BEFORE AND AFTER KITCHEN AND LAUNDRY ROOM

I know...I have gotten so lazy about blogging....I think of all these things I want to talk about and then I get distracted and well...I am sure we all know how that goes down!

Anyway I posted a reel on Instagram and someone said the pictures move too quickly so I thought I would put some of them on a post!  I can be nice like that:)

This was a fun project as I was working with Ladisic Fine Homes so things get done in a timely manner.

It was a renovation and there were some things that could not change.  The kitchen had a stainless backsplash and countertop so we worked with it.  The kitchen designer was Studio Entourage and they always bring the good ideas.

Here are a few before pictures where you can see the stainless steel elements that could not be changed.

These are all from the kitchen side and the other side was a laundry room that also needed an upgrade.

The first idea was to add a door so that you did not have to go outside the kitchen to get to the other space.

Here it is after they cut and framed the door way.

As you can see the cabinets were just kind of a yellow color.  New doors were made and the boxes were painted!

I chose Benjamin Moore Wolf Gray and it actually went well with all of the stainless!  All of the trim was painted the same also.

I selected a neutral gray and white check wallpaper to go in both rooms and the cabinets in the laundry room were oak.

Anna French wallpaper and Raoul fabric.

Beautiful brass hardware from Matthew Quinn Collection!

I can not quit with the cafe curtains!

Below you can see that we mixed in some of the oak cabinets on the kitchen side....

There was a powder room in the laundry side so they changed the door so that you could enter from the hallway....

The before is above and what a makeover this was:)

I also wanted you to see these LVT floors that I picked...they look SO real!

And there you have it!  I am pretty happy with the outcome.

Hope you guys are having an amazing Sunday....I took a long walk early this morning to beat the heat and now Cami and I are hanging out in the air conditioner.

PROJECT BOULDER BEFORE AND AFTER PART 2

I am beyond humbled by the support in your comments.  You can't imagine how much they all meant to me.  I will share soon but right now it is just too raw to put out there and I don't trust myself not to over share.

There is comfort knowing that people care....especially in a world where there is bullying and meanness all over the internet.

As promised here are some before and afters of the Boulder flip.  This project took 6 months to complete as some rooms were reconfigured.

Today it's all about the laundry room which is pretty epic if you have a small space like I do in my home.

As per blogger regulations....we start with  before:)

You can see it was already a nice large space!

Some of these were taken from the listing as I had to leave and I only had my iPhone with me anyway!

We decided to add the utility station where you can was a dog, or kid :).....or bike shoes.....

I think the floor tile came from Floor and Decor and the overhead lights came from Rejuvenation.  The rugs is old from Target outdoor collection and after extensive searches everywhere we found the folding table at Ikea.  It was a pub table but we cut the legs down!  A deal at 149.00 [or something like that].

When they renovate a house they always put in new W&D and appliances.  The shelving brackets are custom and the shelves are butcher block from Ikea.

Here is a close up of that folding table!!  It already had that black detail on the braces.

I believe that bench came from Overstock a few flips ago.  Of course the accessories on the shelves came from Homegoods.

Just a progress pic....

We also found that shelf unit at Homegoods....

Here is the before of the other direction.  The room on the right had been staged as a bedroom but there was no closet so we staged it as an office.

This Schumacher wallpaper added so much to the space....again we just put it on the one wall.

The Currey and Co rope sconces just looked so cute.  Giddy up.

Just for context....the whole wall opposite the W&D.

And real estate pic of the room set up as a bedroom.

These are the listing pictures as I just could not get good shots of this room!
Desk, rug, and art from Overstock.  Office chair from World Market

I covered this cheap little sofa with a skin and picked up the spice colored pillow at Target.

Got the small table at Pier One and the floor lamp at Ikea.  The 3 architectural ladders over the sofa came from At Home.

So there you have it.  Working with what we already had....adding a few new items....but trying to show people without vision.... how cute a house could look right?

There is more....but right now my brain is working at 50% power....my sister has been staying with me and I just can't imagine not having family at difficult times.  Thanks Mom for having 4 kids.....

Love you guys....

LAUNDRY ROOM......HAPPY EASTER

HAPPY EASTER TO ALL MY FAITHFUL READERS :)

It is Good Friday....and believe it or not I have a presentation today.  That is what happens when your clients work.  Sometimes it is either nights and weekends......but I prefer bankers hours...10-2.  Duh...who doesn't!

Update on my dog:  Finally after 3 phone messages left over 2 1/2 days I got a call back.  Conclusion....still do not really have a definitive diagnosis.

WHAT???????

After spending 2500.00 on test? [yes...you read that right]

AYFKM?

Needless to say, I am beside myself.  For that matter, I am behind myself.....under myself.....on top of myself....I think you get the picture.

SO.....I got some good advice from a friend who said "You take that baby up to University of Georgia [about 90 minutes away].  They have a Veterinary School and they will give you answers".

After phone calls to my primary vet...referrals....faxing of all info...I hope to get some answers Tuesday morning.

Geez......

I know you remember the house I have been working on where we did the reclaimed fireplace surround.

I have a few pictures of the laundry room.  It is by no means finished but paint, new floor, and removing a few doors to the old cabinets made a huge difference.

Before:

Now my suggestion was to move the cabinets up and add an open shelve underneath.  Ok...so people don't always listen to me......NEWSFLASH.

This was an opening where they had a refrigerator [see it in the before picture]
Yuk...the floors.

Bottom cabinets.....

Looking into the laundry/mud room from the kitchen area.  We took up those floors......

The after.  Painted.  BM Kentucky Haze.  The idea was to paint everything in the room the same color. That way the cabinets blended in.  Took off a door and trimmed out in beadboard.

Did the same with these bottom cabinets.  She has 4 kids so each one will have a laundry basket of folded clothes.  In "theory" of course :)

This is the area where the fridge had been.

Chalk board wall.  That is the door leading into the kitchen.

And the new honed slate floors.  The countertop had to stay.  Budgets constraints people!

It is a good start.  Some baskets....cute accessories....a nice bright stripe runner.....a big improvement right!

Have the bestest Easter ever...enjoy family....love on everybody.

AND...if I don't say it enough.....thank you  so much for reading my blog, taking the time out of your busy life to comment.  Every single one of your thoughtful words about Patches sincerely touched my heart.

Sha grateful.....to the max.
