SALE DEED
This SALE DEED is made at ___ on this 10th day of September 2022
BY AND BETWEEN
Mrs...___W/o Shri ___ (Aadhar No._____& PAN______) R/o__ (hereinafter referred to as the
“VENDOR”, (which expression shall mean and include his legal heirs, successors, legal representatives,
administrators, executors, nominees and assigns) of the FIRST PART;
AND
Mr.._S/o Shri ___ (Aadhar No._____& PAN______) R/o__ (hereinafter referred to as the “PURCHASER”,
(which expression shall mean and include his legal heirs, successors, legal representatives,
administrators, executors, nominees and assigns) of the SECOND PART;
The ‘Vendor’ and the ‘Purchaser’ are individually referred to as a “Party” and collectively referred to as
the “Parties”.
WHEREAS the Vendor is the absolute owner of the property bearing____ which is fully described in the
Schedule annexed herewith and referred to as the Schedule Property.
WHEREAS the Vendor herein was desirous of selling the Schedule Property and the Purchaser is desirous
of buying the same on the terms and conditions below mentioned.
NOW THIS DEED OF SALE WITNESSETH
In consideration of a sum of Rs. ___ paid by the purchaser to the Vendor, by Demand Draft/Cheque
bearing No.__ dated___drawn on ____ Bank, as the absolute owner in possession of the property___ do
hereby sells, conveys, transfers the right, title and interest in the property__ absolutely and free from all
encumbrances in favour of the purchaser herein along with the rights, privileges and appurtenances of
whatever nature in or to the Schedule Property.
THE VENDOR DOTH HEREBY COVENANT WITH THE PURCHASER AS FOLLOWS:
1. That the property more fully described in the Schedule hereunder shall be quietly and peacefully
entered into and held and enjoyed by the PURCHASER without any interference, interruption, or
disturbance from the VENDOR or any person claiming through or under him.
2. That the VENDOR hereby undertakes to unconditionally indemnify the PURCHASER against any
defect in the title or against any claim or demand whatsoever in respect of the Schedule
Property including the costs/expenses of litigations, if any, that may be incurred by the
PURCHASER to defend his title to the Schedule property.
3. That the property is not subjected to any encumbrances, mortgages, charges, lien, attachment,
claim, demand, acquisition proceedings by Government or any kind whatsoever.
4. That the VENDOR shall pay and bear all the taxes, rates, cesses and other outgoing due to Local
bodies, urban, and other authorities in respect of the property described in the Schedule
hereunder up to the date of execution of this sale deed and the PURCHASER shall bear and pay
the same hereafter. If any arrears are found due to the earlier period, the same shall be
discharged by the VENDOR.
5. That the VENDOR has on this day put the PURCHASER in possession of the Schedule property
and delivered the original title document in respect of the Schedule property.
6. That the VENDOR further undertakes to execute, register such other documents in favour of the
PURCHASER at his cost to convey him more effectively the Schedule property.
7. That the VENDOR does hereby covenants and assures that the PURCHASER is entitled to have
mutation of his name in all public records, local body.
SCHEDULE OF PROPERTY
The Market Value of the property is Rs.
