Dear All:
We write in behalf of our clients LOUVENEDICK ALMACHAR,
LENIE DELA CRUZ, ELWINA AQUINO, VANESA TAGUINOD, LYKA CHUA,
PERCIVAL BRUNO, SILVESTRE ZALUN, ELLAINE GALURA, PAUL MORA,
KRISTY BALUBAL, RICHELLE GRACE UMIPIG, RICKY JAMES SUYU, who
are the lawful co-owners of a two-storey apartment building located
at 104 Bonifacio Street, Barangay Centro 01, Tuguegarao City,
Cagayan in which you are presently occupying.
It is undisputed that you failed to pay the agreed rentals
starting December 11, 2017 up to present in relation to a contract of
lease executed between you and our clients on March 1, 2015. As
expressly stated in the Lease Contract, default in the payment of the
lease rental automatically terminates the contract. Due to your non-
payment of rental fees the lease contract was therefore terminated.
It cannot also be denied that our clients only permitted you to
stay in the premises due to their kind heart and on account of
familiarity. Because you deliberately neglect to settle the said
obligation up to date, you were demanded orally by our clients to
pay and vacate the premises but you refused to heed their
demand. Thus, your continued occupation of the property has now
become unlawful.
In behalf, therefore, of our clients, we demand you to
peacefully vacate the said property within ten (10) days from receipt
of this letter. Otherwise, we will be constrained to commence suit to
protect their interests.
This serves as our FINAL DEMAND.
