                                   AGREEMENT OF RENT
 This Agreement of rent is executed on this the 01" Day of July 2022 by and between:
   M/s Mayuri Associates represented by its Managing Partner Sri MRamakrishna
 slo Late M.Lokanatham, aged about 71 years, resident ofH No 11-5-334/1/2, Red Hills,
  Hyderabad- S00 004, hereinafter referred to as the LESSOR".

   M/s. Sare States Realty Advisors Pvt.Ltd. Represented by its Vice President
  Mr. GVPSKumar Slo Swamiji aged about 41 years, resident of #402, East Villa Door
  No 8-3-678/42/1/D-2, Navodaya Colony, Yellareddyguda, PIN- 500073, herein after

Whereas the Lessor offered to grant lease of the Flat No 201, 2nd floor, Building No 1
 10-74/5/1,Chikotigardens, Begumpet Hyderabad s00 016, of this Lease agreement, the
Lessee came forward to take the said portion for the purpose of Office and both Lessor
and Lessee discussed the terms of Lease and agreed for the following terms. Hence this
agreement of Lease: -
 NOW THIS AGREEMENT OFLEASE WITHNESSETH AS FOLLOWS: -
The Lessor hereby grants lease of the Flat No 201, 2""floor, Building No 1-10-74/5/1,
Chikotigardens, Begumpet Hyderabad - 500 016, as more described in schedule of
property along as per Annexure I of this Lease Agreement, on rent stipulated hereunder
and the Lessee hereby accepts the grant of Lease of the said premises on the following
terms.
    1. The Lease agreement entered by Lessor and Lessee for a period of 11 Months
       commencing from 1"Day of May 2022 to 31 Day of March 2023.
   2. The monthly rent mutually agreed is Rs 19000/- (Rupees Nineteen Thousand
          only)plus GST as applicable
   3. The rent herein stipulated is exclusive of Electricity,
   4. The rent herein stipulated should be paidon or before 10" after end of calendar
         month and obtain a receipt from the Lessor. Maintenance charges should be paid
          as in cash every month, should be paid on or before 10h date of commenced
         calender month,
   5. The Lessee shall pay Electricity charges to the Electricity Dept as per the
         Electricity meter provided at the premises at the prevalent rates on or before due
         date of every month, for the Electricity meter reading as on 30h /31 of the
         preceding month and to provide copies of payment bills to the Lessor obtain a
         receipt from lessor. The Lessee shall pay the Electricity charges regularly. In case
         the Lessee fails to pay the Electricity charges regularly, the Lessor shall not be
         responsible for payment of Electricity bill and in the event of the Electricity
         connection is disconnected either by the lessor or Electricity Department, the
         Lessee shall have no complaint either against the Lessor or against Electricity
         department and in that event the Lessee shall pay the Electricity consumption
         charges in arrears and also restoration charges, ACD charges if any to the
         Electricity Department or Lessor and on that only the Lessor will pay such
         amount paid by the Lessee to the Electricity Department to get the Electricity
         supply restored and on that the Lessee shall have no complaint against the Lessor.

  15.The Lessee shall hand over the furniture, fixtures and fittings provided to said
        portion, as more described in Annexure I, on vacating the portion intact. In the
        event of any damages or destruction of furniture, fixtures and fittings of the said
        portion for the reasons attributable to the Lessee, the Lessee shall replace at their
        cost with new furniture, fixtures and fittings as may be required by the Lessor on
        inspection at the time of vacating and delivering vacant possession of said
        portion.
  16. The Lessee hereby agreed for an escalation 5% increase in rent during the renewal
         of lease agreement period.
      17. The Lessee/Lessor will have an option to extend the Lease period for a further
          period with mutual consent from the date of expiry of Lease agreement.
