Classification of Occupancy Group D - Institutional;
Division D-1 – Institutional, where personal
liberties of inmates are restrained or quarters
of those rendering of those rendering public
assistance and maintaining order and peace.
Zoning Classification GI (General Institution) – a community to
national level of institutional use of
occupancy, characterized mainly as a low-
rise, medium rise or high-rise building
structure or medical, government service,
administrative and related activities.

C. Application of Rule 8 of the NBC


AMBF AMBF= TLA - TOSL AMBF = TLA - TOSL 9.5 Hectares
PSO As per code 50% of TLA 9.5 Hectares
ISA As per code 20% of TLA 3.8 Hectares
USA As per code 30% of TLA 5.7 Hectares
MACA MACA = PSO + ISA 50% + 20% = 70% of 13.3 Hectares

TOSL As per code 50% of TLA 9.5 Hectares

Computations:

a. Allowable Maximum Building Footprint


AMBF = 19 hectares – (19 hectares(0.50))
AMBF = 9.5 hectares

b. Percentage of Site Occupancy (PSO)

PSO = 19 Hectares x 0.50


PSO = 9.5 Hectares

c. Impervious Surface Area (ISA)

ISA = 19 Hectares x 0.20


ISA = 3.8 Hectares

d. Unpaved Surface Area (USA)

USA = 19 Hectares x 0.30


USA = 5.7 Hectares

e. Maximum Allowable Construction Area (MACA)

MACA = PSO + ISA


MACA = (19(0.50)) + (19(0.20))
MACA = 13.3 hectares

f. Total Open Space Within Lot (TOSL)

TOSL = 19 Hectares x 0.50


TOSL = 9.5 Hectares

c. Unpaved Surface Area (USA)


USA = 65,874 sq.m. x 0.05
USA = 3,294 sq.m.

d. Maximum Allowable Construction Area (MACA)

MACA = PSO + ISA


MACA = (65,874 sq.m.(0.80)) + (65,874 sq.m.(0.15))
MACA = 62,580 sq.m.
