Mechanical
The mechanical scope of work shall include detailed design, construc�on, installa�on, tes�ng and
commissioning of the following systems as described in the Basis of design:
▬ Hea�ng Ven�la�on and air condi�oning
system.
▬ Fire Fighting System
Using HDPE pipes for Fire Fighting System Network to be used in the project.
▬ Fire Protec�on System (Fire pumps and accessories, Portable fire ex�nguishers)
ORIENTLES scope shall include but is not limited to:
▬ Permanent HVAC systems as per building loads/ requirements and heat dissipa�on.
▬ Provide HVAC duc�ng and accessories ensuring no condensa�on will occur inside spaces at the
glazing or air outlets.
▬ Outdoor air requirements for ven�la�on shall follow the local codes and regula�ons at the least,
and as per ASHRAE 62.1, and all intakes shall be provided with sand trap louvers and properly
spaced away from exhaust outlets as per ASHRAE and Saudi Building Code requirements, to avoid
mixing between the two airflows.
▬ Permanent firefigh�ng systems including Fire hose cabinet system, fire
ex�nguishers as applicable.
▬ Permanent firefigh�ng water storage tanks, pumps, controls, monitoring devices and
automa�on as per approved designs, and in accordance with requirements of SBC and NFPA codes,
where Fire Pumps shall be provided to ensure adequate flows of water at the minimum required
pressure are maintained for the dura�on of firefigh�ng opera�ons.
▬ It is within contractor SOW to provide a firefigh�ng system compliant with SBC and AHJ
requirements.
▬ Design the building to lower its energy demand in order to reduce environmental and economic
impacts associated with excessive energy use, by op�mizing the building’s orienta�on,
distribu�on of glazing, selec�on of material with high performance for external walls and roof
insula�on and glazing, selec�ng low flow plumbing fixtures, and selec�ng energy efficient HVAC
equipment.
▬ All materials and equipment procured by ORIENTELS shall be in full accordance with the Project
specifica�ons and the relevant local authori�es and interna�onal standards.
▬ ORIENTELS Design deliverables for all stages shall be aligned with the Employer's
requirement for each stage and with NEOM procedure NEOM-NEN-PRC-005.
General Func�onal Requirements
The Employer’s overriding func�onal requirement is that the Works are fit for the purpose of, and
suitable in all respects for, safe, efficient, reliable under the prevailing clima�c, environmental, and
opera�onal condi�ons.
The Employer’s Requirements are minimum requirements and shall be read subject to the Employer’s
overriding requirement described above.
The ul�mate func�oning of the completed project shall be guiding in the design, supply, erec�on,
rehabilita�on, construc�on, monitoring, tes�ng and quality assurance, and commissioning.
Maximum considera�on shall also be given to designs which demonstrate provision of maximum
durability, robust construc�on, minimal complexity of detailing, and ease of construc�on.
Wet Infrastructure U�li�es
This sec�on is intended to present the wet infrastructure basis of design to be used for the concept design of the proposed
TENT FOR SHUSHAH MUCK-UPS project.
The wet infrastructure services presented in the succeeding sub-sec�ons are the following:
- Fire Figh�ng Network
Electrical
General
The design, supply, installa�ons, tes�ng and commissioning of the electrical works shall be carried
out by ORIENTELS.
Scope of Work and Design Deliverables
ORIENTELS Scope of Work shall include all necessary works and electrical systems to provide
fully opera�onal and func�onal infrastructure and buildings while catering for all electrically operated
equipment within the Project. The scope of work for the electrical systems shall include the design,
supply, installa�on, tes�ng, commissioning and put in sa�sfactory condi�ons of the following as a
minimum:
DESIGN CRITERIA
1- The power system (BY OTHER) 400 Vac, 60 HZ synchronized
2- Total power 200 KVAC
3- MDB main distribu�on board 50 KA busbar short circuit type tested in door(BY OTHER)
4- cables Al OR CU/ XLPE / PVC cables calculated as followings:
A: VOLTAGE DROP / AMBIENT TEMPERATURE
Cables and distribu�on network will be dimensioned in such a way that the following voltage drops are not
exceeded:
From main switchboard to building sub main distribu�on panel 3.5%
From building sub main distribu�on panel to distribu�on/ligh�ng/power panels 1.5%
The ambient temperature for cable sizing will be 30 ºC and cable insula�on temp. Is 90ºC
B- Amper capacity using De ra�ng factors:
A: laying depth
B: laying group
C: laying touch or not etc.....
C: short circuit calcula�on
4- MOTORS DESIGN CRITERIA
Motors shall conform to ANSI/NEMA (MG-I) publica�ons, as applicable.
The selec�on of motors for applica�ons shall be guided by Part 3 of ANSI/NEMA
(MG-2) Guide for Selec�on, Installa�on and Use of Electric Motors.

