600 094, hereinafter called the “VENDOR”.

Hindu, aged about 37 years, both are residing at No.45/7, Kamaraj
Street, Abith Colony, Saidapet, Chennai – 600 015, Hereinafter called the
“PURCHASERS”.

Whereas the terms “VENDOR” and “PURCHASERS” appearing in this
deed hereafter shall mean and include themselves, their successors, their
legal heirs, the legal representatives, executors, administrators and assigns.
WHEREAS Vacant Land measuring an extent of 3078 Sq.ft.,
Comprised in Paimash No.1347, bearing Plot No.20, situated at Zamin
Mambalam Village, Madras Chengalpet District, was originally owned and
possessed by K.Arumuga Chettiar, who had purchased the same from
S.Jayarama Iyer, Vide Sale Deed Registered as Document No.1810/1947
dated 29/06/1947, SRO Saidapet.

AND WHEREAS K.Arumuga Chettiar, has sold the above mentioned
property being Vacant Land measuring an extent of 3078 Sq.ft., Comprised
in Paimash No.1347, T.S.No.67, in Block No.33, bearing Plot No.20, in Rajaji
Street, Reddy Kuppam Road , Chennai, situated at Zamin Mambalam
Village, Chennai District, to and in favour of A.E.Bhurangam Nayudu, Vide
Sale Deed Registered as Document No.3114/1962 dated 03/10/1962, SRO
T.Nagar.

AND WHEREAS subsequently A.E.Bhurangam Nayudu, died intestate
on 24/06/1993, leaving behind his wife Sakuthala Devi, Son A.B.Sampath
Kumar and Daughter Vidya Devi, as his surviving Legal Heirs which is
evidenced by the Legal Heirship Certificate of A.E.Bhurangam Nayudu, Vide
D.Dis No.9102/1997, issued by The Tashildar, Mambalam- Guindy Taluk.
AND WHEREAS Sakunthala Devi, A.B.Sampath Kumar and Vidya
Devi, have inherited the above mentioned property being Vacant Land
measuring an extent of 3078 Sq.ft., Comprised in Paimash No.1347,
T.S.No.67, in Block No.33, bearing Plot No.20, in Rajaji Street, Reddy
Kuppam Road, Chennai, situated at Zamin Mambalam Village, Chennai
District, and were entitled to 1/3rd Undivided Share each in the same.

AND WHEREAS Sakuthala Devi, A.B.Sampath Kumar and Vidya Devi,
have appointed Om Prakash as their Power Agent empowering to deal with
part of the mentioned property being Vacant Land measuring an extent of
1453 Sq.ft., out of 3078 Sq.ft., Comprised in Paimash No.1347, T.S.No.67,
in Block No.33, bearing Plot No.20, in Rajaji Street, Reddy Kuppam Road,
Saidapet, Chennai- 600 015, situated at Mambalam Village, Chennai
District, along with powers of alienation, Vide Deed of General Power of
Attorney Registered as Document No.131/1997, SRO Joint II Saidapet.

AND WHEREAS subsequently Sakuthala Devi and Vidya Devi, have
released their 2/3rd Undivided Share, Right, Title and Interest in the Vacant
Land measuring an extent of 1625 Sq.ft., out of 3078 Sq.ft., Comprised in
Paimash No.1347, T.S.No.67, in Block No.33, bearing Plot No.20, in Rajaji
Street, Reddy Kuppam Road, Saidapet, Chennai- 600 015, situated at
Mambalam Village, Chennai District, to and in favour of A.B.Sampath
Kumar, Vide Release Deed Registered as Document No.587/1999 dated
30/03/1999, SRO T.Nagar.

AND WHEREAS A.B.Sampath Kumar has entered into a
Memorandum of Agreement dated 19/04/1997, with M/s.Vasantham
Constructions Represented by Om Prakash, to develop the entire property,
in and by which 55% of Undivided Share in the Land along with its
proportionate built up area was allotted to the share of the Builder and the
remaining extent of 45% of Undivided Share in the Land along with the
proportionate built up area will be retained by the Owner.

