1. SCOPE OF WORKS

1.1 INTRODUCTION
This package is considered a part of the construction of Bab infrastructure expansion.
The subject works comprise addition of thirty six (36) new Caravans, relocation of
existing four (4) caravans and demolition of existing thirty two (32)

1.2 PROJECT DESCRIPTION


Thirty six (36) single story new caravans shall be installed. Thirty four (34) caravans
shall be utilized for accommodation with two rooms each.
One (1) caravan shall include two pantries & one (1) caravan shall include telecom
room, store room and one accommodation room.
All new caravans have size of 4 m x 10m and clear height 2.4 m.
Four (4) existing caravans shall be relocated, and existing thirty two caravans at the
new accommodation area shall be demolished complete with all MEP services after
full construction of the new caravans.
Scope of work includes also construction of a new reinforced concrete pump room.

1.3 PROJECT SCOPE

1.3.1 General
1. Design, Supply and installation of thirty six (36) new caravans as indicated
above in the project description.
2. Relocation of four (4) existing caravans as indicated on drawings.
3. Demolition of existing 32 caravans in the accommodation area (blocks
10,11,12).
4. Construction of RC pump room.
5. Rerouting of all underground services and utilities passing in the area of the
existing 32 caravans. Also contractor shall dismantle and demolish all external
MEP service which is dedicated for the Caravans and to coordinate with ADCO
for handing over the material and the location of storing it.
6. Supply and installation of fixed and loose furniture, access steps as per drawings.
7. Verification of the topographical survey and levels of the proposed construction
area.
8. Performing necessary plate load tests s required for verifying the soil parameters
used in the design of Caravans’ footings.
9. Provide detailed design of caravans including verification of footings design for
ADCO approval prior to construction.

10. Provide for all requirements, inspection and testing etc., as detailed in Division
One General Requirements - Specification Vol. II.
11. Follow project general scope of work included in volume I.
12. Follow project specifications included in Volume III unless noted otherwise in
this document
13. Provide for maintenance of all executed works for a minimum period of one year
from the date of issuance of taking over certificate by ADCO.
14. Provide for all warranties and guaranties as indicated in drawings, specifications,
BOQ's etc.
15. Provide for all materials, manpower, equipment, machineries, vehicles etc.,
required to carry out and complete the works.
16. All design documents and shop drawings to be submitted for company approval
prior to execution.
17. As an interim arrangement, provision of hiring a skid mounted potable water
tank with pumps will be required to be arranged by contractor to ensure the
water supply for residents in 39 caravans.

1.3.2 Civil Works


Civil Works shall include, but not limited to the following:
1. Performing necessary earthworks including surface preparation, grading,
excavation, backfilling and compaction as required.
2. Reinforced concrete works for all pedestals, foundations, slabs, including those
access steps to caravans and all footings for MEP equipment.
3. Reinforced concrete works for new pump room including footings, tie beams,
ground slab, columns, block walls and roof slab as indicated on drawings.
4. Interior Works, for fixed/loose elements as identified in Drawings,
Specifications, BOQ, etc. Loose and fixed furniture items shall be considered.
5. All other works which are not listed above but are shown in Drawings /
Specifications / Bill of Quantities or resulting as a consequence of executing the
Scope of Works.
6. Caravan supplier shall produce the detail design calculation for the caravan
considering the loads as per specifications & submit to ADCO review.

