TWO-STOREY, 2-BEDROOM MODEL HOUSE (R-2 BASIC)

Statement of the problem:

A client commissioned you to plan a 2-storey model house unit located at Bacolod, Philippines.
It will be built under the residential zoning.

The client requires a 2-bedroom unit model house on a seventy-five (75 m.) square meter
rectangular inside lot. The lot will have a seven and a half meters (7.50 m.) frontage with a ten meter
(10m) side.

At the ground floor area will be the living room, dining area, kitchen, stair and toilet and bath.
Below the stair is a storage. The owner wants that the AMBF of the project be utilized. The second floor
will have two bedrooms. One BR will have an area of 13.75 sq.m. the other bedroom will be f 7.75 sq.m.
the 2nd floor will have a hallway and a stair. The total area of the 2nd floor will be the ambf of the project.

Project site features:

The project will have a paved carport of fifteen square meters (15 sq.m.) with opening at
sidewalk at the right corner of the lot. the carport floor line must be the highest natural grade taken
from the rear with an additional of 100mm height. The lot’s right corner is 0,0 elevation from side walk
level upward. The site slopes towards the rear at 1.75% and 1.50% towards the left corner. The orad
right of way and sidewalk is at the south of the project.

Design objectives

1. The architect is required to design and maximize the space in accordance to the client’s
need
2. The project must be designed and planned on an r-2 residential zoning

PROPOSED FOUR-STOREY COMMERICAL BLDG. (C2)

Mr. Tan commissioned you to design a Four Storey Commercial Bldg. within a regular inside Lot
whit a size of 14.80 width and 20.50 depth. Bounded on the east is points 1-2. On the North are points
2-3. West points are 3-4. On the South is the shorter side of the lot, are points 4-1 fronting the twelve
meters RROW with the sidewalk. The highest grade of lot from the sidewalk is 200mm. apply minimum
Front and Rear setbacks.

The owner requires a hundred and forty square meters for the ground floor. Having a one-and-
a-half-meter walkway fronting the rentable spaces, ending at the stairs. On the left corner should be the
stairs be located at 2.70m x 3.75m dimensions. Front yard has to be 14.80m x 10.50m parking. He also
need 2.00m x 2.00m.

On the second floor, he strictly requires a total area of 191.80 sq. m. w/ a front balcony of 1.50 x
11.65m. stairs and hallway is 3.15m, fronting the street with an area of 20.32 sq. m. and to be extended
by 3.5m.

The third and fourth floors need an area of 220.40 sq. m. The third floor is available for tenants
while the owner would use the fourth level as his office.

The owner loves roof decks having 2 sides of firewall. He wants a multi-purpose area and also
would like to install solar panels. Prove stairwells with storage of 26.62 sq. m.
