KNOW ALL MEN BY THESE PRESENTS:
I, YOLANDA LELIS PUNSALAN, of legal age, single, Filipino Citizen, and with address at RM 904
Echelon towe Malate, Marangay 701 hereinafter referred to as the PRINCIPAL, do hereby NAME, APPOINT
and CONSTITUTES, my sister, CECILIA PUNSALAN SENSENG, of legal age, married, Filipino Citizen,
and with residence and postal address at Block 14 Lot 30 Apple Cor, Mango St. Treelane, Bayan Luma I, Imus
City, Cavite, to act and to perform for me and in my behalf, the following acts and deeds to wit;
To transact business with the: (1) Bureau of Internal Revenue (BIR), for the payment of Capital
Gains Tax, signing the said BIR form and claiming the Certification Authorizing to Register and Transfer
Certificate of Title; (2) Assessor’s Office, for the payment of realty taxes, securing clearances; (3) Registry
of Deeds, for the tax clearance/declaration, and with all the above said offices and other government offices
that may be needed in performing herein purposes, securing certified true copies of Title, Realty, Taxes, Tax
Clearances, etc. in connection with the transfer of the portion consisting of Two hundred three (203) square
meter covered by Transfer Certificate of Title No. T-128981.
“To act as my representative to transact business with PAG-IBIG FUND for cancellation of mortgage
and receive and to claim title of the said property or documents with full authority to sign, transfer and convey,
contract, execute, and deliver contract agreements and other writing of whatever nature or kind with all third
persons and concerns pursuant in any documents needed to transact for the transfer of title;”
“To transfer, follow up and execute any document with any government or private office, or any
company under my name;”
“That the Attorney-in-Fact is authorized to delegate this Special Power of Attorney to whosoever he/she
might deem fit and appropriate;”
“To sign and any or all documents, including but not limited to signing forms, applications; to receive &
acknowledge other documents, and sign all documents necessary to effect the aforementioned purposes of this
SPA, make follow-ups & acknowledge documents, or all related transactions needed or needed to claim under
the name of the deceased, to represent in behalf of our names;
HEREBY GIVING and GRANTING unto my/our said Attorney-in-fact full power and authority
whatsoever requisite or necessary to be done in and about the premises or purposes as I might or could
lawfully do if personally present, and HEREBY RATIFYING and CONFIRMING all that my said
ATTORNEY-IN-FACT shall lawfully do or cause to be done under and by virtue of this presents.