1.3.3 Mechanical Works
The mechanical works shall include supply, install, and commission and maintain the
following systems for a minimum of one (1) year unless otherwise stated from the
date of taking over certificate issued by ADCO.
1. Air Conditioning System to include mini split A/C system (cooling /heating) and
extract fans, insulation for all piping, necessary supports, sleeves, indicating
instruments, and all accessories and spare parts and associated Civil Works,
required to complete, commission and maintain to the fullest satisfaction of
ADCO with necessary testing, warranties, factory inspections all as called for in
Drawings / Specifications / Bills of Quantities / Conditions of Contract.
2. Sewerage system to include manholes with necessary benching, GRP lining
covers, ladders, piping network, gully trap, floor gullies, floor traps, cleanouts,
access doors, vent cowls, soak always, new STP to serve the 40 caravans
including the sewage lifting station, etc. The sewerage system for the 40
caravans shall be connected to the new sewage treatment plant (STP) complete
with necessary supports, sleeves, all accessories, spare parts, associated civil
works to complete, commission and maintain to the fullest satisfaction of the
COMPANY with necessary testing, warranties etc. as called for in Drawings /
Specifications / Bills of Quantities /Conditions of Contract. The drainage system
shall comprise of two stacks, soil and waste with an independent vent stack,
drainage from domestic areas shall be collected and routed to the sewage
treatment plant via sewage lifting station.
Storm water from roads car parking will be drained though road inlet catch
basins and discharged into low areas in the open desert as per site condition.
3. Fire Fighting Network to include fire mains, fire hydrants, valves, extinguishers,
piping network, connection to existing network, necessary supports, sleeves, all
required accessories, spare parts, associated civil works to complete, commission
and maintain the system to the fullest satisfaction of ADCO with necessary
testing, warranties etc. as called for in the Drawings / Specifications / Bills of
Quantities /Conditions of Contract.
4. Water Supply Network to include water main, valves, pits, connection to existing
network, new GRP tanks, booster pump set, filtration unit, UV filter, water
meter, piping network, re-routing for the existing water pipes, indicating
instruments, necessary supports, sleeves, all required accessories, spare parts,
associated civil works, to complete, commission and maintain the system to the
fullest satisfaction of ADCO, with necessary testing, warranties etc. as called for
in Drawings /Specifications / Bills of Quantities / Conditions of Contract.
Contractor scope of work will include the new tie-in point required into the
existing BAB area main (100mm) potable water filling line used for existing
potable water tanks serving the existing buildings. The new tie-in pint size will
be 75∅, this will be used as potable water filling pipe for the new BAB GRP
tanks serving the new Caravans, Contractor scope of work will be carried out as
per the water supply design drawing, the MEP specification and for the Engineer
approval.

For all caravans, water supply pipes and drainage vent pipes exposed to outside
shall be covered with calcium silicate board and provided with finishing
matching the caravan and for the Engineer approval.
5. Re-routing of all underground services and utilities passing in the area of the
existing 32 Caravans. Also dismantle and demolish all external MEP services
which are dedicated for the existing 32 Caravans and to coordinate with ADCO
for handing over the material and the location of storing it.

1.3.4 Electrical Works


The contractor shall be responsible to review and fully understand the specification
and the scope of work. Further more, the contractor shall be responsible to provide
all conduits, wiring, power supply, accessories and supplementary component,
necessary for the safe and proper operation of the various systems.
The contractor shall be also responsible for:
Visit the site to familiarize him with the scope of work.
Rerouting of any existing services strictly in accordance with ADCO approved
schedule of works and method statement of rerouting/relocation of existing
services.
Preparation of shop drawings and obtaining approval from the various authorities
prior to execution of work.
Obtaining all materials and workmanship approval during execution and on
completion of works.
The Scope of works includes the design, supply, delivery to site, installation,
commissioning, testing, and guarantee of the various complete systems outlined
briefly below, and as described elsewhere in the specification documents and in the
contract drawings for 34 nos. new caravans including the 4 nos. relocated caravans
with additional 2 nos. caravans one as pantry caravan and the other as telecom
room/accommodation room caravan.
• Power supply connection will be from the spare feeder inside the existing
substation R3.
• Underground Duct Banks and manholes for Telephone, Data, MATV and
Fire Alarm System cables.
• Direct buried cables for power
• External main distribution boards (MDB) located in the caravan site area and
pump room.
• Final distribution boards (DB) for staff accommodation room and pump
room.
• Disconnect Switches and emergency stop lock off switches
• Switches, switched socket outlets, connection units, etc for the various areas.
• GI trunking system

