this out long enough:)


The master bedroom, bath, a guest room and hall bath.

The door to the right of the chest is to the smallish master bath.  We changed the bed to face the chest to allow for bedside tables...... 


New doors and windows...painted the walls White Dove.  White oak floors.

Broke into a small bedroom to create a large master closet.


Picked up this inexpensive art at Ikea!  Chair from Pier One [major sale] and small table from Homegoods.


Here is the closet....we wallpapered the ceiling in a pretty Schumacher paper

Yes it's small but there is a nice window in there letting in so much light!

We had very little left to stage the guest room....


There are actually 3 bedrooms and 2 baths on the upper level.

This was my view when I left Boulder early that morning....I am sure I will remember that day as a pivotal point in my life....a different chapter.


Life is moving along for me.....like you all suggested I am leaning on my friends and family for support. 

I have had moments of happiness at an event or with friends and then it will hit me and all I want to do is stay home with Cami.  She is not used to being alone so much [my husband was retired so he was home most days] and I feel major guilt when I leave her:(

Everyday is a new normal.....

When I need comfort I turn to re-reading the incredible and supportive comments from all of you.

PROJECT BOULDER BEFORE AND AFTER PART 2






I am beyond humbled by the support in your comments.  You can't imagine how much they all meant to me.  I will share soon but right now it is just too raw to put out there and I don't trust myself not to over share.

There is comfort knowing that people care....especially in a world where there is bullying and meanness all over the internet.

As promised here are some before and afters of the Boulder flip.  This project took 6 months to complete as some rooms were reconfigured.

Today it's all about the laundry room which is pretty epic if you have a small space like I do in my home.

As per blogger regulations....we start with  before:)


You can see it was already a nice large space!


Some of these were taken from the listing as I had to leave and I only had my iPhone with me anyway!


We decided to add the utility station where you can was a dog, or kid :).....or bike shoes.....

I think the floor tile came from Floor and Decor and the overhead lights came from Rejuvenation.  The rugs is old from Target outdoor collection and after extensive searches everywhere we found the folding table at Ikea.  It was a pub table but we cut the legs down!  A deal at 149.00 [or something like that].


When they renovate a house they always put in new W&D and appliances.  The shelving brackets are custom and the shelves are butcher block from Ikea.

Here is a close up of that folding table!!  It already had that black detail on the braces.

I believe that bench came from Overstock a few flips ago.  Of course the accessories on the shelves came from Homegoods.

We also found that shelf unit at Homegoods....

Here is the before of the other direction.  The room on the right had been staged as a bedroom but there was no closet so we staged it as an office.

This Schumacher wallpaper added so much to the space....again we just put it on the one wall.

The Currey and Co rope sconces just looked so cute.  Giddy up.

I covered this cheap little sofa with a skin and picked up the spice colored pillow at Target.

Got the small table at Pier One and the floor lamp at Ikea.  The 3 architectural ladders over the sofa came from At Home.


So there you have it.  Working with what we already had....adding a few new items....but trying to show people without vision.... how cute a house could look right?

There is more....but right now my brain is working at 50% power....my sister has been staying with me and I just can't imagine not having family at difficult times.  Thanks Mom for having 4 kids.....

ONE ROOM CHALLENGE SPRING 2019 WEEK 3








How we got to week three so fast baffles me.  I mean "tick tock" right?

Were you all surprised that I was doing something other than black and white?  I mean it would have been so easy just to push that button....and of course right about now I am wishing I had....with mere days left to complete this.....

Any way let's catch up.....Starting with the dining room.  Metrie is one of the sponsors and we went back and forth since the offer was very specific.  I was hoping to do board and batten but that idea got squashed....whaaaa

Then I was going with shiplap but vertical not horizontal.  The only problem was that all the window and door casings would have had to be removed.....much more labor intensive.

My contractor was giving me one day of free labor which is critical since my budget is only 3000.00

After an afternoon pow wow we decided that using primed MDF cut into strips was the best route to go.  



To save even more money instead of going higher [which I wanted to do] we just cut the sheets [4ft x 8ft] in half and it fit on top of the 5 inch floor moulding.  I am nothing if not reasonable about decorating.

It's not rocket science people.....

Especially since I have my broke ass sister hounding me everyday about the budget.....and I mean that in the most loving way sister......:)

The next decision was wallpaper.  I was dead set on brown grasscloth....I think last weeks post even featured it on my inspiration board.  

But.....I had an "ah ha" moment and decided to do a print....I know...."who am I?"



I wanted something pretty [a la Marky Mark] [Mark Sikes.....my inspiration for the space]  so I chose this large scale pattern from one of our sponsors Pacific Designs!


The chandelier above arrived from one of our sponsors Hudson Valley Lighting!  And guess what?

It is from the Mark Sikes Collection.....How lucky am I?  Very pumped about this situation.

Painters came on Tuesday to paint out all the trim in the LR and the DR.

In the LR the sofa got picked up Monday morning

Getting covered in this fabulous Mark Sikes stripe from Schumacher who so graciously gifted me.  

Yes I did say MS stripe.....


I am not putting a skirt on the sofa....reminder below what it looks like...




Would have loved to buy a new sofa but this one is my old one and it's a really good sofa....

We took down the shutters....

And the room filled with light!  I am not opposed to shutters but the 2" ones take away 50% of your light!

My friend Rose found this coffee table at an estate sale and decided not to use it..... Whoa what a deal at 49.00!




I am painting it since I already have a dark piece of furniture in the room....and it is not in the best shape....

I have been hoarding blue and white from HomeGoods for a couple of weeks now....


I unwrapped it all on Friday so I think I am good there!

Now here is a good story....I saw this at a flea market about 2 weeks ago but it said NFS and sold all over it so I let it go.


But I couldn't stop thinking about it and was there last weekend and guess what...we inquired about it and he sold it to me for 50.00.  WHAT?????  Yes rub the sleep out of your eyes.....and read that again!



It had a Pier One sign on it that must have been from many years ago!

It's so perfect to go between the 2 windows...






Of course now I need a ton of stuff to go on it:)

Since HG's is right behind my house I cruise it almost daily....

The fabric below is from another sponsor Fabricut!  Can you just picture that bamboo shelf in-between these curtains?  I'm damn giddy!



Dropped them off at Sudi's today who is giving me the "friends and family"discount:)

And that's it for week 3.  I really only have 16 days until the photographer comes....this is real time people and to say I'm stressed is a gross understatement. 

Of course on top of all this I have a client who is having a party in 2 weeks so there is that......
