DESIGN BRIEF
As the designer, I am tasked with creating a small shopping center for a local property development
company. The shopping center will consist of three adjoining shops: a general dealer, a bakery, and a
butcher. The general store must have 10 switch socket outlets, a fire escape, and built-in counters for a
till point. The bakery and butcher must also meet specific requirements for floor area, switch socket
outlets, equipment, and till points. Additionally, the design must incorporate large shop front windows
and doors, a mono-pitch roof covering a walkway, decorative façade, flower garden, parking bays
(including disabled parking), and shade-providing trees. A courtyard with delivery and waste disposal
areas, along with toilet facilities accessible only from the courtyard, must be included.

To achieve this, I am going to use the design process by first conducting thorough research into local
zoning regulations, building codes, and client preferences. Next, I will develop conceptual sketches to
explore various layout options that meet the functional and aesthetic requirements. Once a concept is
chosen, I will create detailed floor plans, elevations, and two point perspective drawing to communicate
the design to the client. Throughout the process, I will collaborate closely with teachers, friends, and
peers to ensure the feasibility and success of my project. Finally, I will produce comprehensive working
drawings that include all necessary specifications and details for construction. My role involves
coordinating my design, managing timelines and constrains, and ultimately delivering a high-quality
design solution that meets the client's needs and enhances the local community.

Specifications:
1. The total area of the shopping center shall not exceed 220 m².
2. The general dealer's floor space must accommodate ten switch socket outlets.
3. The bakery's floor area must be less than 60 m² and include five switched socket outlets.
4. The butcher's floor space shall not exceed 70 m² and must incorporate six switched socket
outlets.
5. The general dealer's space shall include a fire escape route.
6. The bakery shall feature a double sink and a display cabinet for presenting prepared products.
7. The butcher shop must include a walk-in refrigerator within its allocated floor area.
8. All three shops shall have large shop front windows and doors.
9. A mono-pitch roof shall cover a 1.8 m wide walkway running the length of the three shops.
10. The shopping center's façade shall be aesthetically appealing to attract customers.
11. A flower garden shall be incorporated in front of the shopping center.
12. 80 demarcated parking bays, including five for disabled persons, shall be provided.
13. Trees shall be planted or retained around the parking area to provide shade.
14. A courtyard, surrounded by a 3 m high brick wall with a single sliding gate, shall be constructed
for deliveries and waste disposal.
15. Toilet facilities accessible only from the courtyard shall be provided, with specific requirements
for male and female facilities.
Constraints:
1. The existing property's dimensions and zoning regulations limit the total area available for
development.
2. The existing house on the property cannot be demolished, imposing spatial constraints on the
design.
3. The borehole must remain intact, as it serves as the sole water supply for the property.
4. The design must incorporate the existing road entrance into the layout.
5. The design must adhere to local building codes, safety regulations, and environmental
considerations.

Management Plan for Small Shopping Center Design Project
