1.

INTENT AND APPLICATION OF THE PROVISION OF THIS SECTION

1.1. The Scope of Works covered under this specification is the complete
construction of a TWO(2) STOREY RESIDENCE.

1.2. This section is prepared in a concise manner, intention of which is to save


time and effort in locating important contents within this specification.

1.3. The execution of this section shall be coordinated and correlated to each
corresponding elaborated sections, notify the Architect immediately for
clarification, whose decision shall be final.

1.4. In case of discrepancies between this section and its corresponding


elaborated sections, notify the Architect whose decision shall be final.

1.5. The Contractor shall have the responsibility to check all numbers and units
as indicated on the specification. It is understood that the Contractor shall
supply and install actual number of units as indicated on the approved plans
and specifications.

1.6. Substitution of materials or equipment other than those specified Contract


Documents shall only be made on the following conditions, and as
Approved by the Architect:

a. That the materials or equipment proposed for substitution is equal or


superior to the originally specified material/equipment in terms of efficiency
and utility.

b. That the materials or equipment specified cannot be delivered to the jobsite


on time to complete the work of the other Contractors due to condition
beyond the control of Contractor.

c. All requests for substitution shall be accompanied by documentary proofs


of equality or difference in price and delivery time, if any, in the form of
certified quotation and guaranteed date of delivery from suppliers of the
said materials or equipment.
2. SCOPE OF WORKS

2.1. The Contractor shall conduct thorough inspection of the jobsite particularly
existing conditions thereon.

2.2. The Scope of Works shall include the clearing of the site, demolition of
existing structures if any, necessary in order to implement the project, all
demolition works shall be for the approval of Architect or his authorized
representative. Demolished materials shall be removed and disposed from
the site. The Contractor shall secure pertinent permits and licenses for the
said works.

2.3. All items shown on the plan but were inadvertently missed in this
Specification shall be included in the Scope of Works. The discrepancies
shall be verified with the Architect for clarity prior to construction.

3. SITEWORK

The following shall be included under Site work:

3.1. Demolition Work: Complete demolition work of specified existing structures


to a specified dumpsite within the locality. This shall also include the
removal of obstructions above and below grade which will impede
construction.

3.2. Sheet piling, shoring and bracing necessary to protect existing buildings,
street, walkways, utilities, and other improvements shall be undertaken by
the Contractor to prevent caving in or loss of ground due to excavation.

3.3. Earthworks shall include all excavations, grading, and filing inside and
outside of building limits, or as shown on plans.

Soil Materials shall be one (1) part escombro, two (2) parts Lastillas for all
filling jobs done in layers not exceeding 150mm. thick with 95%
compaction, up to elevation as per plan.

3.4. Termite Control


a. Boring of existing slab in and around the structure to provide soil
poisoning treatment shall be preventing subterranean termite from
attacking the building or its component for a period of not less than
Five (5) years.

b. Chemicals to be used:
Water based chemicals:

1. Benzene Hexacloride - 0.3% Gamma Isomer Concentration


2. Chlordane - (75E.C.) 1.25% Concentration
3. Dieldrin - 0.5% Concentration
4. Aldrin - 0.5% Concentration
5. Haptaclor - 0.5% Concentration

Phosphate Compound Powdered Chemical (90-100%) Concentration


approved by the U.S. Federal Specifications

For wood ceiling frames use Solignum and follow manufacturer’s


instructions for correct treatment and application on wood.

4. STRUCTURAL WORKS

4.1. All provisions of the latest National Structural Code for buildings and the
American Concrete Institute’s Building Code requirements for Reinforced
Concrete shall be made part of this Specification.

4.2. Sample and Tests: all steel bars, cement, gravel and concrete samples
shall be tested by the U.P. Testing Laboratory as required by the
City/Municipal Engineers Office. Testing fees shall be for the account of the
Contractor.

4.3. Concrete and Reinforced Concrete Schedule are indicated on the


Construction Notes on structural plans.

4.4. Materials to be used:

a. Portland cement : ASTM C 150, Type 1, Rizal Republic


Brand or approved equivalent

b. Gravel : G-1, crushed, 20mm in size-for slabs,


walls, columns; 25mm.–for foundation
works and footings.

c. Sand : S-1, washed clean, greenish in color

d. Water : Clean, free from deleterious materials


which impairs strength for bonding.
e. Reinforcing Bars : Billet Steel, Structural, intermediate,
ASTM-A-15 deformed bars,
Fy= 33/40Ksi.

f. Steel Wires : Gauge 16 G.I. Wires

g. Forms : 12mm. thick phenolic board for all


exposed and unexposed surfaces.

h. Form Coatings : Form coat R-21 or app. Equivalent.

i. Form ties shall be watertight.

4.5. STRUCTURAL STEEL

4.5.1. Structural steel shall be indicated on drawings. The Contractor


shall however submit shop drawings for approval to the Structural
Engineer prior to construction or fabrication.

4.5.2. Metal fabrication shall be as indicated on drawings. The


Contractor shall submit shop drawings prior to fabrication and
installation for approval by the Architect. Steel grill works for
balconies, steel gate, steel doors etc. shall be for the approval of the
Architect prior to fabrication.

