IRREVOCABLE SPECIAL POWER OF ATTORNEY
KNOWN ALL MEN BY THESE PRESENTS:
I, ___________________________________, Filipino, of legal age, residing at
________________________________________, do hereby irrevocably name,
constitute, and appoint ____________, Filipino, of legal age, residing at
______________ (whose signature appears herein below, and which
signature I hereby attest to be true, genuine, and authentic), to be
my true and lawful Attorney-in-fact, for me/us and in my/our name,
place, and stead, to do and perform the following special powers, to
wit:
1. To sell, transfer, and convey at any price, terms, and
conditions deemed proper and fit, to any buyer of our property

2. To accept and collect full payment in his/her name and/or in
our joint names, for the proceeds of the sale of the above-
described property and to sign for the receipt thereof;
3. To sign and execute any and all documents of sale, transfer, or
conveyance of the aforementioned property;
4. To pay any and all unpaid or accrued property taxes, including
capital gains and documentary stamp taxes, necessary to
effect the registration of the sale and the transfer of title of
the said property to the buyer or purchaser;
5. To engage the services of a reputable real estate broker, a
lawyer, a tax professional, or any other real estate
professional if necessary, to ensure the expeditious and
smooth sale of the property, and to pay their respective fees
and/or commissions from the sale proceeds;
6. To do and perform any and all other lawful acts and deeds
necessary to complete the sale, transfer, or conveyance of the
said property;
7. This Irrevocable Special Power of Attorney is coupled with
consideration, and it is agreed that this Irrevocable Special
Power of Attorney shall not be revoked or canceled without the
prior written consent of the undersigned principal.
HEREBY GIVING AND GRANTING unto our said attorney-in-fact full
powers and authority to do and perform all and every act requisite
or necessary to carry into effect the foregoing powers, as fully to all
intents and purposes as we might or could lawfully do if personally
present, with full power of substitution and revocation, and hereby
ratifying and confirming all that my said attorney or his/her
substitute shall lawfully do or cause to be done by virtue hereof.
