I. INTRODUCTION
There seems to be no escaping the fact that a beach townhouse is a fantastic
getaway. Breathtaking scenery and gentle breezes are just a couple of the fantastic
things about beachfront living, and accept that each townhouse is its own little piece of
paradise, there will be certain conditions that account for it.
There have been numerous attempts to define a Finnish townhouse. According
to the majority of A townhouse is a private house with two to four stories on its own plot
that is connected to neighboring houses via firewalls. Whereas previous definitions
emphasized the importance of owner-occupancy (e.g. Manninen & Holopainen, 2006), a
more recent attempt is to redefine the concept so that it primarily allows for the creation
of pleasant small-scale environments (Huttunen & Kuittinen, 2014). A discussion about
the definition of a townhouse includes the possibility of including shared domestic
spaces with townhouse living.
Due to their practicality and affordability, vernacular designs are popular today.
Vernacular architecture is architecture inspired by a specific location and accepted as a
preferred style due to its ties to local customs. When architects regurgitate local cultural
elements, style, and abundantly use available local materials, they create vernacular
architecture. This architecture arose from the people's socio-geographical and cultural
needs, and it was built with locally available materials that were adopted and modified
over time. This architecture emphasizes sustainability and is known for being
environmentally friendly.
The place of Anilao-Orense, Bauan Batangas where the townhouse will be built
is a natural paradise with a rich cultural history, an abundance of wildlife and corals, and
nature at its best. Climbing is another popular activity in Anilao, which has several high
mountains near resorts and hotels.
This project will show the design and planning of a townhouse in Anilao-Orense
RD, Bauan Batangas, CALABARZON. It is a place near the beach and also in front of
the main road. It is convenient for the person who loves adventure, especially those
who love beaches. Next, it will demonstrate the strengths and weaknesses of the

townhouse that will be built in Anilao-Orense RD, Bauan Batangas, CALABARZON.
And lastly, the opportunities and factors of the townhouse.
II. STATEMENT OF THE PROBLEM
1. The townhouse is located near the ocean at Anilao-Orense RD, Bauan
Batangas, Calabarzon, could it present complications in the event of natural
catastrophes like floods and landslides? because the location is also close to a
mountain. Is the structure strong enough to endure these natural hazards?
2. The location where the townhouse is built is also nearby to other townhouses in
that area, what designs will the customers receive here that are guaranteed to
provide them comfort that should be considered?
3. Since the townhouse is located a bit outside of town, how and will it be difficult for
future customers to shop for essential necessities? This dilemma affects
transportation as well.
4. Townhouse is located on the beachfront of Anilao-Orense RD, Bauan
Batangas, Calabarzon, it is predicted that the excessive heat from the sun
would create and absorb so much heat inside and outside of the structures,
causing discomfort to the customers. How can this design withstand and deal
with the problem?

III. SIGNIFICANCE OF THE STUDY
This research is made of aim to provide crucial information and details about the
design and planning of a townhouse in Anilao-Orense RD, Bauan Batangas,
Calabarzon regarding to the respondents that is needed for expected importance of
individuals as follow;
Future customer
This research will benefit the future customer that needs to rent the house that is
near the beach who loves a peaceful place. This research and sturdy will satisfy the
future customer in the design and structure of the townhouse that will provide their
needs and wants.
Residents of Anilao- Orense Bauan, Batangas, CALABARZON
This research benefits the residents of Anilao-Orense Bauan, Batangas
especially for the marketing of places such as resorts, sari-sari stores, etc. It can help
them to have new customers for the future.
Future Designer and students
This study will give the knowledge for the future designer and for the future
students about the design and planning including the structure of the house and other
details that can help them to give more ideas for in the future.

