The paper presents strategies to find the optimal production in a company, policies for preventive

maintenance, and benefits of maintenance. Quite often companies disregard the importance of

preventive maintenance. I always compare it to a vehicle, our personal car or vehicle. Some usually

disregard any preventive maintenance schedule resulting to breakdown of the vehicle or worse,

overhaul is needed. In companies, maintenance serves as the set of activities executed to keep the

system into a state where it can perform its function. Some of the maintenance activities or procedures

can be executed during the production and some can be executed during regular production stops

(holidays, weekends, evenings). However, in some scenarios, shut down is needed to perform

maintenance. This sometimes causes tension between the maintenance and production departments of

an organization. On the other hand, production department needs the maintenance schedule for long-

term benefits for their equipment and machines, but at the same time it leads to shutting down and

production loss. It is clear in the paper that both can benefit from maintenance activities.

It was good to have the case study of Mitsubishi Electric about Stadverke Rotenburg Municipal Services

in Germany as an example for the paper as it showed how service levels were managed and how repair

time and costs were reduced. It was also documented in the paper that issues were discovered early and

there was a real-time data analysis executed.

It is highly important in today’s global competitive markets the timely and cost-effective production

performed by organizations. Especially for manufacturers, it is vital to optimize utilization of equipment

and machines by ensuring schedules are efficient. Usually, the problems of scheduling include those

machines are always available. In realistic situations, machines are unavailable for many different

reasons such as unexpected maintenance and breakdowns.


Furthermore, the topics of the paper cover the benefits of production maintenance like the effective use

of resources and addition of maintenance activities to production scheduling problems. Other machine

environments must also be inspected thoroughly.
