SNK is a multi- disciplinary architecture and design practice offering a
combination of design expertise across a diverse typology of projects.

from the College of Law, London Nandini decided to pursue her passion for Architecture and
change professions. She completed her Postgraduate Diploma in Architectural Interior Design
from the Inchbald School of Design in London and thereafter her Bachelor of Architecture from
Rizvi College of Architecture, Mumbai. She has been working at SNK since 2006 and has instituted a
sense of continuity in the practice. She was the recipient of the IGEN (Innovation Generation) 50
award in 2013 and TEDx speaker in 2020.

This home was inspired by the magnificent Banyan Trees
that stand as guardians on the 2 acre plot of land in the
village of Awas in Alibaug. The land was essentially flat
blessed with grand trees. A conscious effort was made to
mark all the existing trees and ensure that the house was
built amongst them. The property opens with a grove of
coconut trees in the foreground and the house
positioned strategically in the middle. The design intent
was to build a structure that was raised amongst the
foliage of the trees creating a feeling of being
surrounded by nature and sky at all times. The house
was planned with the master bedroom located in
between the two banyan trees on either side.
Spread across two floors, the internal
planning was such that the main spaces were
located on the first floor and the basic
functional requirements were located on the
ground floor. The ground floor seamlessly
integrates with the landscaping. The
structure is connected using verandahs and
glazed corridors with openings framing
nature and looking onto the gardens below.
A pool embraces the back of the structure
warmed by the southern sun and is
connected to the building by a linear axial
Malad stone wall.
The ground floor houses two bedrooms and
a storage room with a linear staircase. As
one enters the first floor a large outdoor
terrace overlooking the coconut groves
comes into view. he living room and dining
area have floor to ceiling glazing allowing in
natural light from all sides. A kitchen and
pantry is located adjacent to the living area.
The final two bedrooms are found upstairs
containing volumetric spaces with high
ceilings and ensuite bathrooms. A floating
deck emerges at the end of the linear
corridor, sitting amongst the branches of the
banyan trees. A small mezzanine has been
created that contains a library and rocking
chairs. From here one is able to rise above
the treetops and view the skyline of Mumbai
from afar.
The house has been filled with antique four
poster beds and pieces handed down from
generations. Antique wooden columns
adorn the entrance marking a sense of the
past in a contemporary piece of
architecture. Each piece represents a
person or a story as does the artwork on the
walls. Madhubani artists were
commissioned to draw on internal and
external walls bringing in a sense of detail
and colour into the spaces.
As the sun sets on the terrace the sounds of
the birds change and the ethereal music of
the suspended wind chimes can be heard as
the wind blows. Banyan Grove is a home
that has grown over time and continues to
evolve with its landscape. It is a space for
contemplation nurtured by the serenity of
its surroundings, the beauty of the trees
and the simplicity of the architecture.
DESIGN OF
HOUSE ON A HILL
PUNE, 2001
The Courtyard House is a large house on a steep slope. It is
designed with a series of stepped courts cascading down
through interesting levels of the land from the entrance at
the top to the base plane. The house is planned in two
parts: the main house, which is designed around a large
open to sky courtyard and the
smaller guest house, that is subtly tucked into the hillside.
The entrance of the house is almost hidden as it rests on the
downward slope of the hill, so as one drives past, one barely
notices the presence of a structure. A curved driveway leads
one to the steps at the entrance of the house.
A strong north-south axis connects this point to the
expansive views of the hills around and beyond, as it
traverses the court, the entrance hall, the living room and
the deck. We also had side courts protected by pergolas on
the eastern side and a very small secret walled garden off
the study. There are unexpected views and vistas pervading
throughout the entire home. This offers a continuous sense
of surprise and delight
as one wanders through this house.
We designed courtyards, enclosed gardens and
terraces that work well in the tropical climate of
India. The master bedroom has a private court that
opens onto a deck. As one steps down to the guest
room below, a tiny courtyard highlights one side of
the staircase wall. The airy and spacious courts
allow the daylight to filter in and effortlessly
connect the outdoors with the indoors, yet
providing a sense of privacy for the philanthropic
and warm Mistri family.
The house is built using natural materials.
Limestone cladding, patterned stone flooring and a
collection of oriental wooden furniture, which
Saker and Mehli Mistri collected as they travelled
around the world, extends to the landscape and
the pool beyond. The warm colour palette of the
ochre floor, off-white walls and honey-hued
furniture adorn the interiors. While the design
vocabulary is
contemporary, the way the house interacts with
the site makes it universal and yet it belongs to the
place where it stands.

