am very enthusiastic regarding travelling. Meanwhile as I am traveler as well as doing business of
technology, so I enjoying my business. I have details attachment of business as I own a big shop
named as Sylphone Gadget (Mobile Shop), Address: Shop No 20, Level-2, Korim Ulla Market,

I intend to visit Scarborough, ON for tourism as well meet with my family friends H M Golam
Kabir. Mr Kabir’s family well known to me. I will visit natural beauty, historical sites and vibrant
urban centers of Scarborough. Now I wish to visit Ontario to have some memorable memories
which I will cherish throughout all my life.
I want to visit Canada for 15 days, from July 03st to July 18th 2024. During my stay, I plan to visit
attractions of Ontario cities areas with my Friend.
In addition to visiting my relatives, I am planning to enjoy the great beauty of Canada and visit
some Canadian cities. E.g. for a 15 Day trip as follows:
Day 1: Arrival
- Arrive at Toronto Pearson International Airport.
- Transfer to accommodation in Scarborough.
- Evening stroll around the neighborhood.
Day 2: Scarborough Bluffs
- Visit Scarborough Bluffs for stunning views.
- Relax at Bluffer's Park Beach.
- Explore nearby Guild Park and Gardens.
This itinerary offers a balanced mix of exploring Scarborough's natural beauty, historical
sites, and urban centers, as well as venturing out to discover the diverse attractions of
Ontario with my family friends, ensuring a memorable and fulfilling travel experience.
Here I would like to mention that, I will cover all my expenses during my visit to Canada, including
transportation, accommodation, food, and any other incidental expenses. I have attached my bank
statements for the last Four months as proof of sufficient funds. I hope all these numbers manifest
that I am financially stable. Which is valuation by Notary Public of Bangladesh.

We have performed the procedures enumerated below with respect to the valuation of assets
belonging to Moynul Islam, whose present address is Rayban, Moglabazar, Moglabazar-
3108, Sylhet, Bangladesh as on March 26, 2024 set forth in the accompanying schedules. Our
review as made solely to assist him to estimate the net worth of their wealth on that date. The
procedure we performed is to be summarized as follows:
A. We physically verified all fixed assets belonging to Moynul Islam on March 21, 2024
in order to provide valuation at the current market price.
Our findings are presented in the accompanying schedules. Schedule- A-D, describe the land,
description of land and basis of valuation of other individual categories of assets.
Schedule G provides a summary list of all assets with valuation is attached separately.
We certified that, the valuation as detailed above is fair and customable as on date and our
responsibilities is restricted withing the physical existence of the properties and the value
thereof.

The current market price of the above land should be a few times higher than its original cost
price as it is noted that the current value of land around these locality Sylhet District has
experienced tremendous increase over the recent years and the land has also been developed
by owner, we have however attempted to provide an objective valuation of the land and in
the process taken into consideration the relevant importance of the are where the land is
located.
The price at which recent transform of land have taken place around the locality as known
from officer of Sub-registrar’s office, Sylhet, the views of the local residents and indigenous
brokers etc. After all these relevant points having been considered it is felt quite practical to
estimate the above-mentioned present market value of per decimals land. At the above rate

CASH MEMO
This RENTAL AGREEMENT is executed at SYLHET JUDGE COURT on this 12th July 2023 by
and between:
Moynul Islam, bearing National ID No: 6893469277, S/O Faruk Miah and Hosna Begum residing
at Rayban, Moglabazar, Moglabazar-3108, Sylhet. (Hereinafter jointly and severally called the
“OWNER”, which expression shall include their heirs, legal representatives, successors and
assigns) of the ONE PART:
Tawsif Ahmed Monna, bearing National ID No: 2424006480, S/O Ahmod Hossain, working at
House No: 38, C Block, Uposohor, Sylhet. Having a permanent address at Dariapur, Zakigonj,
Shonashar-3190, Sylhet.
(Hereinafter called the “TENANT”, which expression shall include its legal representatives,
successors and assigns) of the OTHER PART.
WHEREAS the Owner is the absolute owner of the property situated at Gillmont Cottage,
Rayban, Moglabazar, Moglabazar-3108, Sylhet as detailed in Annexure-I, hereinafter referred to
as "Demised Premises".
WHEREAS the Tenant has requested the Owner to grant Rent with respect to the Schedule
Premises and the Owner has agreed to rent out to the Tenant the Property with two-wheeler and
four-wheeler parking space in the ground floor for residential purposes only, on the following
terms and conditions:
1. The rent in respect of the “Demised Premises” shall commence from 01 Aug 2023 and shall be
valid till 01 Jun 2025 Thereafter, the same may be extended further on mutual consent of both the
parties.
2. That the Tenant shall pay to the Owner a monthly rent of BDT. 70,000/- (Seventy Thousand
Taka) only excluding electricity and water bill. The rent shall be paid on or before 7th day of each
month without fail.
3. That the Tenant shall pay to the Owner a monthly maintenance charge of BDT.2000/- (Two
Thousand Taka) towards the maintenance of Generator & Elevator, Salaries towards guards,
Charges for Electricity Maintenance for Common Areas, Charges towards cleaning of Common
Areas and towards maintaining the lawn.
04. That the Rent Agreement will be registered in front of the Registrar and the charges towards
stamp duty, court fee & lawyer/coordinator will be equally borne by the Owner and Tenant.
