knowledge, you identify yourself with the Personal Identification Document -DPI [for its
initials in Spanish]- Unique Identification Code -CUI [for its initials in Spanish]- two thousand
six hundred twenty-two, seventy-nine thousand seven hundred fifty-four, zero one hundred
one, (2622-79754-0101) issued by the National Registry of People. Who acts in his capacity
as SOLE ADMINISTRATOR AND LEGAL REPRESENTATIVE of the entity called
GUATEMALTECOS, SOCIEDAD ANÓNIMA, a quality that is accredited with the notarial act
of his appointment, authorized in this city on the seventeenth day of August, two thousand
and twenty-two, by Notary José Manuel García Barrientos, which is duly registered in the
General Commercial Registry of the Republic under registration number six hundred and
seventy thousand eight hundred and seventy-two, folio four hundred and forty, book eight
hundred (607872, 440, 800) of Auxiliaries of Commerce. The aforementioned entity may be
referred to as THE LESSOR, and on the other hand, appears Mrs. ANA CRISTINA, fifty-two
years of age, married, executive, of American nationality, currently residing in Guatemala,
who identifies herself with the passport type P, USA code, number five hundred forty-six
million, one hundred forty-six thousand, six hundred four (546146604) issued by the
government of the United States of America. Who states that she acts as General Agent
with Representation of the entity GUATEMALA, SOCIEDAD ANÓNIMA, a quality that is
accredited with the First Testimony of public deed number sixty-three (63), authorized in this
city on the thirteenth of March, two thousand and twenty-one, by Notary Marcos Ponciano,
which contains Protocolization of General Mandate with Representation, granted by the
entity GUATEMALA, SOCIEDAD ANÓNIMA, in favor of Irma Juárez, which is registered in
the General File of Protocols under registration number ONE (1) of the POWER five hundred
seventy-eight thousand four hundred sixty-eight dash E (578468-E) duly registered in the
Registry of Republic Persons under item number four hundred eighty-seven (487), folio four
hundred eighty-seven (487) book three ( 3) Legal Mandates. Said entity, in the course of

this instrument, will be called THE LESSEE. The appearing parties confirm that they have
the identification data indicated above and assure me that they are in the free exercise of
their civil rights. I, the Notary, attest that the representation exercised by Mr. JULIO
ÁLVARES and IRMA JUÁREZ are sufficient in accordance with the law in my opinion for
this act, and orally and in the Spanish language they enter into a LEASING AGREEMENT
OF REAL ESTATE AND DEPOSIT. In accordance with the clauses: FIRST: JULIO
ÁLVAREZ and his representative state the entity GUATEMALTECOS, SOCIEDAD
ANÓNIMA, which is the sole and legitimate owner of an apartment identified with the number
one thousand one hundred eleven (1111) and two parking spaces identified with the
numbers one hundred ( 100) and one hundred one (101), of the south tower of the Luz
Building located in the Plaza, zone ten, Guatemala City. SECOND: THE LESSOR continues
to state that by this act it leases to the entity GUATEMALTECOS, S.A. the property already
identified in the previous clause under the following conditions: a) RENT: The rent will be
TWO THOUSAND ONE HUNDRED DOLLARS OF THE UNITED STATES OF AMERICA
(US$2,100.00), said payment includes the Value Added Tax -VAT-, and maintenance fee,
income that will be paid monthly in advance and without the need for collection or any
requirement the first fifteen days of each month, as long as the lessor has delivered the
invoice to the lessee's offices or electronically to the email da@gmail.com within the
stipulated time. By common agreement between THE LESSOR and THE LESSEE, they
agree that the rent will be paid in dollars, and if the actual day of payment is a non-business
day, the payment will be made on an immediate business day by means of transfer to a
monetary account in dollars number two dash five million. eight hundred six (2-5806000),
from Banco G&T Continental, in the name of Guatemaltecos, S.A. If "The Lessee" does not
pay the rent within the stipulated period, she will pay a fine equivalent to two percent (2%)
monthly on the overdue amount, starting from the fifteenth day of delay and until the day
that "The Lessee" receives to its entire satisfaction the amounts owed. b) TERM: The term
of this contract will be nine (9) months on a mandatory basis, with the exception of what is
stipulated below, in the third clause; Said period begins on April 1, two thousand twenty-
three, which will end on December thirty-one, two thousand twenty-three. The indicated
period may be extended or renewed by exchange of letters for up to one year; If the LESSEE
wishes to terminate this contract or its extensions, it will give notice one month in advance
of the expiration date of the term or extension as long as the term that is in force exceeds
the first year of the term. However, if one of the parties does not notify the other of its desire
to extend the contract and the lessor receives the rents after the expiration date, the contract
will be understood to be extended for periods of one month in duration, preserving this deed
all its legal value and effectiveness while the tenant occupies the property. The lessee must
return the Property, upon expiration of the term and its extensions, vacating it completely

and returning it in good condition except for deterioration caused by normal and current use,
delivering the keys to the lessor. In any case, the leasing relationship will be governed by
this instrument until the day that the leasing entity receives the property to its complete
satisfaction and the lessee has paid all of its obligations. It is expressly agreed that in order
to extend the term of the contract, it will be essential that the lessee is up to date with the
payment of the rents, since otherwise the contract will automatically expire, without any
liability on the part of the lessor; c) DESTINATION: The property given for lease will serve
solely and exclusively for the family home of IRMA JUÁREZ y Familia, executive tenant, and
her family unit, being prohibited from subleasing in whole or in part, as well as varying this
purpose; d) CONDITION OF THE PROPERTY: The property is delivered in good habitable
conditions, with all its services working well. The leasing entity is obliged to return it in the
same situation, except for normal deterioration due to its rational use, the paint must be in
good condition and the same color in which it was delivered. Minor repairs, such as changing
light bulbs and minor damage to faucets, are the responsibility of the renting entity. FIFTH:
PROCEDURAL EFFECTS: The testimony of this deed will be a perfect executive title and
the lessee accepts the obligation claimed from them as liquid, enforceable and expired. The
knowledge and resolution of conflicts that arise due to this lease will be the exclusive
jurisdiction of the Courts of Justice of this city, to whose jurisdiction the lessee submits,
waiving any other jurisdiction that may correspond to them, for this purpose the The lessee
indicates the leased property as the place to receive notifications, and is obliged to
communicate in writing any changes made; otherwise, any changes made there will be
considered correct. SIXTH: That in the related terms the grantors ACCEPT the content of