DESIGN OF
HOUSE IN COONOOR
TAMIL NADU
The house is located in outskirts of Coonoor in
the tea estate of the Nilgiris. The site is a part of
the gated community flanked by roads at two
ends of the proposed site. The site has a drop of
30m between these two roads. The house
comprises of three parts with a total BUA od
8500 sqft; the Living block comprising of the
living dining and kitchen areas; the Bedroom
block comprising of four bedrooms with
attached toilets; the Office block comprising of a
private office and lobby area.
The house steps down along the site contour
overlooking the scenic views of the Nilgiris. Each
block is abutted by a deck with a covered roof
which becomes the open space for each of the
rooms within the block. A central spine runs
across the entire house along the slope
connecting all these spaces together.

The Interiors of this apartment involved the
conversion of a standard terrace flat into a
spectacular penthouse. We opened up the existing
false ceiling to discover wonderful wooden trusses
and thus we were able to change the volume of the
space.
The rear terrace was upgraded and became a large
outdoor space, so rare in Mumbai

This bungalow was designed to create a seamless
relationship between the built form and nature.
The house is composed of two separate blocks
and the pool. The site is a flat plateau
overlooking a lake on one side and a steep
mountain on the other. These two natural
features form the axis for the house connecting
indoor and outdoor spaces. The zinc roof
contrasts with the local Nevasa stone cladding
and the Kota stone flooring.

“This building is a heritage building embedded in the warp
and weft of Mumbai. Over the last few years, it has also
become a live canvas to various art initiatives to encourage
passers-by to stop, admire and think about Art and Beauty.
The idea is to make public art accessible so that there is more
dialogue around it.”

The brief was to create a balanced and cohesive extension to
the existing building. Working within the existing site
constraints the design of the extension has to cater to
additional multi- functional requirements of building. This
included work spaces, exhibition and recreational zones and
landscaped outdoor spaces. An approximate additional area
of 25,000 sq,ft. has to be provided for in the newly
constructed extension.
The use of steel for this building reinforces its importance as
an iconic structure.

This restoration heralds an important
step forward in the preservation of
20th century architecture in India.
Indian Institute of Management, Ahmedabad is part of an
ongoing preservation and restoration project of
conserving the built fabric of the iconic and modern
heritage structures designed by one of the great master
architects of the 20th Century, the American Architect –
Louis I Kahn.
RESTORATION EFFORTS FOR
APPLIQUE PANELS CREATED BY
SAROJBEN
Efforts have been underway for almost a year to restore and
return to their original location in the Library, nine panels of
applique art specially created by the late Sarojben, one of
Gujarat’s most distinguished ‘folk’ artists. Discovered and
mentored by the late artist and scholar Haku Shah, her work
achieved international recognition.
The panels had been removed for Library conservation work. A
first inspection revealed the clear need for expert opinion on next
steps. The search for a textile restorer and conservationist was
assisted by Ms Jayshree Lalbhai, who put Prof. Ashoke Chatterjee
in touch with Ms Deepshika Kalsi of New Delhi. Visual and
microscopic examination revealed these findings:
Once all the 9 panels have been restored, we intend to
reposition them in their original place in the Reading Hall.

Restoration of an iconic structure of
Mumbai that represents the rich
history and culture of the city.
The Restoration of the once tallest structure in
Mumbai, a gothic-style 85m tall Rajabai Tower and the
adjacent library was a challenging project from all
aspects ranging from structurally, logistically and
architecturally. The condition mapping of the building
revealed the tower being built with four different
stones Malad, grey-green Basalt, Probundar and red
Dharangadhara, minton tile flooring, Burma teak and
rosewood structures, intricately carved balconies and
24 statues representing the different castes of India.

A structural marvel enabled the
preservation of the decorative
facade of this historic landmark
structure with modernizing of its
interiors.
To restore this Grade II Heritage building, that now
serves as the global headquarters of software major
Tata Consultancy Services, was complex and one of
the first restoration projects of its kind in Mumbai. A
modern office interior with state-of-the-art technology
was created inside the shell that stood intact. It
demonstrates how historic buildings need not be razed
to the ground for reconstruction and serves as a model
for sustainable construction.

Bombay House is the global headquarters of the Tata
Group is situated in the historic Fort district in
Mumbai . The Building was designed by Georgc
Wittet and had never heen refurnished before. On
15th December the contractor’s mobilisation began
on site and the project was completed in seven
months. With a team of expert consultants and a
combined labour force of over 800 people completed
this building in record time.

