This Deed of absolute Sale is made and executed at
DENKANIKOTTA, Krishnagiri District, on this 2018
by:
1) Mr. SASIDHAR REDDY S/o Guruva reddy (Aged about 59 years)

2) Mrs. S. JAIHIND D/o. Sasidhar reddy W/o Prabhakar (Aged about

VENDORS PURCHASER
Vendor No 1, is residing at 44A, Panchakshipuram Village, Hosur Taluk,
Krishnagiri Dt -635110.
Vendor No 2 is residing at Chikka Kunthuru, Araleri Kolar, Karnataka-
563130 (Hereinafter called the“VENDORS”) which term shall mean
and include his/her, heirs legal representatives, administrators, and
assigns on the ONE PART.
AND
Mr. VENKATASAMI REDDY S/o. Linga reddy (Aged about 54
years) (Aadhar Card No.294103015102) (Cell No. 9786410793)
VENDORS PURCHASER
Residing at Door No. 17, Panchakshipuram Village, Hosur Taluk,
Krishnagiri Dt-635110 (Hereinafter called the “PURCHASER”) which
term shall mean and include his/her, heirs, representatives and assigns
on the OTHER PART.
WHEREAS THE VENDORS are the absolute owner of the property
more fully described in the Schedule hereunder belongs to Vendor No. 1
by way of Partition Deed, (C- Schedule) Document No.
1298/2010 in SRO Denkanikotta, and Joint Patta No. 572 and
VENDORS PURCHASER
Vendor No. 2 is daughter of the Vendor No. 1 So, she comes as the
legal heirs of the Property and thus the Vendors are legally and lawfully
in possession and enjoyment of the Schedule mentioned property in his/
her/ their own right.
WHEREAS THE VENDORS are being in need of funds to meet their
family expenses, and other Expenses, and purchase other properties,
and whereas the vendors have decided to sell away the schedule
property free from all liabilities, encumbrances and charges to the
purchaser for her absolute Sale consideration of Rs. 10,90,000/- (Rs.
Ten Lakhs Ninty Thousand only) which the purchaser is willing to
buy and Vendors have agreed to accept.
VENDORS PURCHASER
This day the sale consideration has been paid of Rs. 10,90,000/-
by way of Cash in full Settlement, the receipt of which is duly
acknowledged by the vendors in the presence of witnesses. The
VENDORS hereby convey, transfers and assign absolutely in favour of
the purchaser the piece and parcel of land described in the Schedule
with all rights, easements and appurtenances, pertaining thereto and
hold the

same to the purchaser absolutely for ever to be enjoyed peacefully,
without interruption from anybody and free from all encumbrances, as
and from the date of these presents.
THE VENDORS HEREBY COVENANT AS FOLLOWS:
1.That the Vendors have absolute title to the piece and parcel of
schedule property.
2. The Vendors have the capacity and full power and right to convey
such absolute title to the Purchaser and that no other person or persons
have any right, title or interest in the said schedule property.

3. The Vendors have not encumbered the Schedule Property to any one
in any manner whatsoever. There are no encumbrances existing on the
same from any of the Banks/ Co-operative societies. Etc.
4. The Vendors have executed the conveyance in favour of purchaser of
the schedule property free from all encumbrances, liens, charges, public
or private, and any kind of liability whatsoever enforceable by private/
Public/Government institution or court cases.

5. The Vendors shall always keep the purchaser indemnified against all
claims whatsoever affecting purchaser’s title or their peaceful possession
and enjoyment, free from hindrance or claim or demand by the Vendors,
their legal heirs, relatives or anyone else.
6. The possession of the Schedule property has been delivered to the
purchaser by the vendors today and the purchaser acknowledges the
receipt of land.

7. The vendors have given the patta transfer application duly signed, in
favour of the purchaser to transfer the patta transfer in the name of the
purchaser.
8. The vendors herein promise that in future if any dispute or litigation
arises, and vendors or their children or other family members created
any problem on the Schedule property, the vendors will settle the matter
personally in peaceful way at their own cost in stipulated time, by
initiating prosecuting and concluding necessary steps, legal or otherwise,
to ensure absolute possession and peaceful enjoyment of the property
by the purchaser and also agrees to make good of any loss to the
purchaser in this regard thereof.
