    Young professionals move to a city for a job. A few years later, their parents often move there too, to be closer to them. That's the idea behind Zonda's Baby Chaser Index. It tracks markets where growth among younger households and growth among older households overlap.     Introducing the Zonda Market Ranking (ZMR) for Master-Planned Communities (MPCs)! Our ZMR is one of our most popular products. Building on that methodology, we developed the ZMR for MPCs, which evaluates master-planned community sales performance. While traditional sales rankings highlight where the most homes are being sold, the ZMR for MPCs answers a different question: How is a market performing relative to its own historical norms? Among Zonda’s top 25 major MPC markets, 28% were overperforming, 20% were average, and 52% were underperforming. While MPCs offer consumers a strong sense of community, high-quality amenities, and diverse product offerings, momentum has slowed as weak consumer confidence and affordability challenges have weighed on demand. Zonda will publish the ZMR for MPCs monthly as part of its Master Plan Outlook, providing a consistent view of MPC market conditions across the country.     We've described the new home market as "treading water," but our latest data shows that builders have largely avoided another challenge: excess inventory.   Our July Zonda New Home Market Update showed sales declined 1.1% year-over-year. Despite softer sales, most builders seem to be keeping inventory in check.   Nationally, there were 2.1 quick move-in (QMI) homes available per community, down 7.9% year-over-year. QMIs are homes that can be occupied within 90 days.   Among the nation's five largest housing markets, four have seen a reduction in QMI supply over the past year. Dallas currently has 2.6 QMIs per community, down from 2.9 a year ago. Houston stands at 2.8, compared to 2.9 in 2025, while Phoenix saw one of the largest declines, falling from 5.0 to 4.0. Atlanta also experienced a modest decrease, from 2.0 to 1.9. San Antonio was the lone exception, with QMI inventory edging up from 3.6 to 3.8 homes per community.   But is that what you're seeing in your market?     New home sales declined 1.1% year-over-year in July as buyers remained cautious. At the same time, active communities increased 5% year-over-year, giving buyers more options. "Consumers still want to buy homes, but uncertainty is making them more cautious," says Ali Wolf, chief economist for Zonda and NewHomeSource. "The market is likely to keep treading water."