The global headquarters for BPCL are conceptualized
based on the inspiration taken from the green
refineries, green earth campaign, fluidity and
movement, earthy colour palette, circular forms and
textures simulating the effect of geology and
refineries.
There are specific areas like the entrance lobby and
main reception area which have the artworks
inspired from the ‘formation and evolution of the
BPCL logo’. Concept of yin and yang. Being part of
the logo development process, is also seen in various
art interiors.

E-WASTE ARTWORK
Artwork by Santanu Dey
We generate 2 million tons of e-waste annually. 70% is grey waste that
contain harmful materials like LEAD, MERCURY, BFR, polyvinyl, beryllium
and phosphor compound. A large percentage of this waste is not
segregated and goes into landfills risking the lives of ragpickers (many
children) and contamination our underground water.
Santanu has created this artwork using e-waste that we usually discard.
It took him a week to pick and segregate this waste. Using this waste he
has tried to create is a cityscape.
He hopes to bring greater awareness to the need to segregate and reuse
this harmful waste.

Masterplanning based on the River
Narmada creates connected built
forms with a sense of identity.`
TCS Indore is an It facility located on the outskirts of
the city, on a 100 acre plot along a main artenial road
connecting the city to its airport. The concept is
based on the river Narmada which flows through
Madhya Pradesh and The Architechtural forms are
derived from the physical features it creates as it
winds its way from its source at Narmada Udgam to
its mouth at the Gulf of Khambhat. The Complex is a
prime example of how landscape has been integrated
with architecture to create a unified and sustainable
design.

A high density IT campus where the
architectural vocabulary exudes
simplicity, serenity, harmony and
balance.
Zensar Software Technologies Campus is a greenfield
project of 11 acres. It has been designed for 2000
Engineers with all supporting buildings such as the
corporate block, cafeteria and creational facilities.
The concept of this project consisted of individual
buildings being linked together through landscaping.
In this campus the individual buildings are linked
together through a core idea: a stone wall that
meanders through the landscaping.

ONGOING
A sophisticated builtform nurturing
an environment for collaborative
ideation and creativity.
Located in the heart of the academic area, combined
building for SINE IRCC IDC is planned by amalgamating
the functions with their volumetric components with
large voids and an atrium space in the central portion
provides diffused light within the interiors and visually
connects the spaces. Architectural elements like
exposed staircases and large breakout spaces, have
been designed to accommodate more interactive
spaces within the building.

This campus in the Mumbai suburbs
of Andheri feels like a forest reserve
in the cities industrial heartland.
The design of a world class campus with a modern
architectural vocabulary cohabitating with an existing
environmental ecosystem, that continues to thrive
and enhance the spaces. In collaboration with the US
design firm Tod Williams Billie Tsien Architects
(TWBTA) a high quality of design was achieved for the
corporate IT campus.

Composed of 3 towers, uniquely curvilinear in shape,
The World Towers comprising of World One, World
View and World Crest, stands as a powerful symbol of
Mumbai’s unfettered aspirations. The unique
curvilinear shape of the towers results in residences
affording generous views of the iconic landscape and
breathtaking vistas of the city and beyond. The World
Residences are appointed with every luxury including
panoramic city and sea views.

The First International Financial Center (FIFC) in BKC
was conceptualized by Us based architects KPF
Associates whom we assisted to complete this
building on the ground. Its advanced sustainable
measures combined with a unique architectural
aesthetic defines the future of corporate building
architecture. FIFC stands as an iconic structure in
the business district.

A dynamic campus nestled in the hills
of Sanquelim intertwines seamlessly
with the outdoors while creating a
nurturing environment for education.
The plan for this Greenfield project was derived along
two axes that interlinked student plazas while
integrating the mesmerising hillock views. The campus
masterplanning ensures seamless connectivity along
the 25 acre site. The use of laterite and local materials
has ensured a strong sense of identity to the campus.
Soaring roofs with north light openings, a colour
palette inspired from the Goan culture and break out
spaces to encourage learning beyond the classroom.

Masterplan for the expansion,
conservation and redevelopment of
the existing 225 acre campus.
The campus expansion was planned for an additional
2000 students and 150 faculty. The academic areas
were to be completely revamped and retrofitted to
suit modern methods of teaching and state-of –the art
facilities. A complex phasing plan was developed to
undertake the execution of the master plan followed
by the conditional mapping of each of the existing
structures, some of which were over 50 years old.

