22/04/2015 and became the absolute owner &
possessor of the said property. The said property is
of independent and exclusive ownership,
occupation and possession of the sellers thereafter
and that except the sellers, nobody else is having
any right and that sellers have full right and
authority to sell, transfer the said flat and accept
the sale consideration thereof.

The Sellers further assurc the purchaser that the
sellers herein are having full right/authority to sell
the said flat to the purchaser for making its use as
indicated in the present sale deed. Now onwards
the purchaser herein including all the legal heirs,
executors, administrators, successors, assignees,
ete of the purchaser from time to time are entitled
to occupy and own the said property along with all
types of rights in respect of the same and the
purchaser may peacefully possess, enjoy, benefit,
occupy, construct, get constructed the buildings,
grant by way of mortgage, sell out or exchange or
do as per his desire, herein. The Purchaser is also
entitled to rights over anything which appears/is
discovered on excavation of the property on any
directions from today. The sellers further assure
that in regard to the ownership, occupation and
holding of the said property, neither sellers herein
nor any of its legal heirs, executors, successors,

hurdle or raise any objection and if any such thing
is done then whatever loss/damage is sustained to
the purchaser herein, the sellers herein including

The seller further assures to the purchaser herein
that neither the sellers herein nor any of their legal
heirs, executors, successors, administrators,

granted the said property by way of gift to anybody
else nor have transferred or assigned the same nor
any maintenance or residential claim is there on it.
Nor any lawsuit or litigation is pending before any
court of Law or judicial or quasi-judicial or
government authority/office in respect of the said
property. Nor any type of orders have been passed
in respect of the same and also the said property is
not under attachment or seizure and also there is
no stay order over the said property against either
selling, transferring or assigning it or handing over
possession to anybody else. Nor any such order
has been issued and served upon/received by the
sellers herein. Further in respect of the said
property no notice has been issued to the sellers
under any Act nor has any notice in this behalf
been received by the sellers. Further, neither the
whole property more particularly described in the
Schedule written hereunder nor any part thereof is
kept under reservation for any scheme. The sellers
further assure that in future if any person comes
forward claiming any right or share/interest in
respect of the said property having been sold out,
mortgaged, gifted out or in regard to any
maintenance claim/residential claim or any other

in holding, occupation and possession of the
present purchaser. Henceforth no right, title,
interest or share of cither the sellers or any of their
legal heirs, executors, administrators, assignees,
etc is existing and sellers shall not create any
hurdle or objection in any manner whatsoever to
the purchaser.
‘That all papers and documents in respect of the
said property have been handed over by sellers to
the purchaser and excepting the same, the sellers
do not have any other papers with him nor have