AND WHEREAS A.B.Sampath Kumar and 2 others, Represented by
their Power Agent OM Prakash, had obtained Planning permit to construct a
Residential Building with 2 Dwelling Units each in the Ground, First and
Second Floors, at Old Door No.30, New Door No.6, Plot No.20, Rajaji Street,
Reddy Kuppam Road, Saidapet, Chennai -600 015, and the same has been
approved Vide Planning Permit No.3379/1997, and the Building Approval
Vide No.2950/1997 both dated 23/05/1997, issued by The Commissioner,
Chennai Corporation and the same has been Regularized Vide
RP/REGI/B4/057/2001 dated 27/12/2001, issued by The Member
Secretary, CMDA, Chennai.

AND WHEREAS Sakuthala Devi, A.B.Sampath Kumar and Vidya Devi,
Represented by their Power Agent OM Prakash, have sold 1/6 th Undivided

of 275 Sq.ft., of passage, Comprised in Paimash No.1347, T.S.No.67/2, in
Block No.33, at Old Door No.30, New Door No.6, Plot No.20, Rajaji Street,
Reddy Kuppam Road, Saidapet, Chennai -600 015, situated at Mambalam
Village, Chennai District, to and in favour of A.S.Purna Lakshimi, Vide Sale

Agreement dated 18/12/1998, with M/s.Vasantham Constructions

New Door No.6, Plot No.20, Rajaji Street, Reddy Kuppam Road, Saidapet,
Chennai -600 015.

AND WHEREAS A.S.Purna Lakshimi has become the sole and
absolute owner of the property being Residential Flat bearing No.A-3, in the
Second Floor, with 518 Sq.ft., of built up area, including common areas,
together with 1/6th Undivided Share (242 Sq.ft.,) in the Land measuring an
extent of 1453 Sq.ft., Comprised in Paimash No.1347, T.S.No.67/2, in Block
No.33, at Old Door No.30, New Door No.6, Plot No.20, Rajaji Street, Reddy
Kuppam Road, Saidapet, Chennai -600 015, situated at Mambalam Village,
Chennai District and has been enjoying the same without any let or
interferences.

Sq.ft., Comprised in Paimash No.1347, T.S.No.67/2, in Block No.33, at Old

District to and in favour of G.Rama Devi, the VENDOR herein, Vide Sale

AND WHEREAS G.Rama Devi, the VENDOR herein, has become the
sole and absolute owner of the property being Residential Flat bearing No.A-
3, in the Second Floor, with 518 Sq.ft., of built up area, including common
areas, together with 1/6th Undivided Share (242 Sq.ft.,) in the Land
measuring an extent of 1453 Sq.ft., Comprised in Paimash No.1347,
T.S.No.67/2, in Block No.33, at Old Door No.30, New Door No.6, Plot No.20,
Rajaji Street, Near Reddy kuppam Road, Saidapet, Chennai -600 015,
situated at Mambalam Village, Chennai District and has been enjoying the
same without any let or interferences.

AND WHEREAS G.Rama Devi, the VENDOR herein, is desirous of
selling the above mentioned property being Residential Flat bearing No.A-3,
in the Second Floor, with 518 Sq.ft., of built up area, including common
areas, together with 1/6th Undivided Share (242 Sq.ft.,) in the Land
measuring an extent of 1453 Sq.ft., Comprised in Paimash No.1347,
T.S.No.67/2, in Block No.33, at Old Door No.30, New Door No.8, Plot No.20,
Rajaji Street, Near Reddy kuppam Road, Saidapet, Chennai -600 015,
situated at Mambalam Village, Chennai District, morefully described in the
schedule hereunder to the PURCHASERS herein for a Total Sale
Consideration of Rs.15,42,640/- (Rupees Fifteen Lakhs Forty Two Thousand
Six Hundred and Forty Only) free from encumbrance, claims and demands.