Masterplanning of 16 acres of
land to elevate the identity of the
campus.
The development for IIT Bombay essentially
includes the master planning on 16 acres of land
and the detail design of selected buildings. The
design approach for the master plan is governed
by the large existing tree on campus and plazas
are conceived to channelize the student
movement and provide spaces that encourage
student interaction.

into a functional tool of
communication.
The key design element revolves around the design
aesthetics of the Indian alphabet. To a creative motif,
a glorious celebration of alphabets, a flourish of
emotions. This business hotel has been designed
keeping in mind the importance of the key design
element which reflects throughout the design
detailing process in the signage, art works and
common areas.

FORT RESORT
KUMBALGARH
Overlooking the Kumbalgarh Fort the
resort reflects local craftsmanship in
the architecture and interior spaces.
The Resort near the romantic fort of Kumbalgarh is
developed in a contemporary vocabulary, but is
inclusive of the architectural traditions of the region.
Local craftsmen were used both in the civil and
interior works. From the stone masonry walls to the
painted ceilings the resort sits appropriately into the
hillside. Spread over 6 acres of land the low rise public
and residential buildings with gardens and
waterbodies intertwining through them respecting
the land and history.
KENSINGTON CLUB
NASHIK
A central cricket field surrounded
by a cluster of modern classical
built forms.
The sports club on the bank of river Godavari in
Nashik is designed to be a recluse from the city life.
The facility includes a cricket field, tennis courts,
badminton courts, gym, spa, golf putting area,
restaurants, meeting rooms, banquet facility and
guest rooms. The site is located high above the road
and offers dramatic views to the river. The outdoor
space is designed for active use by the members.

A HISTORY IN NINE STORIES

To celebrate 70 years of Indian
Independence the first international
collaborative exhibition was
created.
Somaya and Kalappa Consultants were the exhibition
designers of this collaborative landmark exhibition
between CSMVS, Mumbai, The British Museum
London and the National Museum, Delhi. The theme
of the exhibition is based on the visual narrative of a
timeless journey. The design is based on metonymy
museum design which primarily focuses on the
visitors experience of aesthetic enjoyment with a
robust academic underpinning.

These are spaces that foster
community, nurture beauty and
tranquility.
For a competition by invitation submission for a
multi-faith complex in Abu Dhabi we designed to
reflect a dynamic equilibrium of the various
components through Art. The superimposition of a
contemporary artwork on the site plan resulted in
the creation of a strong visual and physical axis to
the Sheikh Zayed National Museum. The organic
lines of the dunes formed a unified tapestry which
rose to create the built forms of the Mosque and the
Church. lity. Its singular architectural fabric is
reflective of the principals of tolerance and unity
upon which the project is based.
PROJECT INDIGO
DUBAI
A challenging 500 acre Masterplan
amalgamating the culture and
heritage of two countries.
A destination to showcase India, this development
masterplan of 500 acres proposed in Dubai was
designed primarily for the Indian community. Since
architectural vocabulary cannot divorce itself from
environmental extremities of Dubai, several
strategies are employed for passive cooling, ground
water recharge and rain water harvesting which aid
in developing a built environment that conforms to
the traditional architecture of Gulf and responds to
its harsh climate.

MUSEUM EXTENSION

The extension of a heritage museum
with a modern sensibility.
For Dr Bhau Daji Lad Mumbai City Museum. A
competition entry in collaboration with OMA (lead
architects). Concept development of the north-wing
extension was derived from the structure of a flower
dedicated to the city. The proposed wing included
galleries and a learning centre, research centre,
auditorium and conference centre. A library and
archive, conservation facilities, museum shop, cafe
and restaurant were also integrated into the design.

METRO STATION
IN INDIA
This pivotal Public Infrastructure project draws
elements from Biophilic design to emphasize
importance of sustainability in a project of this
scale. From a fractal halftone façade to the
dendriform columns and inbuilt vertical greens for
air quality and humidity control, this design was
intended not only to make the commuters travel
visually pleasing , but also incorporate active and
passive systems of climate control without air
conditioning. The modular façade with scalable
openings responded to local adjacencies of
buildings and vegetation to enable light and
ventilation as per site conditions to form a modular
but non generic cohesive solution . Solar
photovoltaics, rain water harvesting , acoustic and
thermal insulation were built into the envelope
itself to form a unified solution encompassing all
ground touchpoints of staircases, escalators and
elevators in a singular concept. The adaptable
envelope is also compatible with vertical expansion
without the need for opting for the different
system .