IV. CASE STUDY
Anilao-Orense RD, Municipal Bauan Batangas, Calabarzon, Philippines is the
chosen place or site that the study assesses. Sunrise is expected at the entry of the
townhouse facing the road of Orense on the southwest coast of Bauan Batangas. The
designer utilized this area where daylight may be used in so many things like giving
natural light in the house like putting the dining room near the wall of this side since it is
the area where most people do daytime activities. And when the sunrise and expected
light occurs, the designer prevents so much daylight inside the townhouse , it results in
a warm environment inside the room and causes discomfort to people, so it prevent by
choosing the right material to lessen the harsh effect of so much daylight, using fins and
low shading coefficient (SC) glass on it. Additionally, selecting the suitable color that can
block solar heat, such as a lighter hue, and they build and utilize white roofing systems
because it also blocks solar heat gain through the window, and both tactics minimize
energy consumption, lower the carbon footprint, and save the owners money. White
roofs often last twice as long as black roofs, for they do not absorb heat, which can
break and damage them. Also, for the issue of the electric system at the site, the
designer used renewable energy approaches such as putting solar panels on the
rooftops to optimize and utilize the daylight and lower the family's future billings.
And the beach is located on the other side of the townhouse, especially on the
backside. It is expected where the air flow comes from and where the sun will set, the
designer put a large window on the backside. Since this is the place where there is not
so much light coming from daylight, the designer put here the rooms that make people
comfortable such as the living room and bedroom, as well as the kitchen that connects
to the backdoor where the patio is located. The only problem that the designer is aware
of that may occur in this side is natural hazard such as storms and in the sea where
floods or other phenomena may occur, and also the common issue of soil erosion, the
way to prevent those problems is to put a riprap in the area between the house and the
beach, the main purpose of creating a riprap or a rocky surface is to cover the soil and
stabilize it, while slowing down water velocity. As a result, it is a popular solution in
areas where water is continually eroding soil, such as along waterfronts. The major

benefit of riprap is its durability. Once put appropriately, rocks will provide long-term
protection without requiring much maintenance. The last solution to make this site
secure is to elevate the ground floor of the structure, which is probably a simple and
effective technique to minimize and lessen the risk of flooding or the potential
consequences of tsunami in the event of an earthquake.
Since the townhouse is nearby to the other townhouses, the main problem is the
competitor in other townhouses that is located in the same area. How will it shine in the
middle of competition? The first solution is the uniqueness of the design since it is
balkan vernacular design. Balkan is a type of vernacular design applied in modern style
that will be attractive to the area. The peculiarity of the townhouse is the technology that
applied on the townhouse, especially the solar panel. In Anilao-Orense, Bauan
Batangas CALABARZON they don’t use solar panel just a generator. The designer
guarantees to the future customer that it will give comfort to them since the townhouse
is the only one using the solar panel in that area and it can save more on the electricity
bill. The townhouse will also use the white roofing, a high quality, commercial-grade
rubber membrane that is resistant to weathering, tears, impacts, punctures and light
foot traffic. Ideal for use wherever reduced roof temperatures are required
About the location of the townhouse it is a bit far from the city or in the
commercial place, In this case the first problem with this is the transportation and the
essential needs. How is it too far? How to get there? With the problem, the researcher
and designer looked for the nearest market in Anilao-Orense, Bauan Batangas. There’s
a sari-sari store nearby but the nearest wet market or bayan is on 26 Binay Street corner
San Rafael Street, Poblacion III 4201 Bauan Calabarzon that will take 28 to 30 mins from
the townhouse(see the figure 1.1 below). For the transportation the designer found out
the main transportation in Batangas especially in Anilao-Orense, Bauan Batangas is
tricycle or having a own car or motorcycle. People in Anilao Batangas most of them
have their own motorcycle since it is difficult for transportation. Since transportation is
quite difficult the solution for this is having a transportation service in Anilao-Orense,

Bauan Batangas that is already provided by the municipality of Bauan. And that is ALPS
the Bus, also every barangay has a tricycle that roams around that has its own terminal
(see the figure 1.2 below).

V. SITE DETAILS
This part of the research will elaborate the details of the site on Anilao-Orense,
Bauan Batangas, Calabarzon, Philippines that must be considered in planning and
design.
This townhouse lot is located in Anilao-Orense RD, Bauan Batangas,
Calabarzon, Philippines. It is close to the Batangas Seashore Trail, which connects to
the sea. The place itself is located between the famed resorts and natural heritages of
Anilao, namely between Bisa Bayside Resort and Colorful Rocks in Anilao.
The site's official address is Anilao-Orense RD, Municipality of Bauan Batangas,
Calabarzon, Philippines. According to Worldwide Map Finder, Orense Rd, Bauan,
Batangas, Philippines is located 120.932636 longitude and 13.7730131 latitude with an
elevation of 138m / 453feet, and according to PhilAtlas under Municipality of Bauan
Province of Batangas status, the elevation at these coordinates is estimated to be 111.3
meters or 365.2 feet above mean sea level. The size of the unit varies on whether it is a
bungalow, townhouse, or two-story home. Because a portion of the space is open and
unoccupied, the site's probable unit type is either bungalows or townhouses with a lot
area. Because it has been noticed that surrounding houses have the same lot area.
Batangas offers both home and lot properties, depending on the owners' preferences.
The site is located near a seashore trail that connects to the long sea of
Batangas where we can find some tourist attraction sites like Colorful Rocks in Anilao
and beach resort like Bisa Bayside Resort, where we can find these two sites on both
sides of the location of townhouse located at Anilao-Orense RD, Bauan Batangas,
Calabarzon, Philippines. Because some townhouses are already built here, the property
is open for any improvements, and the roads are well-functioning to accommodate any
residents or tourists. When it comes to townhouses, the location has a close
competition because there is already a visible structure of townhouses in this vicinity.
Regarding traffic flow, it is very rare for its street road to experience traffic
because it is located away from the market, which is located in Anilao Main Market that
is minutes away in the location of said townhouse, and it is very accessible that way

