KNOW ALL MEN BY THESE PRESENTS THAT, we, 1]
Mohammed Ali Nalmadi, aged about 42 years, s/o late Mr.
Mohammed Shameel Nalmandi, residing at no.1- 1a, lioyd road
cooke town bangalore - 560084 & 2] Mr. SYED AMJAD PASHA,
aged about 45 years S/o Mr. Syed Taj Peeran Residing at No.
1901, New No. 18, 8th Cross, Samadhana Nagar, Near Mariamma
Temple, K. G. Halli, Bangalore-560045. do hereby constitute,
nominate and appoint as our Lawful Attorney for me and in my
name and on behalf to do and execute, perform or cause to be
done, executed and performed all or any of the following acts,
deeds and things;
WHEREAS, the 1] Mr. AJMAL SHAIK s/o Mr. S. A. Ahmed & 2]
Mrs. SALMA w/o Ajmal Shaik are the absolute owners of
immovable property together with the entire structures standing
thereon bearing Municipal No.10 (formerly No.17), Unique Property
ID No.91-44-10 Situated at Kumaraswamy Naidu Road Frazer
Town, coming under the Jurisdiction of the Bruhat Bangalore
Mahanagara Palike Ward No.91, Bangalore morefully described in
the Schedule Hereunder and hereinafter referred to the SCHEDULE
'A' PROPERTY
AND WHEREAS the said 1] Mr. AJMAL SHAIK s/o
Mr.S.A.Ahmed & 2] Mrs. SALMA w/o Ajmal Shaik formulated a
scheme for the development of the SCHEDULE 'A' PROPERTY and
construction of a multi-storied residential building consisting of
residential units and persons desirous of acquiring a residential unit
in the said building are required to purchase the said unit with the
specified percentage of undivided right, title and interest in the land
comprised in the SCHEDULE 'A' PROPERTY;
AND WHEREAS the said 1] Mr. AJMAL SHAIK s/o

Mr.S.A.Ahmed & 2] Mrs. SALMA w/o Ajmal Shaik commenced
the construction of the said multi-storied residential building known
as " A. J RESIDENCY;
WHEREAS the we have identified a flat bearing No.502, on Fifth
Floor, having a super built up area of 2000 sq ft or thereabouts
along with One covered Car Parking space of the multi storied
building known as A. J RESIDENCY’ along with 693 sq ft of
UNDIVIDED share right title and interest in the SCHEDULE ‘A’
PROPERTY and Agreed to Purchase the said Flat which is more
fully described in the schedule hereunder as SCHEDULE 'C'
PROPERTY along with the undivided share, right, title, interest and
ownership in the land comprised in the Schedule 'A' Property which
is more fully described in the schedule hereunder as SCHEDULE 'B'
PROPERTY and accordingly the we have approached the said 1]
Mr.AJMAL SHAIK s/o Mr.S.A.Ahmed & 2] Mrs. SALMA w/o
Ajmal Shaik and we had agreed to purchase the same under a
registered sale agreement dated 15-10-2020 which sale
agreement is registered as document bearing No.HLS-1-02921-
2020-21 stored in CD No.HLSD 610 dt: 15-10-2020 registered in
the office of the Sub-Registrar Halasooru, Bangalore.
WHEREAS we unable to be present before this Hon’ble authority
for the purpose of the registration of the cancellation deed of
agreement of sale dated 15-10-2020 if any as required under the
law for the time being in force, in our name and on our behalf,
hence in our absence it has become imperative and necessary to
appoint the abovesaid person as our true and lawful Attorney for
us and on our behalf to do the following acts, deeds and things;
1. Appear before the Sub-Registrar for the purpose of
registration cancellation of agreement of sale /
rescindment of the contract in our name and on our
behalf;
2. In connection with the powers granted herein to sign and
to execute the cancellation of agreement of sale /
rescindment of the contract or by whatever name called

for registration of the same before the Concerned Sub-
Registrar at Bangalore;
3. To apply and obtain Non-Judicial stamp papers and to
make necessary payments thereof on our behalf and to
draw the Deed of rectification as required under the law
for the time being in use;
4. To sign forms, affidavits and other relevant papers on
our behalf in connection with the Registration of the
deed of rectification o before the Sub-Registrar of
Assurances or witnesses and to do all such acts, deeds
and things that may be necessary for the successful
completion of the deed of rectification in our favour and
on our behalf;
AND GENERALLY to do all acts, deeds and things that may be
necessary for the aforesaid purpose and we do hereby agree to
RATIFY and CONFIRM all and whatsoever acts, deeds, things and
assurances that our ATTORNEY shall lawfully do by virtue of this
POWER OF ATTORNEY as acts, deeds, things and assurances
done by us as if we were personally present to do the same;
SCHEDULE ‘A’ (ENTIRE PROPERTY)
ALL THAT PIECE AND PARCEL OF IMMOVABLE PROPERTY
BEING THE RESIDENTIAL PROPERTY together with the entire
structures standing thereon bearing Municipal New No.10 (formerly
No.17), Unique Property ID No.91-44-10 Situated at Kumaraswamy
Naidu Road, Frazer Town, coming under the Jurisdiction of the
Bruhat Bangalore Mahanagara Palike Ward No.91,
(Pulikeshinagar), Bangalore and together with all rights, easements,
right to passages, court yards, sewers, drains, wells, waters,
advantages and privileges appurtenant thereto and bounded on the
EAST by No.11, Kumaraswamy Naidu Road,
WEST by Premises No.9, Kumaraswamy Naidu Road

BUILT UP AREA of 2,000 Sq. Ft super Built up area along with
One Covered car parking space in the Stilt floor of the multistoried
residential building known as ‘A. J RESIDENCY to be constructed
on the SCHEDULE ‘A’ PROPERTY with right to pass through all the
common passages leading to the Road and free for ingress and
egress at all times and entitled for all the common areas and
amenities.
The Walls are built out of Brick and Cement with vitrified Tiles
Flooring and RCC roofing. It has electricity, water and sanitary
connections and all other common services, the wood used is
