DEMAND TO VACATE

Dear Mr./Ms.:

I am writing in behalf of my client, Juan Dela Cruz, regarding your failure to pay your
monthly rental fee of Five Thousand pesos (P5,000.00) for three consecutive months.

On January 26, 2017, you and my client entered in a three-year Contract of Lease
covering a commercial unit, located in ______________________________, with an
obligation to pay Five Thousand pesos (5,000.00) per month.

However, starting May 2018 you failed to pay your monthly obligations. Despite
repeated demands to update your rental arrearages, you failed and continued to refused to
pay your rental fee to the prejudice of my client.

In view of the foregoing, DEMAND is hereby made on you to do the following:


a. To pay the amount of Fifteen Thousand Pesos (P15,000.00) representing the
unpaid rental fee; and
b. To vacate the hereinabove premises.

Failure to comply with this just and lawful demand within Fifteen (15) day from
receipt of this Letter shall constrain my client to take the necessary legal action against you,
including the filing proper court action.

This Demand Letter constitutes my client’s earnest efforts to resolve this matter
amicably. We trust that you will give this matter its due attention in order to avoid the
needless expense and embarrassment attendant to litigation