because the market is near in Anilao Barangay Police Station and other stores that offer
basic needs.
When it comes to climate and weather in this area, according to the official
website of Besttimetovisit, the ideal time to accommodate and visit Anilao is from
January to December, when tourists or accommodation will enjoy a mild temperature
and limited rainfall. The highest average temperature in Anilao is 31°C in April, and the
lowest is 27°C in January. It was also said that the tropical monsoon climate prevailed
at Anilao. Throughout the year, the climate is warm and rainy. Anilao has an average
yearly temperature of 29° C and 586 mm of rain. It is dry 97 days out of the year, with
an average humidity of 81% and a UV-index of 7. It reveals that the place is ideal for
summer, since commonly expressed appreciation for the warm weather.
Guadalupe Clay Loam, Guadalupe Clay, Taal Sandy Loam, Taal Fine Sandy
Loam, and Calumpang Clay Loam are the soil types found in the Municipality of Bauan
in Batangas. Bauan's soil is ideal for growing fruit trees, rice, sugar cane, vegetables,
root crops, and coconuts. Infrastructure in this location is possible since certain of the
municipality's soil types are ideal for development and other construction.

VI. SWOT ANALYSIS
This research will show the strengths, weaknesses, opportunities and threats of a
townhouse in Anilao-Orense RD, Bauan Batangas, CALABARZON.

- Attractive townhouse due to the beach like crystals
- Peaceful place

- Ability to plan, shape and guide future development
- To identify sustainable housing development opportunities
- To identify suitable sites for realistic housing growth and development

- The increasing number of direct and/or indirect competitors affects the
organization's ability to sustain and expand the customer base.

VII. DESIGN CONSIDERATIONS
This research will explain the design consideration and material that will be used
on the design and planning of the town house in Anilao- Orense, Bauan Batangas,
CALABARZON.
On designing this townhouse, which would be located in Anilao-Orense RD,
Municipality of Bauan Batangas, Calabarzon, Philippines. It must address the factors
that influence the design of the townhouse, which has an exact size of 120 square
meters (120 sqm) every unit and a total of four (4) units and every unit has a total floor
of three (3). Because the townhouse is located in a sunny and humid environment, it is
expected that the design of the townhouse is appropriate for the site's conditions. The
researcher must consider ventilation, circulation, and traffic flow in the townhouse to
make it seem nice and to fulfill the comfort of future customers here, as well as to keep
the location viable.
The researchers and designers address ventilation in this townhouse through the
use of sun control and shading devices since it is an essential part of many
energy-efficient building design concepts. Buildings that use passive solar heating or
daylighting, in particular, generally rely on well-designed sun control and shading
technologies. So the researchers agreed to employ large windows, vertical fins, and low
shading coefficient (SC) glass in the design construction to take advantage of the
ventilation process when creating this townhouse. They also utilize roof insulation since
it is important in this hot environment. This effectively lowers the temperature within the
townhouse. They also install exhaust fans in high moisture areas, and air conditioning
technology. In the instance of utilizing the heat of the sun, the designer installed solar
panel technology on the townhouse since the location is prone to the heat of the sun
and daylight. This townhouse also features white roofing systems to prevent solar heat
gain through the windows, and these strategies reduce energy consumption, reduce the
carbon impact, and save the owners money. The designer employed sustainable energy
approaches such as installing solar panels on the roofs to optimize and utilize sunlight
and minimize the family's future bills.

When it comes to circulation and traffic flow inside the townhouse, because the
space is large, we consider and maximize the proper placement of each side of the
corner houses, such as living rooms, dining rooms, kitchens, and many more, and
because this is a townhouse with an equal number of four (4) units, the design is
expected to be similar to each other for fairness to future renters and owners.
This design consideration is significant since it is when we consider the use of
technology and other materials to make it sustainable. Because the goal of this
research is to create sustainable houses that employ low-impact, high-performance
materials in a vernacular concept. And we all know that a sustainable house is an
efficient home that is created in a way that respects resources, maximizes energy, and
will definitely last longer with excellent systems.
