Hereinafter called the PURCHASERS of the Other Part which
expression wherever the context so requires shall mean and

include his heirs, executors, administrators, legal representatives,
successors etc.
WHEREAS, the Vendor herein is the sole and absolute owner in
lawful and peaceful possession of the property bearing Southern
Portion Site No.43, Old Katha No.77/3, New Katha No.77/3b and
77/2, PID No. 150200200201000278, situated at Soladevanahalli
Villege, Hesaraghatta Hobli, Bangalore North taluk, Bangalore and
measuring East to West 9.90 Square Meters, North to South 7.77
square Meters totally measuring in all 139.35 Square Meters
consistent residential building having built up area in ground floor
approximately measuring 37.16 Square Meters (400 Square feet)
having mosaic flooring and jungle wood, First floor approximately
measuring 51.09 Square Meters(550 square feet) having mosaic
flooring and jungle wood and Second Floor approximately
measuring 51.09 Square Meters(550 square feet) having mosaic
flooring and jungle wood, which is more fully described in the
schedule given hereunder and hereinafter referred to as the
Schedule Property.

WHEREAS, one Smt. M. Lakshmi had purchased the schedule
property by a registered Sale Deed dated:15.12.2004, Registered at
the office of Sub-Registrar, Yelahanka, Bangalore, registered as
Document No.YAN-1-18257-2004-05, stored in CD. No. YAND98,
Book-I from Sri. Marisamaiah, Sri. D. Hanumanthrayappa and Sri.
M. Krupakara. Subsequently Smt. M. Lakshmi sold the property to
Sri. Y. Lakshminarayan Reddy, and the said sale deed was
registered as Document no.HSR-1-01159/2013-14 of Book-1,
Stored in CD No HSRD-151, DATED 06.06.2013, REGISTERD IN
THE OFFICE of the Sub Registrar, Gandhi Nagar (Hesaraghatta),
Bangalore.
WHEREAS Sri. Y. Lakshminarayan Reddy, So/ Late. Narasimha
Reddy, Aged about 48 years, residing at No.42, Sri Sai Ganesha
Nilaya, KHB Colony, Near Police Quarters, Krishna Nanda Nagara,
Bengaluru-560096 sold the Schedule Property to the VENDOR by
a registered sale deed dated 30.01.2015 registered as Document

No.HSR-1-02584-2014-15 of (2015) of Book 1 C.D No. HSRD181
filed at pages 1 to 12 at the office of Sub-Registrar, Gandhi Nagar
(Hesaraghatta), Bangalore.
WHEREAS the VENDOR herein has been in exclusive
possession and enjoyment of the property more fully described in
the Schedule hereunder with a constructed house thereon, which
was constructed by her with her self-earned funds, till date.
WHEREAS the VENDOR is the exclusive owner of the
property more fully described in the Schedule hereunder and he
has absolute right to dispose of the same as in the manner she
wishes;
AND WHEREAS the VENDOR is in need of funds in order to
meet her personal commitments and family expenses and has
decided to sell the property more fully described in the Schedule
hereunder for a sum of Rs 24,20,000 /- (Rupees Twenty- Four
Lakhs Twenty Thousand only) and the PURCHASERS herein have
also agreed to purchase the same for the said price.

NOW THIS DEED OF SALE WITNESSETH
That in pursuance of the foregoing and in consideration of
Rs.24,20,000/- (Rupees Twenty Four Lakhs Twenty Thousand
only) paid by the Purchasers to the Vendor, the receipt of which
the Vendor, hereby accept and acknowledge in full and final
settlement and satisfaction of the entire sale consideration, the
Vendor hereby grants, transfers and conveys UNTO the
Purchasers, BY WAY OF SALE, all that piece and parcel of the
Schedule Property absolutely and forever together with all rights,
easements and privileges, appurtenant thereto, TO HAVE AND TO
HOLD the same, to the Purchasers, as its absolute owner. The
Vendor has received the sale consideration and acknowledges the
same.
THE VENDOR COVENANT WITH THE PURCHASERS AS
FOLLOWS:
1. That the Purchasers shall be entitled to quietly enter upon,
hold, possess and enjoy the Schedule Property hereby

conveyed, as absolute owner, without any interference or
disturbance by the Vendor or their predecessors-in-title or
any one claiming through or under them or any person
claiming any legal title thereto.
2. That the title of the Vendor to the Schedule Property hereby
conveyed is good, marketable and subsisting and that they
have unobstructed power to convey the same and that there
is no legal impediment for this sale under any law, order,
decree or contract or any court order.
3. That the Vendor are the absolute owners of the Schedule
Property and that no one else has any right, title, interest or
share therein.
4. That from this day onwards neither the Vendor nor any
members of their family have any manner of right title,
interest or claims over the Schedule property or any portion
thereof. That the Property hereby conveyed is not subject to

any encumbrances, attachments, court, insolvency
proceedings, acquisition proceedings or charges of any kind.
5. That there are no encumbrances or any settlement, will,
charge, lien, mortgages, attachments, insolvency
proceedings, maintenance charges, either by agreement,
order or decree pending or threatened legal proceedings or
land acquisition
proceedings or notifications of any kind or any other security
or claims on the schedule property that may in any manner
derogate from the full and absolute ownership of the
property hereby conveyed.
6. That the Vendor has paid all municipal property taxes and
other taxes, rates, cases in respect of the Schedule Property
up to the date of sale and on the Schedule Property and the
Purchasers shall be liable to pay the same hereafter in
respect of the Schedule Property.

7. That the Vendor have this day delivered the vacant
possession of the Schedule Property to the Purchasers and
the Purchasers shall be entitled to be in peaceful possession
and enjoyment of the Schedule Property as absolute owners
without any interruption, disturbance, and lawful eviction
and the like from the Vendor or any person or persons
claiming under or in trust for the Vendor or their
predecessors-in-title.
8. That the Purchasers is entitled to secure separate Khatha of
the Schedule Property from the competent authority. The
Vendor shall provide all necessary
assistance/information/documents to enable the Purchasers
9. To obtain the Khatha of the Schedule Property and the
Purchasers shall have every right to sell, gift, lease, mortgage
or otherwise alienate or deal with the Schedule Property as
the Purchasers wish.
10. That the Vendor have this day delivered all original/copy of
the documents of title relating to the Schedule Property to
the Purchasers.

11. That the Purchasers has paid the applicable stamp duty and
registration charges under this Deed.
SCHEDULE OF PROPERTY
ALL THAT PIECE AND PARCEL of the property bering southern
portion Site No. 43, Old Khatha No. 77/3, New Khatha No. 77/3b
and 77/2, PID No. 150200200201000278, situated at
Soladevanahalli Villege, Hesaraghatta Hobli, Bangalore North
taluk, Bangalore and measuring East to West: 9.90 Square Meters,
North to South: 7.77 Square Meters totally measuring in all 139.35
Square Meters consistent residential building having built up area
in ground floor approximately measuring 37.16 Square Meters
(400 Square feet) having Mosaic Flooring and Jungle Wood, first
floor, approximately measuring 51.09 Square Meters (550 Square
Feet) having Mosaic Flooring and Jungle Wood and second floor
approximately measuring 51.09 Square Meters (550 Square feet)
having Mosaic flooring and Jungle Wood, together with all

appurtenances whatsoever whether underneath or above the
surface and Bounded on the:

The Market Value of the Property is Rs 24,20,000 /- (Rupees
Twenty-Four Lakhs Twenty Thousand only)
