A hilarious creeper about the horrors of "affordable" Manhattan apartment
A balls-out hilarious nightmare comedy about the devil's bargain that is finding an affordable Manhattan apartment. A loving tribute to New York's grittiness and New Yorkers' grit, it's got a lived-in DIY aesthetic, excellent scares, some squirm-inducing special effects, a high gut-laughs-per-minute ratio, queer representation galore, and even some genuine feeling along the way. Jennifer Leigh Houston is magnificent as the tough and terrorized heroine, Pat Dwyer and Stephen Mosher shine as a couple of Coney Island gay paranormal investigators, and when Sally Struthers shows up...she shows it's no accident that she's been out here killing it for all these decades.

The horror one accepts for an affordable NYC apartment
Hilarious film that brilliantly captures what people will accept in order to get an affordable NYC apartment. Throw in some carnival funhouse scares and you have eVil Sublet.
Even the title is a superb joke on the theme.
Real NYC locations (including Coney Island!) plus fun performances across the board, features a standout Jennifer Leigh Houston in the lead.
Slickly made but has nods to grind house films of the '70s and '80s through some of the supporting roles. Sally Struthers has an impactful role that reflects our time.
Director Allan Piper skillfully combines all of these elements and throws in even more unexpected genres to make a film enjoyable and entertaining for everyone.

Very funny
Yes it's a horror and there's a lot of horror scenes but mostly it's a laugh out loud comedy. The eccentric characters are acted very well. Even for someone who's never been to NY I got most of the jokes about apartment letting in NY.
It's a definite watch if you want a good laugh and a bit of crazy.

A good effort low budget horror comedy...
Given the fact that I was not familiar with the 2023 horror comedy "Evil Sublet", as I stumbled upon it here in 2025, the fact that I am a big fan of all things horror made me opt to sit down and watch the movie. I virtually had no idea what I was in for, and as such then writer and director Allan Piper had every opportunity to entertain and impress me.
The storyline in the movie was okay, but it was a bit generic. Sure, it was entertaining enough for what it was, but you're not in for a stellar horror comedy experience.
I was not familiar with a single actor or actress on the cast list, which was a good thing as I do enjoy watching new and unfamiliar talents on the screen. The acting performances in "Evil Sublet" was adequate.
This is a low budget horror movie, but it was made with a lot of passion for the genre, and it was actually nicely enough pulled off, even for a low budget movie.
If you are a newcomer to the horror genre, then I believe you will enjoy "Evil Sublet" way more than I did as a season movie veteran.

Weird, funny, creepy, flawed
A middle-aged couple (Jennifer Leigh Houston & Charley Tucker) find a strangely affordable, fully furnished apartment with lots of creepy decor in the East Village (E-Vil, get it?), and sign a lease, despite being told that a previous tenant murdered his family and killed himself. Immediately, strange things begin happening, and specters lurk in every shadow. Meanwhile, a psychic carnie realizes the couple is in jeopardy and feels compelled to help, despite the urgings of his husband.
First of all, I'm not a shill, but I've graded on an indie curve. The filmmakers had to get creative with a microbudget, and the lead actors were solid, although some of the supporting players were not so hot (which is forgivable in this sort of movie). The film tries to be a lot of things and mostly succeeds. It's a comedy that frequently had me LMAO, it's a James Wan-style horror movie with lots of creepy moments, it's an homage to horror classics, and it's... a musical? Well, not exactly, but there is one off-the-wall song.
Where the film failed for me was the climax, which was a little too ambitious. No spoilers, but it tries to be outrageous, funny, and scary all at once, and it's a combination that just doesn't work. However, it still has a decent ending (and funny mid and post-credits scenes). My other issue is that there's a tad too much regional humor, that I got, but as a non-New Yorker, I didn't find those jokes particularly funny.
This isn't a movie for everybody, but if you can handle low-budget and your sense of humor is a little bit off, I highly recommend it. It's the type of movie that probably plays even better in a theater or with a friend group. Here's hoping a boutique label gives it a home media release, cuz it's got an instant cult-classic vibe.