• All Interior Lighting Fixtures including ballasts and all related accessories.
• All Exterior Lighting Fixtures including ballasts, poles, foundations, etc.
and all related accessories.
• Emergency Lighting.
• Earthing System
• Analogue Addressable Fire Alarm System including connection of fire alarm
cables to existing fire alarm control panel.
• Telephone and Data Cabling System
• MATV System
• All necessary power supplies terminating in an isolating switch located
within 2 -meters of the mechanical equipment/panels.
• Supply and installation of Cat3 & fiber optic cabling from the existing MDF
room at ADCO administration building to the new facilities/telecom room
caravan.
• All coordination with other sub trade in regards to the routing and location of
various services and outlets and to supply and install data outlets and power
supply to the various equipment including all conduiting, ducts for the
installation of the control wires by the equipment supplier.
• Rerouting of any existing services within the site in coordination with the
related authorities.
• Testing and verification for all the above systems.
• Supply and installation of physical tag plates for all equipment including but
not limited to cables, junction boxes, panel boards, etc complete
The work shall comprise the whole of the labor and, unless otherwise indicated, all
the materials necessary to form a complete installation and such tests, adjustments
and commissioning as are prescribed in subsequent clauses and as may otherwise
be required to give an effective working installation to the satisfaction of ADCO.

• Works On Existing Installation/Services


i. Any works on the existing facilities and systems for the purpose of services
tie in including modification of existing equipment/panels such as main LV
switchgear, MDF, MATV and Fire Detection panels, Manholes, junction
boxes, etc shall be carried out strictly in accordance with ADCO approved
time schedule and method statement of installation works.

ii. Contractor shall prepare a detailed schedule and sequence of operation based
on his detailed study and understanding of the project requirements, services
tie ins etc. and shall be submitted for the review and approval of ADCO.
iii. All such works shall be carried out with minimum interruption of services to
the existing facilities by ensuring that the shut down period is minimum and
exact timing of such interruptions shall be coordinated with ADCO.

1.3.5 External Works


- Roads and walkways as per specifications and drawings.
- Road marking and signing as per drawings and specifications.

1.3.6 Sewage Treatment Plant


1- The Contractor shall provide detailed design, procurement, and construction of
temporary packaged type sewage treatment plant (STP) with a capacity of 55
m3/day with peak hourly flow rate 6.9m3/h including all relevant necessary civil
works and irrigation tank as per the location proposed on drawings.
2- The Contractor shall assign a specialist for performing the STP works and all
design documents and construction documents shall be submitted for ADCO
approval prior to execution.
3- The technology of the used STP shall be extended aeration type.
4- The contractor shall examine the site and consider any factors that may affect the
STP works.
5- The Contractor shall coordinate the STP works with the irrigation works.

2. GENERAL SPECIFICATIONS

2.1 Division Three Concrete


2.1.1 Concrete Protection:
Surfaces below ground level shall be coated with 2 coats of extended pitch
epoxy paint to give a total thickness of 400 microns. Exposed concrete surfaces
and for 150 mm below ground level concrete will be coated with Nitocote FBC
as manufactured by Fosroc or similar approved.
All protection system shall be applied strictly in accordance with manufacture~s
instructions and forward to ADCO approval.

2.1.2 Grout:
Only non-shrink grout shall be used.

2.2 Division Six Wood and Plastics

2.2.1 (06100) ROUGH CARPENTRY


a. Lumber used shall be the highest grade of the species required, having due
regard for the purpose for which it is required.
b. Lumber shall be machine sanded at the mill and sandpapered smooth at the
building when installed. Except where special profiles are shown, trim shall
be standard-stock moldings and members conforming to the requirements
indicated on Drawings and approved design and type. Sizes shown on
Drawings are finished sizes.
c. Joints shall be maintained at a minimum number to the maximum possible
extent, made in an approved manner to conceal shrinkage and tight. Trim
shall be secured with fine finishing nails in accordance with BS 1202, screws
and glue where required. Nails shall be set for putty stopping. Wood finish
shall be set straight, plumb and level, in perfect alignment and closely fitted.

2.2.2 (06105) MISCELLANEOUS CARPENTRY


a. Shall be constructed of maple wood at the panel and details provided by
ECG. Nail bits and hard round steel nails shall be used for fixation.
b. Wood furring shall be installed plumb and level with closure strips at edges
and openings (if any).

2.3 (07160) BITUMINOUS DAMP PROOFING

2.3.1 Materials
Damp proofing: Bitumen emulsion protective coating to exterior of manholes
in contact with soil.
a. Use number of coating as recommended by manufacturer.
b. Use 1000 gauge polythene sheet under blinding.

