DEED OF DONATION
KNOW ALL MEN BY THESE PRESENTS:
This DEED OF DONATION is made, executed and entered into by:
RICARDO Z. SANTOS, of legal age, Filipino, married to RICARDA D. SANTOS and with residence and
postal address at 228 Licsi, Manaoag, Pangasinan, Philippines herein referred to as DONOR
-And-
CARMINA D. SANTOS, likewise of legal age, Filipino and with residence and postal address at
228 Licsi, Manaoag, Pangasinan, Philippines, hereinafter referred to as DONEE,
WITNESSETH;
That the DONEE is the only daughter of the DONOR, who lovingly dedicated her life in bringing honor
to her family by fulfilling all of her obligations in good faith;
That the DONOR is the owner of a registered parcel of land located at Dagupan City, Pangasinan with
TCT NO. 85960 containing a total area of FIVE HUNDRED (500) Square Meters, with an estimated
market value of ONE MILLION PESOS (Php 1,000,000.00) Philippine Currency, more or less and
more particularly described as follows:

A parcel of land (Lot 1-B-6) of the subdivision plan (LRA) PSD-371780,
approved as a non-subdivision project, being a portion of Lot 1-B, (LRC)
PSD-297695, LRC Rec. No. Free Patent, situated in the Barangay Poblacion,
City of Dagupan, Province of Pangasinan, Island of Luzon. Bounded on the
NW., and NE., points 3 to 5, by property of Jose Banting; on the NE., points 5
to 6, by property of Antonio Estrada; on the SE, points 6 to 1, by Lot 1-B-5;
on the SW., points 1 to 2, by lot 1-B-9 (Alley); points 2 to 3, by lot 1-B-8; all
of the subdivision plan.
Beginning at point marked “1” on plan, being N. 37 deg. 26’E., 1130.10 m. from BLIM No.
3, Dagupan City, Pangasinan;
Thence N. 32 deg. 40’w., 6.00 m. to point 2;
Thence N. 32 deg. 39’W., 59.38 m. to point 3;
Thence N.52 deg. 06’E., 133.21 m. to point 4;

That FOR AND IN CONSIDERATION OF LOVE AND AFFECTION and AS AN ACT OF LIBERALITY on
his part, the DONOR hereby voluntarily GIVES, TRANSFERS and CONVEYS by way of donation, unto
the said DONEE, her heirs and assigns, the above described real property, together with all the
improvements found thereon, free from all liens, encumbrances and charges of whatever kind;
That the DONOR affirms that this donation is not made with the intent to deceive his creditors and
that he has reserved for himself sufficient funds and property;
That the DONEE hereby ACCEPTS and RECEIVES this donation made in his favor by the DONOR and
hereby manifests her gratefulness for the latter’s love and generosity.
IN WITNESS WHEREOF, both the DONOR and DONEE have hereunder subscribed their names this
12th day of October 2019 at Urdaneta City, Pangasinan, Philippines.
