As we look at the critical discussions taking place during London Climate Action Week, it is clearer than ever that the focus on "green value" has sharpened significantly, moving from a niche interest to a core investment requirement. Abigail Dean, Head of Strategic Insights for Nuveen, a TIAA company is managing long-term strategies for one of the world's largest investment managers.     Partnering with First Street to challenge the status quo on Climate Risk 🌏 This morning, we talked all things Climate Risk at #LCAW2026 during our breakfast panel, "What Adaptation Means for Asset Value, Underwriting, and Returns." Co-hosted with First Street, we were thrilled to welcome phenomenal panellists Gwen Safa (Barclays) and Nathaniel Hay (Aberdeen) to the stage, for a brilliant discussion moderated by Sadaf Askari. The clear consensus from the room? Climate exposure has officially transitioned from a mere disclosure footnote to a critical underwriting variable. But as the market rapidly pivots from purely tracking carbon mitigation to underwriting physical climate resilience, the rules for cap rates, insurance availability, and exit valuations are being completely rewritten.  Here are the key takeaways from the sharp end of today’s discussion: 🔹 Redefining Value as "Liquidity Insurance": Resilience capex is inherently defensive, acting as vital "liquidity insurance" to ensure an asset remains tradeable for the next buyer at exit. 🔹 The Overlap Opportunity: Carbon mitigation and climate resilience don’t have to fight for the same budget. Deep decarbonization work like plant upgrades and insulation can kill two birds with one stone by inherently mitigating acute physical heat stress at the same time. 🔹 The Insurance Cliff Edge: If an asset becomes uninsurable for mid-market buyers at exit, it triggers an immediate refinancing and liquidity crisis long before a disaster hits. 🔹 Bridging the Data "Trust Gap": True risk management requires moving away from the false precision of top-down compliance models to underwrite a "credible range of risk" backed by asset-by-asset reality. When it comes to accessing the critical energy data needed to future-proof real estate portfolios, human trust is still the ultimate differentiator. Deepki’s Connectors Operations team recently hosted our second exclusive DSO (Distribution System Operator) webinar. We brought together grid owners from across Europe to tackle the industry’s biggest bottleneck: fast, seamless energy data access.
