1. General
1.1 Introduction
The Royal Commission authority, Jubail Town proposed to build an office (High
Commission Industrial security) as per the contract 611-C27. The A/E is responsible to
complete detailed engineering design and prepare a partial RFP package for the
“procure and construction government building phase III, High Commission Industrial
security.

1.2 Location Map


ƒ The project site is located in Jubail Industrial City (JIC) on road # 231, block # 4F
section J in support industrial park.
ƒ The site is located at a distance of approximately 6.00 Km from the "Royal
Commission Building" towards its true South-West corner as mentioned in Figure 1.

1.3 Site Visit


The project site has been visited by the AE Design Team on the date 8TH January 2012.
During the visit several observations has been observed and recorded, subsequently its
comparison has been made with the available as- built and survey data, which was
provided by the Royal Commission.

The observations made are enlisted below:
ƒ The site is four-sided polygon in shape.
ƒ The project terrain is flat.
ƒ Towards the Plant South, there is an existing Asphalted Road, which
connect the site with the Road 231 & Road 116.
ƒ Towards Plant North, there is existing administration building structure.
ƒ Towards Plant South, there is existing employee's building.
ƒ Towards Plant East and West, there are covered parking spaces.
ƒ There is an existing Transformer 480/277volt near the Site.
ƒ There is no catch basin and the existing drainage is only Surface Runoff.
ƒ Towards the Plant North-West side, there is an existing Mosque.
ƒ The Utilities Tie-in points are described in the specified discipline
description.

NOTE: During the site visit, the end user didn’t allowed to take site photos because
of security issues.

1.4 Zone
ƒ The "High Commission Industrial Security Building" site located is in the Jubail City
Industrial Area. The Plot is in the Block 4F, "Section J" in Support Industrial Park as
shown in Figure 2.

2. Roads
2.1 Roadway Network
ƒ The site surrounded by the existing road network of Road 112 on the Plant North
side, Road 231 on the Plant West side and Road 116 on the Plant South side.
ƒ There is major road network comprises of the Road 120 and Road 126 in a grid.
ƒ The collector Asphalted Roads also surrounds the existing plot line.
ƒ The Road Network is shown in the Figure 3.

2.2 Collector Road Network


ƒ The site surrounded by the Asphalted road for the entrance from the two side from
where, the site can be approached as shown in Figure 4.

3. Architecture
3.1 Sun Path
ƒ The Figure 5 illustrated the Sun Path around the plot.
ƒ The wind direction is from NE-SW.

3.2 Surrounding Buildings


ƒ There buildings around the site are:
™ Mosque
™ Administration Build
™ Employee's Building
ƒ These buildings are marked in the Figure 6.

4. Parking
4.1 Car Parking
ƒ As per the end-user requirements, the parking will be shared with the existing
parking area.
ƒ There is existing covered car parking around the site as shown in the Figure 7.

5. Site
5.1 Site Topography
ƒ The Site is surrounded by covered parking on the West and East side and Asphalted
Road on the South side and there is an existing administration Building on the North
side after the walkway and East side is semi-constructed Asphalted Road.

5.2 Site Terrain


ƒ The site terrain is plain and levels are shown in Figure 9.
ƒ The level varies between 4.73m to 5.05m.

5.3 Surface Run-off


ƒ The surface run-off is mentioned in the Figure 10 with the help of arrows.
ƒ The existing drainage is only Surface Runoff.
ƒ There is no catch basin and drainage system.

5.4 Bushes
ƒ Mostly the trees are on the west side of the site towards the parking lot.
ƒ The trees are highlighted in the blue color in the Figure 11.

6. Irrigation
6.1 Irrigation Utilities
ƒ There are three Irrigation Control Valves, marked in the cloud, as shown in Figure
12.
ƒ There is an existing irrigation line Ø25 mm. For future line, data has been obtained
from Contract no. 193-C02, drawing 193-037-20AZ-CE-573 rev. 0, IFC stage.
ƒ There are conflict between existing irrigation lines and the location of the proposed
building. So that, will demolish as shown in Figure 13.

6.2 Sewer Utilities


ƒ There are four Sewer Manholes, marked in the cloud, as shown in Figure 14.
ƒ There is an existing Ø150mm pipeline.
ƒ Data has been obtained from Contract no. 193-C02, drawing 193-037-20AZ-CE-573
rev. 0, IFC stage.
ƒ There is conflict between existing sewer line and the location of proposed Building.
Therefore, will re-route some of the sewer line to another location as shown in
Figure 15.

6.3 Manhole
ƒ There is only one Manhole, marked in the cloud, as shown in Figure 16.

7. Portable Water
7.1 Portable Water Utilities
ƒ There is only one Water Tie-in connection, marked in the cloud, as shown in Figure
17.
ƒ There is an existing Ø50 mm portable water line
ƒ There are conflicts between existing portable water lines and the location of
proposed building. So that, will re-route some of the portable water line to another
location as shown in Figure 18.

8. Fire
8.1 Fire Utilities
ƒ There is one Fire Hydrant at the east side, marked in the cloud, as shown in Figure
19.
ƒ The existing firewater Ø150 mm pipeline data has been obtained from Contract no.
193-C02, drawing 193-037-20AZ-CE-573 rev. 0, IFC stage.

9. Electrical
9.1 Electrical Utilities
ƒ There are four Single Arm Light Poles, marked in the cloud, as shown in Figure 19.
ƒ There is an existing Transformer 480/277volt near the Site, marked in the cloud, as
shown in the Figure 20.
ƒ There are four Electrical manholes, marked in the cloud, as shown in the Figure 21.
ƒ The existing electrical cables shall be relocated as shown in the Figurer 22.

10. Telecommunication
10.1 Telecom Utilities
ƒ There is one existing Telephone Manhole and one Telecom marker, marked in the
cloud, as shown in the Figure 23.
ƒ The proposed building structure shall be placed above the existing Tele-
communication hand holes as shown in the Figure 24.