AND WHEREAS the PURCHASERS HEREIN has also agreed to
purchase the schedule mentioned property being Residential Flat at the
above mentioned price free from all encumbrances in the following terms
and conditions:
NOW THIS DEED OF ABSOLUTE SALE WITNESSETHAS FOLLOWS:
That Total Sale Consideration of Rs.15,42,640/- (Rupees Fifteen
Lakhs Forty Two Thousand Six Hundred and Forty Only) has been paid by
the PURCHASERS to the VENDOR in the following manner :
1. Rs.9,50,000/- ( Rupees Nine Lakhs and Fifty Thousand Only) has
been paid Vide Demand Draft No.612135 dated 26/11/2019, drawn
on Indian Overseas Bank, Stella Maris College Branch,

2. Rs.5,92,640/- (Rupees Five Lakhs Ninety Two Thousand Six Hundred
and Forty Only), has been paid Vide Demand Draft No.612137 dated
27/11/2019 Drawn on Indian Overseas Bank, Stella Maris College
Branch, in favour of the VENDOR herein.
The receipt of which sum paid in the manner aforesaid the VENDOR doth
hereby expressly admit, acknowledge and acquit the PURCHASERS from
further payment thereof and doth hereby sell, transfer by way of absolute
sale the Residential Flat morefully described in the Schedule hereunder to

the PURCHASERS together with all rights, ways, easements, liberties,
privileges, advantages and appurtenances whatsoever reputed to belong
thereto or usually enjoyed therewith and all the estate, right, title, interest,
property claim and demand whatsoever of the VENDOR unto and upon the
said property hereby conveyed and more particularly described in the
schedule hereunder to have and hold the same to and unto the use and
benefit of the PURCHASERS absolutely for ever from generation to
generation free from all encumbrances.

The VENDOR do hereby declare and assure the PURCHASERS that
the said schedule mentioned property being Residential Flat hereby
conveyed is the absolute property of the VENDOR herein and that the
VENDOR has every manner of right to deal with the same in the manner
hereby done and none other than her have any title, claim or interest in the
said property.
The VENDOR do hereby further declare and assure the PURCHASERS
that she has not done or omitted or knowingly suffered or been a party or
privy to any act or deed where their rights to deal with the said Residential
Flat hereby conveyed in the manner hereby done have been to any extent
impeached, encumbered or effected in estate, title or otherwise.

The VENDOR do hereby covenant with the PURCHASERS that there
are no encumbrance of any nature whatsoever over the said property by way
of any charge, mortgage, lien or security or of any other like nature and that
there are no attachments over or in respect of the said property hereby
conveyed of any court, civil, criminal or revenue or any other tribunal or
governmental or quasigovernmental bodies or public authorities and that
there are no lispendens over the property and that the VENDOR has not
entered into any agreement of any nature in respect of the said Residential
Flat hereby conveyed by which her rights to deal with the same in the
manner hereby done is affected or impaired to any extent.

The VENDOR do hereby declare that she has paid all the taxes and all
other public charges, in respect of the said property upto the date of sale
hereof and further covenants with the PURCHASERS that any amount that
may be found due by way of such taxes or other charges or outgoings for
any period prior to this deed of sale, the VENDOR shall pay all such
amounts due and in the event of the PURCHASERS however being made
liable to pay any such amount, on all or any of these accounts the VENDOR
hereby undertake to make good to the PURCHASERS all such sums.

The VENDOR further hereby covenant with the PURCHASERS that in
the event of there being any encumbrances or any claim from any person or
persons claiming through or under the VENDOR or in trust for her or from
any other person over or in respect of the said property, then in all such
cases the VENDOR shall indemnify the PURCHASERS to the fullest extent to
reimburse them for any loss or expenses that may be occasioned to them on
account of any such encumbrances or any claim, demand or damage of any
nature on account of any defect in the title of the VENDOR to the said
property or arising out of any liability of the VENDOR to the said property or
any of her predecessor-in-title with regard to or touching and in respect of
the schedule mentioned Residential Flat hereby conveyed.

The VENDOR do hereby covenant with the PURCHASERS that the
PURCHASERS shall hereafter peacefully and quietly possess, enjoy and own
the said property hereby conveyed absolutely and receive all rents and
profits thereof without any let or hindrance, interruption, disturbance or
claim from the VENDOR or anyone else claiming or purporting to claim
through or in trust for her or from anyone else.
To this effect the VENDOR in favour of the PURCHASERS execute this
deed of sale.

The VENDOR has on this day put the PURCHASERS in possession of
the property hereby conveyed and handed over all the Original title deeds
relating to the property and also signed the necessary patta transfer
application for the mutation of the Revenue Registry in favour of the
PURCHASERS.
