Dear Atty. Cejano:

By virtue of my fiduciary trust, and in consideration of your acceptance to my offer, I


hereby give you the authority to negotiate the sale of my property with a commission of
five (5%) percent of the selling price, with the following price, terms and conditions:

DESCRIPTION : WITH TWO (2) UNITS HOUSE/APARTMENT

OFFER PRICE : FIVE MILLION PESOS (P5,000,000.00) Philippine Currency


TERMS: : FIFTY (50%) percent DOWNPAYMENT. The remaining
balance may be payable within a period of twelve (12) months
with equal monthly installments of Two hundred eight
thousand three hundred thirty-three pesos and thirty-three
centavos (P208,333.33) via issuance of a post-dated check.

REMARKS: This price is net of all taxes, registration and transfer fees.

You are also allowed to sell the property for more than the selling price agreed upon, and
any such excess that you may realize in the sale shall be given to you as commission, on
top of the five (5%) percent commission stated above.

This Authority to Sell is valid until revoked. Notwithstanding the expiration of this authority
to sell, you shall still be entitled to your full commission provided that the name of the
prospective buyer has been registered with me in writing during the period of this
authority.
