This piece by The Wall Street Journal’s Carol Ryan is an interesting update on the state of office space in New York City and whether the outlook is brightening for owners of class A office real estate. There are so many benefits to bringing workers back to the office, including strengthening company cultures and collaboration, revitalizing city downtowns, increasing activity for small businesses such as restaurants and retail, and stabilizing the values of office buildings and property tax revenue for city services. Beyond communicating those economic benefits, we must also encourage workers to return to the office by providing high-quality office space and healthy surrounding communities that make them want to come back.

As the CEO of a construction company in #NYC, particularly as a woman, I've experienced firsthand just how demanding balancing work and personal life can be. Each presents unique challenges, the long hours, the need to be on-site and constant problem-solving can make it difficult to maintain a healthy balance between professional and personal responsibilities. To manage these challenges, I’ve developed several strategies. For example, setting clear boundaries between work and personal time was one of the first steps. I’ve committed to only checking emails during certain hours and ensuring that weekends are reserved for family and self-care. This has allowed me to be fully present in both my professional and personal life, fostering deeper connections and more meaningful interactions. Prioritizing my mental and physical well-being through regular exercise, meditation, and engaging in hobbies has been crucial. These practices help me recharge and maintain my effectiveness both at work and at home. Another key strategy has been learning who and how to delegate responsibilities. Building a reliable team and trusting them has allowed me to focus on high-level decisions and personal time without feeling overwhelmed. This trust not only empowers my team but also creates a more collaborative and efficient work environment. Additionally, leveraging technology has given me the flexibility to stay connected with my team and manage projects efficiently without being physically present all the time. This balance has been instrumental in maintaining productivity while managing personal commitments. Finally, having a strong support system—both professionally and personally—has been vital. Surrounding myself with close friends who understand and support my goals has made all the difference in achieving balance. The encouragement and understanding of those around me have made navigating the demands of being a CEO while maintaining a fulfilling personal life more manageable. Balancing work and life is an ongoing journey, and sharing our experiences can offer support and inspiration to others facing similar challenges. Office to multifamily conversion...very cool historical example... Joseph Pell Lombardi's conversion of Liberty Tower in the 1970s was a pioneering project that transformed an economically unviable office building into a residential landmark. Originally built in 1910 and known as the Bryant Building, Liberty Tower faced severe vacancy and deterioration issues by the late 1970s. Lombardi identified its small floor size and historic Gothic architecture as assets rather than liabilities for residential use. He implemented a novel approach by selling whole and partial floors as "raw space," allowing tenants to design their own apartments. This resulted in each of the 89 units being unique​. The economics of this conversion were shaped by the building's constraints and the broader context of New York City's real estate market during a recession. The building's limited floor area was unattractive to large corporate tenants but ideal for residential units with multiple exposures. Additionally, the zoning laws at the time made constructing a new building on the site less feasible economically, thereby enhancing the viability of a residential conversion​. Lombardi's success with Liberty Tower set a precedent for converting office buildings in New York's Financial District to residential use, a trend that has continued to gain momentum over the decades​ (Armour-Stiner Octagon House)​. During the Great Recession, the industry lost nearly 1 million workers and has since struggled to rebuild its workforce as demand has returned. There are roughly one million fewer workers in the construction trades than there were at the time of the last housing boom in 2007, which has contributed to project delays, rising costs, and other challenges. This labor shortage stems from two factors. The primary factor is the difficulty the industry has had attracting and retaining young people, women, and people of color. The second is a decline in new immigrant trades workers who have historically filled in labor gaps. To tackle these barriers, a number of initiatives have been implemented across the country to change perceptions about careers in construction, increase enrollment in construction-related education and training programs, and attract individuals who have been underrepresented in skilled trade occupations.

Very interesting works by our colleagues helping property owners and service providers to prepare for the future in terms of de-carbonization. In Asia, Climate targets are set for many countries and increasingly we are seeing HK and China picking up their pace in this area. In addition to government policy drivers, corporates are also seen to be picking up on the need to de-carbonize, setting themselves up to enable and achieve a sustainable business. It is interesting to see the pressure build up in the West in this area and the mitigation measures property owners are taking.....
