I/WE, the undersigned, authorize Solar Realty Management, Landlord and its agents to
obtain an investigative consumer credit report including but not limited to credit history,
OFAC search, Landlord/tenant court record search, criminal record search and sex offender
search. I authorize the release of information from previous or current landlords,
employers, and bank representatives. The investigation is for resident screening purposes
only, and it is strictly confidential. This report contains information compiled from sources
believed to be reliable, but the accuracy which cannot be guaranteed. I hereby hold Solar
Realty Management, Landlord and its agents free and harmless of any liability for any
damages arising out of any improper use of this information.

RENTAL REQUIREMENTS

Every application must be filled out completely and MUST have the following attached
and we will not process any applications if there are missing documents.
1. Photo ID (Federal Identification),
2. Social Security Card,
3. Proof of Income: 3 most recent paystubs and employment letter,
4. Minimum income requirement is 45 times the rent for applicant, 65 times for
combined for married couples. 70 times for roommates. If guarantor is provided,
income has to be 80 times therental amount
5. 2 most recent filed tax returns,
6. W2 Form (or 1099 if applicable),
7. 3 months of most recent bank statements,
8. 12 Months Resident’s Ledger (Rental Payment history) from current Landlord.
9. Most recent rent statement is a must from current landlord.
10. Credit report by all 3 of the credit bureaus, must also include criminal and
court/eviction history.
11. $100.00 non-refundable processing fee. ($75.00 for Brokers)
12. All information provided on the applications MUST be confirmed by the Agents.
13 Initial lease term is for one year.
