Adverse Claim

AFFIDAVIT OF ADVERSE CLAIM

I, JORDAN A PROEL, legal age, Filipino, and a resident of P2 Natulongan Kibawe


Bukidnon,Phillipines, after having been sworn to in accordance with law despose and say:

1. Than I am VENDEE of a certain parcel of land situated in Sitio Salucadang ,Brgy. Magsaysay,
Kibawe bukidnon Philippines, with an area of 7.303333 hectares covered by Transfer Certificate
Title No. 18777 of Registry of Deeds for province of Bukidnon, 10 th Branch as per Deed of
Absolute Sale of Real property dated 7 th day of May 2022, more particularly identified as Doc. No.
777, Page No.777, Book No.777, series of 2022 of the Notarial Registry of Atty. Evan Ric Tan of
Tan law office. A Photocopy of Deed of sale dated 7 th day of May 2022 executed executed in my
favor by Efipanio Alipuyo is attached as Annex “A”.

That the above-mentioned real property covered by said Transfer Certificate of Title No.
18777 of the Registry of Deeds for Province of Bukidnon, 10 th Branch, is more described as
follows:

TCT NO. 18776

A photocopy of the TCT NO. 18776 of the Registry of Deeds for Province of Bukidnon, 10 th
Branch is attached as Annex “B”.

2. That the said Deed of Absolute Sale could not as yet be registered for the reason that the
original copy of TCT. 18776 is in the possession of the vendor.

3. That this affidavit is executed to avail of the benefits of section 70 of PD 1529 to Publish facts
to warn any third parties who may have intention.
