    I’ve bought several distressed commercial properties over the years — and the best ones never came from insider tips. Smart investors win by doing their own homework — because finding great distressed deals is about resourcefulness, not luck. The first time I found one, it wasn’t through a broker. It was sitting on page three of CREXi, hidden in plain sight. That’s when I realized: you don’t need inside connections — you just need to know where to look and be willing to dig. Here’s exactly how I approach it: 1. Start with CREXi. It’s the closest thing commercial real estate has to Zillow. Search “foreclosure” or “distressed” — you’ll be surprised how much pops up. 2. Don’t overthink the price. Most are headed to auction, so what you see is just a starting bid. If you’ve got cash, you’re already halfway to a deal. 3. Call the bank. Banks hate owning property. Ask for whoever handles “REO” (real estate owned) properties — you’ll be amazed how open they are to talking. 4. Ask one question: “Why is it distressed?” That single question tells you everything — whether it’s an operational issue you can fix, or a problem you should walk away from. It’s not rocket science. It’s just doing the work most people won’t. TAKEAWAY: The best investors aren’t the ones with the biggest portfolios.
