Dear Sir,

This is to inform you that the we the Merit Legal Solutions have
scrutinized the Documents handed over by the Developer of your Society,
Marvel Piazza J, K, L Building Co-Operative Housing Society Ltd., on
06/07/2023 in the Society’s premises, at 19:00 IST with your cooperation.

Based on the perusal of the documents of Marvel Piazza J, K, L Building


Co-Operative Housing Society Ltd., it has been determined that the
documents are legal and valid and suitable for use in the further
procedures, such as the amalgamation of societies and later for the
conveyance of the land.

After the perusal of documents of Marvel Piazza J, K, L Building Co-


Operative Housing Society Ltd., it is evident that the land bearing Survey
No. 226 Hissa no. 1 admeasuring 3 H 61 out of which 2 H 85 Ares and
Survey No. 226 Hissa No. 2 admeasuring 3 H 62 out of which 2 H 15 Ares
i.e. total 5 Hectares situated at Village Lohegaon within the limits of Pune
Municipal Corporation was conveyed to M/s. Empire Excellence
Developers by Shirin Dadi Bhedwar and Others through a Deed of
Conveyance dated 27.07.2011. This conveyance was registered with the
Sub-Registrar, Haveli VII, Pune, under Serial No. 7589 of 2011.
Subsequently, the name of M/s. Empire Excellence Developers was
entered into the Revenue Record pertaining to the land bearing Hissa
Nos.1 and 2 of Survey No.226 through Mutation Entry No. 35187.

Whereas vide an Agreement dated 28.12.2011, registered with the Sub-


Registrar, Haveli VIII, Pune under Serial No. 13486 of 2011, M/s. Empire
Excellence Developers and Marvel Zeta Developers Private Limited entered
into an agreement to work on the development of the land. They planned
to construct buildings with flats, units, commercial premises, or other
structures on the land and sell or alienate them to prospective buyers on
ownership basis, utilizing the provisions of the Maharashtra Ownership
Flats Act, 1963, or any other relevant means to exploit the commercial
potential of the land.

Based on the scrutinized documents, it appears that the title of M/s.


Empire Excellence Developers to the land and the beneficial title of Marvel
Zeta Developers Private Limited are free, clear, and marketable, with no
outstanding encumbrances except for the Mortgage held by Vistra ITCL
(India) Limited and the statutory liabilities of the holders of flats/units in
the "MARVEL PIAZZA" Complex under construction by Marvel Zeta
Developers Private Limited on the aforementioned lands.

After a thorough scrutiny of the documents belonging to the Marvel Piazza


J, K, L Building Co-Operative Housing Society Ltd., a comprehensive
comparison was made with the records of other societies in the vicinity.
After the examination it was seen that there is no variations or
discrepancies that exist between the societies in terms of documentation,
layout, or historical background. The buildings within all these societies
were planned and constructed according to the same layout plan

Also, the documents as stated below in the table would be require to


proceed further for the amalgamation of housing societies.

In light of the above findings, we request the Chairman/Secretary of the


said Society to take note of the Required Documents and promptly request
the Developer of Marvel Piazza J, K, L Building Co-Operative Housing
Society Ltd. to furnish the necessary documents as stated above.