5. ARCHITECTURAL WORKS

5.1. CEMENT AND MASONRY WORKS

a. Concrete Hollow Blocks: 150mm thick for all exterior partitions


and interior pipes with embedded pipes; 100mm thick for all
interior partitions toilet wall partition without embedded pipes
unless otherwise noted. Samples should be submitted by the
Contractor for approval to the Architect. Load bearing CHB
Should have 700psi compressive strength, while ordinary CHB
Should have 350psi compressive strength (Custom-built or
Jackbuilt Brand).

b. All Concrete Hollow Blocks (CHB) shall extend 300mm. above


roof on firewall or as indicated on plan.

c. Anchor masonry to structural members with metal ties embedded in


masonry joints and attached to structure. Anchors shall be spaced as
per masonry reinforcement. Joints shall be 15mm unless otherwise
indicated.
5.2. WATERPROOFING WORKS

All waterproofing works shall be “ Rebtrade/Hygard/ J.Mansfield” brand


or approved equivalent, provided that the substitution shall have the same
properties or track record. It shall be 3-ply hot applied waterproofing in
between 3 applications for all toilet slabs, balconies, laundry area, drying
area or whenever applicable.

5.3. METALWORKS

5.3.1. Metal fabrication shall be as indicated on drawings. The


Contractor shall submit shop drawings prior to fabrication and
installation for approval by the Architect. Steel works for mezzanine
floor shall be for the approval of the Architect prior to fabrication.

5.4. EAVES & INTERIOR CEILING WORKS

Ceiling works @ 2nd floor shall be 3/16” hardiflex lite on metal furring
except on selected areas. Ground & Mezzanine ceiling shall be
rubbed concrete finish, all slab joint shall be fully grinded.

SCHEDULE OF LUMBER & PLYWOOD

a. For all wood plates and other lumber in contact with concrete; Yacal,
sun dried should be used.

b. For door jambs, door edges, headers and all openings with wood
frames; use Guijo, red kiln-dried.

c. For all cabinet works, drawers, shelves and all other finishing
woodworks; use tanguile, red kiln-dried.

d. Plywood; use Tanguile, 5.5.mm thick class C for all


Miscellaneous backing & patching and for cabinets use 12mm
thick class C.

d. Provide dresses lumber, S4S unless otherwise indicated.


5.5. FINISH CARPENTRY

All cabinetwork shall be in accordance with the specified material and


dimensions on plans. All fabrication drawings shall be for the approval of
the Architect prior to fabrication. Works shall include the following item:

a. Cabinet shall be as per detail, complete with drawer locks,


drawer guide handles & concealed hinges.

5.6. DOORS

5.6.1. Wood Panel Door - Door sash shall have a finished thickness of
44mm, tanguile kiln-dried framing consisting of
end tiles, bottom top rails of solid pieces
31mm x 120mm, lock-jointed to each other
with at least three (3) intermediate rails of
solid single pieces.
5.6.2. Aluminum Door - Anodized Sliding Door

5.6.3. PVC Door - use approved PVC door including all accs.

FINISHING HARDWARE

The following hardware sets or their approved equivalent shall be used. The
Contractor shall be provide all the necessary hardware for the complete
installation of the same.

a. All main door lockset including common toilet @ Amenities


shall be cylindrical “ALPHA“ or approved equivalent, Unit t&b
door lockset shall be keyless lockset.

5.7. WINDOWS

5.7.1. Aluminum Sliding Window (Analok)

5.7.2. Steel Casement & Awning Type Window (Rear Area)


- use 7/8” Z-bar and T-Bar rolled heavy section with
brass handle and catches. Verify location for
installation.
a. PUTTY : imported, good grade and to be tested prior to
installation for all steel windows.

b. CAULKING, SEALING & GLAZING COMPOUND :


Polysulfide Throspa Expandite/Thoflex by Standard Drywall
for aluminum, steel doors and windows. Primer should be
applied on all porous materials/surfaces. Caulking, sealing
and glazing of all aluminum window frames shall be silicone
sealant by Thomson or Dow Corning.

c. Glazing Clips for steel windows shall be zinc coated steel or


non-ferrous metal suitable for the uses they are intended for

d. Glass for all steel casement windows shall be 7/32” thick clear
glass. For all aluminum frame window.

6. ARCHITECTURAL FINISHES

6.1. FLOOR FINISHES

6.1.1. Carport, - Concrete Stampcrete or Approved

6.1.2. Ground Floor - Granite Floor Tiles

6.1.3. T&B - Non-skid tiles, color @ sizes to be specified by

6.1.4. 2nd Floor - Ceramic Tiles (Wood Design) or Laminated Floor

6.2. WALL FINISHES

6.2.1. All interior wall shall be plain cement painted finish

6.2.2. All exterior walls shall be plain cement elastomeric paint finish with
integral waterproofing. Selected areas shall have Natural Stone
finish.
6.2.3. All t&b’s shall be full height Mariwasa Glazed Wall tiles or approved
equivalent with joint polymer filler, color and sizes to be specified by
the Architect.

6.3. CEILING FINISHES

6.3.1. All ceiling finishes shall be flat paint color shall be specified by the
Architect.

6.4. PAINTING WORKS

6.4.1. All materials shall be BOYSEN or approved equivalent, samples


of which shall be submitted to the Architect for approval prior to
commencement of works.

6.4.2. All surfaces to be painted shall be thoroughly cleaned, puttied,


polished with sandpaper, rubbed and polished ; Masonry walls shall
be treated with Neutralizer.

6.5.3. Schedule of painting shall be as follows:

b. Masonry walls cement surface shall be in three (3) coats

c. Doors, door jamb, cabinets ; putty and seal spray

d. Steel and Metal works ; 2 coats red lead primer and three (3)
Coats of quick drying enamel.

6.5. MOISTURE PROTECTION

Water Repellant : All exterior masonry works/finishes shall be protected


With Dow Corning Silicon 75 water repellant, with
Application per manufacturer’s specification.
