This movie is hysterical. Stephen Tobolosky plays Ned. You might remember him as Needle Nose Ned, Ned the Head, Ned Ryerson from Case Western High in Groundhog Day! Bing! I swear there are several inferences to that character in this movie in addition to his name being Ned. And he plays an over the top character like he did in Groundhog Day!
Anyway this is over the top satire of a restricted community with a ridiculous over the top HOA (Homeowners Association.). As a real estate attorney for 45 years this HOA is both ridiculous and therefore hilarious.
But- and this is what makes the movie- they grow on you. At first wife and I laughed and said "There's no way in hell we'd live there", by the end of the movie we were saying, "Well. Maybe..."

Everytime Lucas Bryant is in a movie I swear I think it's NBC news Brian Williams speaking. The storyline was great - not hokey or maudlin.
