AUTHORITY TO SELL
KNOW ALL MEN BY THESE PRESENTS:
This document is executed on this ___ day of ______________, 2021 at
_____________________ by and between:
LOURDES LAGMAN DOMINGO, of legal age, widow and a resident of Lugam, Malolos
City, Bulacan, hereinafter referred to as the FIRST PARTY;
-and –
LEONILA DOBLE, of legal age, married, and a resident of Sto. Rosario, Malolos City,
Bulacan; LUCILA CLEMENTE, of legal age, married, and a resident of Catmon, Malolos City,
Bulacan; AQUILINA SOYANGCO, of legal age, widow, and a resident of Poblacion, Pulilan,
Bulacan; HERMIN ARCEO, of legal age, widower, and a resident of Ilang-Ilang, Guiguinto,
Bulacan and VICTORINO BANTIGUE, of legal age, married, and a resident of Gugo, Calumpit,
Bulacan; hereafter referred to as the SECOND PARTY;
WITNESSETH; THAT:
This Authority to Sell cover the following:

1. TCT NO. T-237144 109,005 SQ.M.
2. TCT NO. T-237145 105,702 SQ.M.
TOTAL 214,707 SQ.M.
Location: Bulihan, Mojon, Malolos City, Bulacan
Selling Price: PhP 6,000.00 per Square Meter
Payment: Cash
Terms and Conditions:
1. The Seller/First Party hereby gives authority to the Second Party to sell above-
described real property at PhP 6,000.00 per square meter. The Second Party is
hereby authorized and has the power to sell the subject properties at a price higher
or more than PhP6,000.00 per square meter with the overprice to pertain and
belong to the Second Party;
2. All expenses including capital gains tax, real estate tax, reconstitution of the title,
publication and notarization of documents shall be for the account of the Second
Party; which expenses shall be taken from any overprice that may be realized;
3. All expenses for the payment of documentary stamp tax, surveying, conversion,
transfer tax and registration of sale shall be for the account of the buyer;
4. It is understood that the Land Owner or Seller/First Party has no obligation and/or
participation in the overprice, which shall pertain and belong exclusively to the
Second Party as incentives;
5. This Authority to Sell is limited only for acts relative to the offer for sale of the said
properties. The Second Party are not authorized to sign documents and receive
payments for and in behalf of the Seller/First Party;
6. All corresponding documents, negotiations and payment should be made in the
presence and signed of all the Sellers/First Party. Any documents signed or
negotiations made and payment received in the absence of the sellers shall be
considered as void;
7. If and when there is/are legal problem/s that is/are that may appear or crop up in
the future, the same shall be prosecuted and/or depended by the buyers at their
own expense;
8. Upon receiving of payment of the Land Owner or Seller/First Party from the Buyer,
the Land Owner or Seller/First Party either cash, partial or full payment, the Second
Party is entitled to get a portion of the payment in accordance with the provision of
paragraphs 1 and 4 above of their additional incentives for the overprice;
9. This Authority to Sell is valid for six (6) months from date of execution.