2.4 (13120) Pre-Engineered Structures (Caravans)

2.4.1 Civil Specifications

2.4.1.1 Caravans Chassis:

The steel base frame as per design shall be constructed from Hot Rolled
MS I Beams with minimum depth of periphery beam shall be 150 mm.
The cross members as per design shall be Hot Rolled MS Beams with
minimum depth of 120 mm & spacing of cross members shall not be more
than:
Transverse = 2250mm C/C.
Longitudinal = 3250mm C/C.
All gaps / Openings shall be closed with Steel mesh
Lifting eyes are provided at intermediate points along the perimeter beams.
The I-Beam shall be Grit Blasted, coated with one coat of red oxide
primer and painted with two coats of alkyd based, enamel paint from
outside.

2.4.1.2 Flooring:
Floor frame: Light gauge Cold formed steel cassette as per design
(minimum thick to be 1.5mm), shall be mechanically fixed on top of
base frame with 600mm Stud spacing
All the GI light gauge cold formed sections having minimum yield
strength of 346N/mm2 and protected with Galvanization.
Floor decking: Two layers of 18 mm thick cement fiber board fixed to
the light gauge steel frame and base skid frame.
Floor insulation (Ground floor): 100mm thick rock wool insulation
of density 40Kg/m3 supported with 0.4mm thick polyester powder
coated low rib GI sheet.
Floor finish in dry areas: 3.00mm thick PVC vinyl tile/sheet fixed to
cement fiberboard floor. Red Miranti Skirting (15 cm high) with
polished finish provided.
Floor finish in wet areas: 20x20mm Ceramic tiles fixed over cement
fiberboard floor. Marble threshold shall be elevated by 1 cm and added
on all doors.
Style and Color to be chosen by ADCO and 5% extra of floor tiles
shall be handed over to ADCO for future maintenance activities.

2.4.1.3 Walls:

External finishing: Heavy textured emulsion paint and Flame


retardant paint [1 Hour Fire Resistant] (Colour: off white), applied on
12mm thick cement fiberboard.
Light gauge steel profile framing longitudinally & horizontally with
Light Gauge Cold formed steel as per design with minimum 1.5mm
thick
Internal finishing in dry area shall be washable emulsion paint over
1 hour fire rated 16mm thick gypsum board. Joints shall be filled with
putty and made flush or covered with aluminum joint trimmer or
covered with PVC joint strips.
Internal finishing in wet areas shall be 20x20mm Ceramic tiles
Group I fixed to 12mm thick cement fiberboard floor.
Wall insulation: 65mm thick Rock wool insulation 40Kg/m3 density.
Style and Color to be chosen by ADCO and 5% extra of wall tiles shall
be handed over to ADCO for future maintenance activities
2.4.1.4 Roof & Roof covering:
Roof covering: Roof shall be GI sandwich panel with 0.9mm thick pre-
painted GI profiled sheet + 65mm polyurethane insulation 40Kg/m3 in
between - Class "B2" Type fire rated + 0.5mm thick GI steel sheet at the
bottom shall be fixed on GI Stud purlins. Roof Covering shall be 100%
water proof
Trusses: Trusses from light gauge steel sections with minimum thickness of
1.5mm & coated with anti rust paint

False Ceiling (Dry areas): 600x600x16mm Gypsum tile false ceiling
with mesh reinforcement supported by exposed GI grid suspension
system.
False Ceiling (Wet areas): 600x600x0.9mm Aluminium tile false
ceiling with mesh reinforcement supported by concealed GI grid
suspension system.
False Ceiling: 5% extra of False Ceiling shall be handed over to
ADCO for future maintenance activities
Ceiling clear height shall be minimum 2.80m in Dry area, 2.40m in
Wet area
Insulation: 50mm thick Rock wool insulation 35Kg/m3 density.

Cornice: Gypsum (20 cm & 10 mm thick cornice shall be placed on
the ceiling perimeter of the dry area. 5% extra cornice shall be given to
ADCO for maintenance

