DEED OF ABSOLUTE SALE
KNOW ALL MEN BY THESE PRESENTS:
This Deed of Absolute Sale, made and entered this ___________________ in
_________________, by and between:
JAYJAY CRISTOBAL married to Jessel A. Cristobal, of
legal age, Filipino Citizen and with address at 211 Cahilan 1,
Lemery, Batangas hereinafter referred to as the “VENDOR”;
- and -
JAMES ANDREW SABADO, of legal age, Filipino Citizen and
with address at _______________________________________;
JAKE WEASLEY SAGUN, of legal age, Filipino Citizen and
with address at _______________________________________;
both hereinafter referred to as the “VENDEES”.
WITNESSETH: THAT
THAT the VENDOR is the registered and lawful owner in fee simple
parcel of land and all improvements, (if any) existing thereon situated in
Caloocan City, known as “LOT 610 B-6” covered by TRANSFER
CERTIFICATE OF TITLE NO. 001-2022002916 with an area of FOUR
HUNDRED SIXTY FOUR SQUARE METERS (464 SQ.M.), MORE OR LESS.
Said property is more particularly described in the Certified True Copy of
Transfer Certificate of Title No. 001-202202916, copy of which is hereto
attached as Annex “A”;
WHEREAS, the VENDOR has offered to sell to the VENDEES and the
VENDEES has agreed to buy from the VENDOR the above-described property
with the improvements thereon (if any) and the rights pertaining thereto;
NOW, THEREFORE, FOR AND IN CONSIDERATION OF THE SUM OF
FOUR MILLION PESOS (PhP4,000,000.00), Philippine Currency, receipt
whereof is hereby acknowledged and confessed by the VENDOR said VENDOR
do hereby SELL, CEDE, TRANSFER and CONVEY in a manner absolute and
irrevocable unto the VENDEES, their heirs, assigns and/or successor in
interest, the parcel of land and all the improvements thereon (if any) and the
rights pertaining thereto;
That the VENDOR hereby warrants unto the VENDEES full title and
ownership over the land above-described, free from all liens and encumbrances
whatsoever nature or kind;
That the VENDEES hereby agrees to shoulder or to pay all the tax
incidents pertaining to this sale before the Bureau of Internal Revenue as well
as all the transfer and registration fees relevant thereto before the office of the
Register of Deeds;

That this sale has complied with the provisions of Articles 1621-1623 of
the New Civil Code of the Republic of the Philippines.
That this document can be registered under Act 496.
IN WITNESS WHEREOF, the parties have hereunto signed this DEED
