AGREEMENT:-

1. The landlord, the Owner, and Renter agree as follows: Above Renter is an adult and will be an occupant
of the unit during the entire reserved period. Other occupants will be family members, friends or responsible
adults. Use of the premises will be denied to persons not falling within the foregoing categories, and as a result,
they would have to leave the property immediately without any refund. No keys will be issued to anyone who is
not 18 and above
2. PETS: We allow pets under the following conditions. You MUST clean up after your pet. That includes
properly disposing of all waste material. If any waste material is found on the property, a portion of your
pet deposit will not be refunded. You must also maintain control of your pet at all times, and NEVER leave a
dog unattended. If you are leaving for the day and don't want to take the dog with you, you must put it in a local
kennel or find alternative solutions to leaving the dog alone at our property. (If you are renting our property on a
Month to Month basis, it is acceptable to leave your pet at the home while you are away). You must clean the
home to the same level it was when you arrived; meaning pet hairs should not be visible. Any complaints from
neighbors regarding excessive noise or other nuisances may be cause for immediate termination of the lease
and forfeiture of the Renter's entire security deposit.
3. SECURITY DEPOSIT: The security deposit is for a rental. This includes Pet Deposits if applicable. Your
security deposit is fully refundable at the time of your departure provided that real and personal property is in the
same condition as when occupancy commenced and all terms of this agreement are met. Renter is liable for all
replacements and repairs that are outside what is considered normal wear and tear.

5. CANCELLATION: Should you wish to cancel this reservation, notice of cancellation MUST BE IN WRITING
AND RECEIVED NOT MORE THAN 2 DAYS PRIOR TO YOUR CHECK IN DATE. We will refund the sums you
have paid, less a $50 cancellation fee.
6. MOVE IN: Move in time depends on when you want to. EARLY CHECK IN TIMES ARE ALLOWED ONLY
WHEN THE PROPERTY IS CLEANED AND READY FOR OCCUPANCY AND PRIOR APPROVAL IS
REQUIRED. Keys will be ready for pick up at property location. Or we can send down the keys to you hope it will
be in a safe hands
7. MOVE OUT: Move out time is 10:00 AM, except for guest with pets, it is 9:00 AM. THERE IS AN EXTRA
CHARGE FOR LATE CHECK OUT AND PRIOR APPROVAL IS NEEDED. Please leave all keys and remote
controls at the location. A $ 50-hour fee will be charged for each hour (or portion thereof) past the required check
out time. A $50 per item fee will be charged for each lost key.
8. CLEANING: Each property will be inspected, sanitized and cleaned after your departure. YOU ARE
REQUIRED to leave the property in the same general condition that you received it by making sure, dishes are
done and put away, and the home is generally picked up and ready to be vacuumed, dusted and sanitized
9. WHAT WE SUPPLY: The property is equipped and set up as a fully furnished property that will include
bedspreads, linens, blankets, pillows, towels, as well as a fully equipped kitchen, TVs, furnishings, BBQ grill,
and outdoor furniture. 10. WHAT YOU SHOULD BRING: Personal toiletries.
11. RENTERS LIABILITY: Renter agrees to accept liability for any damages caused to the property (other than
normal wear and tear) by Renter or Renters guests, including, but not limited to, landscaping, misuse of
appliances, and/or equipment furnished. If damages are in excess of the security deposit being held, Renter
agrees to reimburse Landlord for costs incurred to repair/replace damaged items.
12. SLEEPING CAPACITY/DISTURBANCES: Renters and all other occupants will be required to vacate the
premises and forfeit the rental fee and security deposit for any of the following: A. Occupancy exceeding the
sleeping capacity stated on the reservation confirmation. B. Using the premises for any illegal activity including,
but not limited to, the possession, serving or consumption of alcoholic beverages by or to persons less than 18
years of age. C. Causing damage to the premises rented or to any of the neighboring properties. D. Any other
acts which interfere with neighbors' right to quiet enjoyment of their property.
13. OCCUPANCY USE: Guest shall utilize the Property well and use and for no other purpose. Behaviors
that disturb, injure, or interfere with the rights of the neighbors are not acceptable.
14. OCCUPANCY: Our Rental rate is for up to 5 people. This means the maximum of 5 people can sleep in the
apartment. (You and your families/Guest)
15. SMOKING: This Property is a NON-SMOKING property.
16. OWNERS AREAS: Locked areas such as Owner's personal storage areas are exempt from this lease and
are off limits to the Guest. Entry into these areas is cause for immediate eviction and Guest will be responsible
for any damages or missing items.
17. ARRIVAL PROCEDURES: Guest agrees to inspect the Property on the day of arrival. Please notify the
owner of any damages or problems upon arrival. My phone number is listed above (Texting is preferred as I
have a little hearing disability)

18. BATH TOWELS AND BED LINENS: Bath towels and bed linens are provided for the Tenant. Towels are
to be used inside the apartment only.
19. DEPARTURE PROCEDURES: The Property is to be left in a tidy state. All bed linens, towels, and
washcloths are to be placed in the master bath before departure. The dishes and cooking utensils are to be
placed in the dishwasher and the dishwasher run before departure.
20. INDEMNIFICATION: Guest will indemnify and hold harmless the Owner and the Owner's Representatives
for any injuries, accident or otherwise, that may be incurred or suffered upon the premises by Guest and guests
or anyone associated with Guest for any cause whatsoever during the term of this contract. Guest's personal
property and vehicles are not insured by the Owner or the Owner's Representatives against loss or damage due
to fire, theft, vandalism, rain, water, criminal or negligent acts of others, or any other cause.
21. ACCEPTANCE BY GUEST: The Guest has read the foregoing Lease Agreement prior to its execution and
understands its terms and agrees to all the conditions. Breach of any term and condition shall result in
immediate eviction and there will be no refund.
22. REFUNDMENT: Tenant has all right to ask for the refund of deposit on the date of move in or viewing if the
apartment isn't what in the picture as posted