Motors 0.37 KW (0.5 HP) and smaller shall be single phase (220v), all other motors shall be three phase (380v), this
is intended as a guide only and may be relaxed or made more restric�ve depending on actual supply condi�ons.
Direct online starters shall be used with motors from 1 HP to 15 HP, motors above 15 HP shall feed through
star/data starters, motors above 37 KW (50 HP) reduced voltage starters may be used.
Motor starter enclosures shall be NEMA- 1 for indoor, NEMA-4 for outdoor and NEMA-4Xfor corrosive environment
for variable – frequency (speed) drives (VFDs).
5- MAKES AND KIND OF MATERIALS
All equipment and material for permanent installa�on shall be in accordance with the latest manufacturer standards
and in compliance with the requirements of the local inspec�on authority.

ORIENTELS shall perform the Detailed Design, procure, supply, install, test & commission all
electrical systems according to requirements, below are the minimum electrical works:
▬ Low Voltage Distribu�on Network consis�ng of:
--- Distribu�on panels (DPs).
--- Final branch circuit panel boards (LPs, PPs, etc.).
--- Motor control centres and panels (MCCs and MCPs),
--- Feeders, sub-feeders and wires.
--- Conduits, cable trays, wireways and suppor�ng systems.
▬ Ligh�ng and branch wiring including:
--- Interior ligh�ng.
--- Emergency ligh�ng and exit signs.
--- Wiring devices, isola�ng switches, DC power supply and miscellaneous
equipment.
▬ Other electrical systems covering:
--- Earthing System.
While performing the above Scope, ORIENTELS is fully responsible to
▬ Obtain and sa�sfy the Employer specific requirements.
▬ Comply with the electrical specifica�ons referenced. In case of any missing specifica�ons, the
Contractor is responsible to comply with the highest specifica�ons available in the market at
the �me of procurement.
▬ Nego�ate and coordinate with the authori�es and other stakeholders regarding the services
that may belong to them or within their control. Any costs, contribu�ons or permits required by
any na�onal authority, to enable full comple�on of the works, shall be covered by ORIENTELS
and shall be included in his price.
▬ Maintain, at his sole expense, all apparatus and installa�on against all defects, reasonable wear
and tear expected for the warranty period defined in the Contract, from the date of hand over
of the installa�on.
▬ Prepare detailed design including but not limited to the following:
--- Final design drawings and documents.
--- Conduc�ng the following calcula�ons (as a minimum):
i. Indoor ligh�ng distribu�on, with necessary suppor�ng documents and photometric
data of the ligh�ng fixtures proposed.
ii. Circuit breakers selec�vity and discrimina�on calcula�on study d on IEC
Standards for a full selec�ve and discriminated distribu�on scheme.
iii. Voltage drop and short circuit calcula�ons a�er verifica�on of cable and breaker
sizes.
iv. Ra�ng / dera�ng calcula�ons for the specified equipment
v. Earthing
Project deliverables shall be developed as per NEOM Procedure “NEOM-NEN-
PRC-005”.
General Functional Requirements

in all respects for, safe, efficient, reliable under the prevailing clima�c, environmental, and opera�onal
condi�ons.
The Employer’s Requirements are minimum requirements and shall be read subject to the Employer’s
overriding requirement described above.

SECURITY
General
Deliverables must comply with the requirements of the Asset Security Threat and Risk Assessment (STRA), in accordance
with the Security Standard Procedure (NEOM-NSE-PRC-001), Asset Security Manual and Security Conceptual Design
Document.
This sec�on is intended to set out ORIENTELS scope of work in rela�on to ICT, ELV and Security
Systems.
The design, supply, installa�ons, tes�ng and commissioning of the ICT, ELV and Security Systems
works shall be carried out by ORIENTELS. The requirements and responsibili�es of ORIENTELS as
well as the deliverables required, shall be as outlined herein in this sec�on.
The provided solu�ons shall support IoT Devices, Smart features, and latest technology trends
inline with the following standards and guidelines:
BS EN 62676 Video surveillance systems for use in security

It should be noted that the details listed below highlight the minimum requirements and that the
Contractor shall coordinate with the Employer and Operator to define the complete list of systems and
corresponding requirements.
Scope of Work and Design Deliverables
ORIENTELS Scope of Work shall include all necessary works and FIRE ALARM Security Systems to
provide fully opera�onal and func�onal buildings within the Warehouse. The scope of work for the
Security Systems shall include the design, supply, installa�on, tes�ng, commissioning and put in
sa�sfactory condi�ons of the following systems as a minimum:
▬ Coordina�on with concerned stakeholders and authori�es,
▬ Security Threats & Risk Assessment report,
▬ Buildings Works
▬ Structured Cabling network,
▬ Fire Alarm and Detec�on System,
▬ Prepare detailed design including but not limited to the following:
--- Final design drawings and documents.
--- Conduc�ng the following calcula�ons (as a minimum):
i. Fire Alarm Bate ry Calcula�on
▬ Voltage Drop Calcula�on
▬ Provide all necessary requirements and equipment, hardware and so�ware, for FIRE ALARM
SYSTEM as per the local and Interna· onal standards.

FIRE ALARM SYSTEM installa�ons shall be developed to comply with the applicable Codes,
Standards, and Guidelines referenced herein, while mee�ng specific requirements of each facility.
Systems shall be designed to provide future-proof and flexible high-tech solu�ons required for the
project, and yet considering cost effec�veness, efficiency, reliability, and simplified installa�on,
opera�on, and maintenance
