FAQ (Most Common Objections We Need To Know And Able To Answer When Calling Agents or
Landlords (Apartments For Rent) For Serviced Accommodation.
1: Estate agent/Landlord: Who are you calling from? What’s your company name?
Sales agent: I am calling from P&A Property Sourcing and Pluxa. We are a partner company and we
looking for high quality apartments all over Birmingham.
2: E.Agent/landlord: Have you got a website or email address?

3: E.A: Are you compliant?
S.A: Yes, we are fully compliant all of our compliance numbers can be found at the bottom of our
home page. We are member of the property redress scheme (PRS), ICO (GDPR), Public Liability and
Professional Indemnity insurances and AML (Anty Money Laundering) number from HMRC.
4: E.A/LL: Who’s going to be the tenant? Who’s going to be on the contract?
S.A: We P&A/Pluxa or one it’s corporate client will be the tenant and on the contract with yourself.
5: EA/LL: Who’s going to be living there?
SA: Employees of Our clients mainly young professionals, doctors, nurses from hospitals etc.
6: E.A/LL: Who are your clients? Could you please name a few?
S.A: We are working with hundreds of corporates, NHS, relocation and corporate booking agents.
Apart from this we have our website Pluxa.co.uk where these corporates can book with us. We are
unable to name any particular entity due to our GDPR (data protection) obligations.
7: E.A/LL.: Are these people (who will be actually living in the property) going to be checked and
vetted by yourself? Who’s going to do rent and right checks?
S.A: All of our clients are vetted by us we carry out third party reference checks (ie: Rent for sure) as
well if necessary. Their employees who come to our properties will also be checked individually, we
ask for copy of ID’s, T&C to be signed with strict conditions and also we take deposits as well.
8: E.A/LL: Is it going to be the same people who living in our property or they going to be keep
changing? Is it going to be short term let?
S.A: Sometimes same client and same employees living there for the full 3 years term however
people might change on short term basis so we’ll need the short term let permission from the
landlord.
9: E.A/LL: Is it going to be subletting?
S.A: Yes, if is subletting so we’ll need the landlord permission for short term subletting the property
to our clients.
10: E.A/LL: Is it going to be the Airbnb thing?
S.A: No, we have our own clients and they can book direct our website (pluxa.co.uk) however
sometimes we are taking guests from Airbnb as well for filling gaps for weekends when our
corporates travels home. Please note that we only take city breakers, couples and families for the
weekends mainly and we have very strict T&C. Also, as we are operating in the high end industry
hence people coming having parties are not allowed to book our apartments and they could not
afford them either.
11: E.A/LL: What guarantees you can give us regarding the safety our properties?
S.A: As per previously mentioned we are mainly working with huge corporates and they all have
insurances just like we do as well. We have building, flat and a separate SA content insurance
specifically designed for our business in case any damage in our properties. As we also mentioned in
most cases we also take deposits as well. In case any damage would occurring in any of our
properties our team would rectify the problem immediately otherwise we would not able to have
our new clients there.
12: E.A/LL: What else guarantee and benefits are in this for us as an agent or for our landlords?
S.A: 1: We guarantee the rent for 3 years therefore no voids for you/your landlords
2: We do regular maintenance and small repairs also included in our service.(if it’s an agent we
need to emphasise that while we are doing this service we under no circumstances want to take the
management from them so they can keep managing the property behalf of their landlord while we
are managing behalf of our client. )
(If it’s a Landlord: if you talk to a landlord you can say exact same as per the agent part above apart
from the part regarding managing behalf of their landlord.. We can say though that we provide
essentially a free management service for them while agents would charge them for monthly fee we
provide the management service for free).
3: Investing in the property: As we are working in the high end (luxury) industry we will invest in the
landlord’s property. This could mean refurb works, maintenance, decoration or/and buying
furnitures as well.
4: Security: As we running a business we have all type of insurances so in the even of any damage in
their property we will fix it and get paid by our insurance providers.
13: E.A: How long contract are you looking for?
S.A: We are looking for minimum 3 years contract up to 5 years.
E.A: Is it possible to just start with 6months then we can extend it to 3 years?
S.A: No, unfortunately it’s not possible for us as we are investing in the property and we need to
know how long we can have it because of our clients.
14: E.A: Could you please tell me the name of the company who’s going to be on the contract as we
need to run our reference checks before we arrange a viewing?
S.A: We need to view the property first then we one of our colleague will be in touch with you to
give you the exact name of our client.
15: E.A: Why you cannot tell me now which company will be on the contract?
S.A: Sir/mam, I am really sorry but that’s a different department will be in touch with you with all
the details once the viewing’s done and we have all the info for our clients. We are working with
huge corporates and a group of investors also therefore we need to know everything about the
property before we would offer anything. Please note that you will be able to run all of your
reference and credit checks on our client once we presented their name to you.
16: E.A: How could you possibily guarantee that rent will be paid?
S.A: The way we are working we offer a guaranteed rent scheme which includes directors of any
of our corporate client will sign a personal deed of guarantor form along with the company let
tenancy agreement we sign between each other.
