Question 1 – What is meant by term zoning?
Answer – the term zoning as understood in town planning science, is used to include
two aspects of planning namely 1. Allocation of land for specific purpose and 2.
Control of use, height and construction of the buildings, the latter aspects automatically
leads to the regulations of density of population.
Thus, the zoning is defined as the regulation by the law of the use of land and
buildings and of the height and density of the buildings in specific areas for the
purpose of securing, continence, health and safety and general welfare of the
community.

Question 2 – what are the objectives of zoning?

Answer - Objects and purpose of zoning –


1. The town planner gets ample opportunities for designing the future growth and
development of the town. The zoning serves as the main tool to the town
planner to achieve his goal.
2. The zoning affords proper co-ordination of various public amenities such as
transport facilities water supply, drainage, and electric power. Etc.
3. The zoning proves to be an effective instrument for making any town planning
scheme effective and successful.

Question 3 – mention the main principles of zoning?

Answer - The principles of zoning include the following elements which are given
importance while zoning an area.

1. Concentric growth
2. Boundary
3. Existing towns
4. Flexibility
5. New towns

a. Concentric growth

The usual pattern of zones is in the form of concentric bands. The central area of town is
followed by developed area, green area & undeveloped area.

The growth of buildings spreads from a center in all directions is called concentric
growth. These types of buildings usually form a ring and consists of residential buildings
surrounded by commercial areas. This type of growth is natural and totally unplanned.
When the population goes on increase, the concentric circles are again surrounded by
people - these areas are called the suburbs of the city.

b. Boundary

The design of boundaries for different zones should be carefully made. The boundaries
should be a street, road, railway line, park or open green space. Boundaries are the
important element in zoning. Usually the boundaries between two zones can be road,
railway line, river, a wall or a green belt. Green belt is preferred to all others. The
existence of boundaries depends on the rule of law. Sometimes boundaries are broken
and two zones seem to mix. This type of area is then called transition zone.

c. Existing towns

While zoning and planning new towns, the planner must keep in mind the convenience of
existing towns. Zoning should be done in such a way so as not to disturb the ecosystem of
the already existing towns.

d. Flexibility

The principles of zoning may be rigidly enforced. But at the same time, care should be
taken to observe flexibility in working out the details for zoning. The zoning of an area

should be as such so as to provide maximum comfort and convenience to people. Zoning
should also be done in such a way that in future new towns can be made and there is
room for expansion of the zone.

e. New towns

For designing a new town of known population the areas required for residence,
industries, business are clearly marked. The town is then divided in to suitable zones.
New towns should be provided room for in zoning of site. For designing a new town of

Question 4 – What are the Advantages of Zoning?

Answer -

 Zoning can protect and enhance property values.


 Zoning can help to implement the community goals and objectives of a
comprehensive plan.
 Zoning can conserve existing neighborhoods.
 Zoning can preserve existing structures.
 Zoning can prevent the mixing of incompatible land uses (such as erotic dance
clubs and schools).
 Zoning can allow potential nuisance uses to be located away from residential
neighborhoods or other sensitive areas.
 Zoning can provide for better lot arrangement. Zoning can protect recreational
areas and open space.
 Zoning can conserve environmentally sensitive areas.
 Zoning can insure the availability of an adequate number of parking spaces.
 Zoning can guarantee adequate light, air, and privacy to new homes.
 Most importantly, zoning gives the community some control over its land uses,
appearance, and quality of life in the future.

Question 5 – what is density zoning? What are its advantages?

Answer -
Density zoning is zoning ordinances and regulations that limit development by
restricting land use intensity.

Zoning may restrict the number of units per parcel or per given area of land. The
greater the number of units allowed on a given area of land, the greater the density
and more intense the land use.

Density Zoning Helps Manage Growth


Density zoning allows cities and counties to restrict and manage growth and
development in accordance with their objectives. Local governments may establish
minimum or maximum density requirements for future development projects.

Density Zoning Can Encourage Development


Local governments can also increase density restrictions to encourage redevelopment.
Greater density allows for developers to build more units on a given area of land,
thereby increasing profitability for developers.

The advantages of density zoning are –


1. To promote healthy conditions as population is disturbed throughout the town.
2. It prevents overcrowding.
3. It facilitates the proper layout and design of various public and services.
4. The land values are stabilized.
5. It ensures enough lights and ventilation to the residence.