2.4.1.6 Doors:
External Door: One hour fire rated semi-solid timber flush 45mm
thick door with red miranti doorframe & 3.6mm thick plywood
finished with 2-coats polyurethane base paint system. (Recommended
colors Dry area - Walnut stain & Wet area - White). Door Frame shall
be with fire rated material same as that of door
Internal door & Toilet doors: Semi-solid core timber flush 40 mm
thick door with red Miranti doorframe & 3.6 thick plywood finished
with 2-coats polyurethane base paint system. (Recommended colors
Dry area - Walnut stain & Wet area - White). All internal doors shall
be with Vision panel with hazy / smoked 8 mm glass
Door accessories:
Door lock: Cylinder type locks for all internal doors and indicator
latch for toilet doors.
Door Eye Viewer: Lens with light closure
Door stopper: Half round floor door stopper shall be provided for all
doors.
2.4.1.7 Windows
Heavy Duty Powder coated Aluminum frame hinged window with
6mm thick reflective (Bronze) glass externally + 12 mm air space + 8
mm clear glass internally (Double glazing) with fly screen, Size:
900x1000mm. Glass shall be high performance.
Aluminum powder coated 25mm wide, horizontal type mini Venetian
blinds shall be provided for windows.
Exhaust window: White Powder coated aluminum framing and 6mm
thick obscure glass 600x600mm divided into two equal parts. Exhaust
fan panel shall close when switched off.
Fixed window shall be fixed with exhaust fan and other shall be
hinged.
2.4.1.8 Ventilators
Same specification as Window, but single obscure glass, Size:
600x600mm divided into two equal panels.

2.4.1.9 Electrical
a. Electrical supply is three phase 380/415V 50 Hz as per requirement.

b. SMDBs & DBs shall be provided as per ADCO requirements and to
M/s. ADCO approval.
c. Light fixtures:
Light fixtures used shall be as per lighting drawings and lighting
specification and to M/s. ADCO approval.
d. Switch / sockets, MK (white range), All quantities shall be as per
design.
e. Water Heater shall be fixed under the false ceiling
2.4.1.10 HVAC
a. Exhaust fans are provided for toilet and pantry areas as per the
design drawings. The fan shall be auto electrical shutter type.
b. Power outlets (20A SP metal clad isolator wired with 1 C 4 Sqmm
+ECC) shall be provided for Split A/c units as per the design
drawings.
Supply and installation of DX A/C units with capacities and types as
per the design drawings and particular specification (240V SP 50Hz,
cool with R410a or R-407C refrigerant)
c. Outdoor units shall be located back to back with the indoor units and
the refrigerant pipe shall be routed through GI trunking on the
external wall (painted to match the external finishes). Outdoor units
shall be located on concrete pad.
75 mm service UPVC pipes to be provided in the flooring in order to
accommodate all refrigerant pipes, condensate pipes and electrical
wires serving the air conditioning units.
2.4.1.11 Plumbing
a. All below grade cold water lines shall be as mentioned in MEP
specification section 15105 (Pipes and Tubes)
b. All Domestic water above grade and hot water pipes shall be as
mentioned in MEP specification section 15105 (Pipes and Tubes)
c. Water supply pipe exposed to outside shall be covered with calcium
silicate board and provided with finishing matching the caravan and
for the Engineer approval.
d. Sanitary wares: Wash hand basins will be pedestal type..
White complete European WC, Ablution hose and toilet paper
holder provided.
e. Sanitary fittings: Mixers provided from approved vendors.
Mirror (600 x 400mm), mirror shelf, soap tray, towel rod and coat
hook shall be provided.

f. 50 Liter capacity water heaters, shall be provided for toilets and
pantry, Safety relief valve to be provided along with the heater
fittings.
g. Factory insulated copper pipes for hot water, UPVC pipes for cold
water and flexible hose for water heater outlets and wash hand basin
inlets.
h. All sanitary pipes to be UPVC pipes.
i. The pantry shall be provided with a double bowel solid stainless
steel sink with cabinet and one over head unit.
j. Toilet doors to have 35 x 30 cm door grill.
2.4.1.12 TV/Telephone/ Computer Point
a. GI conduits, Face plate, 4 P CAT 6 UTP cables, JN Box shall be
provided for Voice/Computer as per the design
b. GI conduits, Face plate, coaxial cables, JN Box shall be provided for
TV point as per the design
c. All cables shall be terminated in associated external IP 65 PVC
Junction box

2.4.1.13General:
Certificate for internal partitions glazing (8 mm thick fire resistant)
shall be submitted to ADCO at construction stage.
Door steps: shall be concrete as per the drawings.
External Skirting: External skirting between Ground and Skid beam
shall be 1 layer of 12 mm Cement Fibre Board with paint matching to
external wall finishing and fixed on MS angle framing.
