LEGAL OPINION

One Mr. Paulraj S placed to me a property document to scrutinize the legal opinion for
the piece and parcel of Agricultural Land admeasuring 2 Acre 12 Cents comprised in
S.No.25/1B1 – 28 cents, S.No.27/2A – 52 cents, 27/2B1 – 22 cents, S.No.27/1 – 61 Cents,
and S.No.27/3A – 13 cents in Village No.61, Appur Village, Chengelpet Taluk,
Kanchipuram District.

The Following Xerox copy of documents are pursued;

1. I verified the Sale deed dated September 13, 2001 registered as an document
No.2084 of 2001 by Muniammal W/o. Shanmugam to Mr.R.Arul Selvan S/o.
Krishnan Rajamanickam.

2. I verifited the Power of Attorney dated October 04, 2000 registered as an


document No.251 of 2000 by Muniammal W/o. Shanmugam to Muralidharan
S/o. Govindharaj.

3. I verified the Sale deed dated March 03, 1969 registered as an document No.571
of 1969 by Saroja and others to Muniammal W/o. Shanmugam.

4. I verified the Sale deed dated April 11, 1966 registered as an document No.916 of
1966 by Munisamynadar to Muniammal W/o. Shanmugam.

5. I verified the Sale deed dated April 11, 1966 registered as an document No.915 of
1966 by Arumuga Nadar to Muniammal W/o. Shanmugam.

6. I verified the Patta Copy No.179 in the name of Muniammal W/o. Shanmugam.
7. I verified the Chitta Copy in name of Muniammal W/o. Shanmugam.

8. I verified the Patta Copy No.32 in the name of Arul Selvam.

9. I verified the Chitta Copy in the anme of Arul Selvam.

10. I verified the Adangal for the S.No.25 and 27.

11. I verified the FMB Sketch for the S.No.25 and 27.

12. I verified the Old ‘A’ Register for the S.No.25 and 27.

13. I verified the NOC from Revenue Department dated April 17, 2009.

14. I verified DTCP Approval Letter No.63/2009.

15. I verified the President Resolution No.64 dated Febraury 20, 2013.

16. I verified the Partnership deed dated April 16, 2003 of Fidelity Agro Farm.

17. I verified the Partnership Reconsitution deed dated April 06, 2012 of Fidelity
Agro Farm.

18. I verified the Certificate of Registrar of Firms for Fidelity Agro Farm.
SCHEDULE OF PROPERTY

All the piece and parcel of Agricultural Land admeasuring 2 Acre 12 Cents comprised in
S.No.25/1B1 – 28 cents, S.No.27/2A – 52 cents, 27/2B1 – 22 cents, and S.No.27/3A – 13
cents, S.No.27/1 – 61 cents in Village No.61, Appur Village, Chengelpet Taluk,
Kanchipuram District.
OPINION ON TITLE

As per the verification of the Registered Sale Deed, and other connected documents
issued by the Revenue Authority, the Encumbrance Certificate dated December 21,
2022. I am of the considered opinion for all the piece and parcel of Agricultural Land
admeasuring 2 Acre 12 Cents comprised in S.No.25/1B1 – 28 cents, S.No.27/2A – 52
cents, 27/2B1 – 22 cents, and S.No.27/3A – 13 cents, S.No.27/1 – 61 cents in Village
No.61, Appur Village, Chengelpet Taluk, Kanchipuram District. It is pertinent to note
that I am giving this opinion as per the records and whoever wanted to purchase the
same may be verified with the present Registration, revenue records Encumbrance
certificate to date.

Overall, I am giving the opinion on the title for the period till December 21, 2022, and no
encumbrance subsists in the mentioned scheduled property.
