SPECIAL POWER OF ATTORNEY
KNOW ALL MEN BY THESE PRESENTS:
I, MARIA LUZ BUNYAD ALBIS, of legal age, married, former Filipino
citizen and now Australian citizen/subject, presently staying at No. 106
Bagong Buhay St., Galas, Quezon City NAME, APPOINT and CONSTITUE,
DOMINGO GATDULA JACINTO, of legal age, Filipino and a resident of No.
106 Bagong Buhay St., Galas, Quezon City, to be my true and lawful
attorney-in-fact, in my name, place and stead, to do the following acts, to
wit:
1. To file and commence the filing of Petition before proper
Regional Trial Court or court of competent jurisdiciton for
issuance of second owner’s copy on Transfer Certificate of Title
No. 105919 with full authority to amend the Petition if ordered
by the court, sign the verification, minutes of proceedings,
certificate of non-forum shopping and other formal
requirements of Petition;
2. To represent me before the appropriate government
agency/agencies or body/bodies for purposes of requesting,
and receiving certified copies of documents, and other
certifications that are needed as supporting proof or evidence to
the above Petition;
3. To appear and testify in court on matters where he is
competent to testify, and on relevant documents in support of
the Petition that he obtained prior to or after the issuance of
this special power of attorney;
4. To engage the services of counsel for purposes of filing the
afore-said court Petition and appoint and designate a real
estate broker or agent who will handle the sale transaction of
the subject property until the sale is consummated; to revoke
the issued appointment or authority to the broker or agent if
there are valid and justifiable grounds to revoke it.
5. To coordinate and represent me before my chosen/ designated
legal counsel or attorney who will appear in court to pursue
and conclude the above legal process/action;
6. To represent me before any other government bodies on any
proceedings or process related to the above issues and
problems;
7. To administer, take charge, and manage for my sole benefits,
my parcel of land described above;
8. To pay all taxes and fees to the government as required by law
for the afore-mentioned parcel of land;
9. To receive and sign any/all documents needed to transact a
sale such as, receipt of reservation fee or earnest money
contract to sell and deed of absolute sale once the owner’s copy
was duly issued by the Register of Deeds based on the court
decision, to acknowledge and receive the payments as a result

of the said sale and to perform other acts that will fully execute
and accomplish all the powers herein given.
HEREBY GIVING AND GRANTING unto my said attorney-in-fact full
power and authority to perform the said acts as I myself have so performed
it and approving all that he may do by virtue hereof.
