STRATA PLAN NW 236 THE STATESMAN – RULES
1. GENERAL
1.1. Deliveries
1.1.1. Residents who are moving, renovating, or expecting furniture or appliance
deliveries are required to contact the building manager in writing, two
working days prior, in order to have pads hung in the elevators to prevent
damage.
1.1.2. Moving in or out and deliveries must be restricted to 9:00 a.m. – 6:00 p.m.,
Monday through Friday, and 10:00 a.m. – 5:00 p.m. on Saturdays,
Sundays, and Statutory Holidays.
1.2. Elevator Shaft – If an article is accidentally dropped down an elevator shaft, the
owner is responsible for calling the agent, or will wait until the elevator is serviced
to have it retrieved. Costs incurred in retrieving an article are the responsibility of
the owner.
1.3. Selling Units – During public Open Houses, the realtor or the owner must
accompany viewers to and from the strata lot and through the common areas.
1.4. Workers – Owners must not interfere with or approach workers contracted by the
strata corporation to repair or maintain strata common property. If an owner feels
that the repairs are not being properly carried out, the owner should bring the
matter to the attention of council.
1.5. Visitor Parking
1.5.1. The visitor parking area is allocated for visitor parking only. Violations may
result in a vehicle being towed away.
1.5.2. An overnight visitor, or one visiting for a few days, is required to display a
parking permit on the dashboard indicating which suite is being visited.
The owner is expected to notify guests of the above rule in order to avoid
the embarrassment of having the car towed away. Permits may be
obtained from the building manager.
1.6. Lights – Lights in common areas, e.g. laundry room, saunas, locker room and
lounge, must be turned off when not in use.
1.7. Unnecessary Noise – Residents are to refrain from early morning and late at
night construction noises. Work must be limited to the period between the hours
of 8:00 a.m. – 8:00 p.m., Monday through Friday, and 10:00 a.m. – 6:00 p.m. on
Saturdays, Sundays, and Statutory Holidays.
2. SECURITY
2.1. To ensure the safety and security of all, a resident must not allow entry into the
building of anyone, unless the individual is a guest or is known to the resident.
2.2. Residents must ensure that all common area doors, including the overhead
garage door, are closed after entering or exiting.
2.3. Residents have a responsibility to other residents for protecting their security
keys and door openers.
2.4. Two keys will be issued to each suite. Owners in the building who have more
than two people living in the suite will be accommodated for a deposit of $100.00
for each extra key. A fee of $75.00 will be charged for replacement of each lost
or damaged key.

3. LAUNDRY ROOM
3.1. Laundry facilities are for the sole use of the owners, residents or their guests
living or staying at the Statesman.
3.2. It is the responsibility of all owners to ensure that the laundry room and
equipment are left in a tidy, sanitary condition, that washing machine tubs are
free of debris, and screens in the dryers are cleaned of lint.
3.3. Laundry must be removed as soon as it has been washed or dried.
3.4. Machines are not to be used for washing floor mats or footwear of any kind.
3.5. Articles put in the drier must first be spun through the automatic washer.
3.6 Owners may only use up to three laundry washers, or dryers at one time.

4. GARBAGE
4.1. Garbage must be wrapped and securely tied in plastic bags.
4.2. Care must be taken in the handling of garbage to reduce garbage odours.
4.3. All cardboard boxes must be collapsed to save space and placed in the
cardboard recycling bin.
4.4. Owners are responsible for the recycling of glass containers and Styrofoam. Bins
are not provided for these items.
5. LOCKER ROOM
5.1. Storage items are to be raised off the floor to prevent water damage when the
floor is being washed.
5.2. Nothing must be stored in a top locker that projects as high as the metal mesh at
the top of the locker. This is by order of the New Westminster Fire Department to
allow the sprinkler system to work effectively in the event of a fire.
6. PARKADE
6.1. Security Door Opener – Each owner is responsible for repairing or replacing
automatic door openers when faulty.
6.2. Repairs – Mechanical repairs on cars cannot be carried out on common property.
6.3. Oil Spills
6.3.1. It is the owner's responsibility to clean up oil and exhaust pollution from
his/her assigned parking stall.
6.3.2. A notice will be posted a week before the basement is cleaned to give
each person time to clean up the oil under his/her car.
6.3.3. The assessment charged per clean-up of oil spills in the assigned parking
stall, which are deemed to be excessive, will be a minimum of $50.00,
depending on the extent of the oil spill.
7. LOUNGE
7.1. The lounge may be reserved on a first-come basis by contacting the building
caretaker.
7.2. An owner must sign an agreement provided by the Strata Corporation, which
outlines the responsibilities of the owner.
8. GARDEN
8.1. Owners wishing to use common areas for gardening must seek written
permission and sign an agreement of use form before proceeding.
8.2. The strata council may grant owners the right use common property for
gardening in the designated garden plots for a period of one year only.
8.3. Gardened areas must be kept tidy. Plastic bags, flats, and containers must be
disposed of.
