DEED OF ABSOLUTE SALE
KNOW ALL MEN BY THESE PRESENTS:
This DEED OF ABSOLUTE SALE is made, executed, and entered into by:
MERCEDES BUENAVENTURA, of legal age, single, Filipino, and residing at # 6
Sabrang St., Talayan Village, Quezon City hereinafter the SELLER;
-and-
Bernadette M. Lopez, of legal age Filipino and with postal address at 285
Pablo Ocampo Sr., Corner Metropolitan Ave., Makati City hereinafter referred
to as the BUYER
WITNESSETH;
WHEREAS the SELLER is the registered owner of a parcel of land situated in
the sitio of Talong-Cawayan, Barrio of San Isidro, Antipolo City, covered by
Title Number 15711, containing an area of ONE HUNDRED NINETY-SEVEN
THOUSAND FOUR HUNDRED TWENTY-TWO (197,422) square meters, more or
less. Attached is the original title, which is an integral part of this sale deed.
And more particularly described as follows, to wit:
A parcel of land (Plan Pau- 161053, as corrected, L.R. Case No. N-7567, LRC Rec.
No. N-41257), situated in the Sitio of Tatlong-Cawayan, Barrio of San Isidro, Muni-
Cipality of Antipolo, Province of Rizal. Bounded on the N., from point 1-2, by pro-
perty of Julita Cruz: from point2-4, by property of Mamarto Reves; on the NE., from
point 4-5, by property of Primo Leyva; on the SE., from point5-7, by property of
Fugenio Alvarian; and on the SW., from point 7-8-1, by property of Arcadio Leis.
Beginning at a point marked “1” on plan, being N.15 deg., 7730.16 m.from BLLM
1, Mp.of Antipolo; thence N.82 deg.06’E., 280.00 m. to point 2; thence N.92 deg.06’E.,
382.00 m. to point 3; N.82 deg. 06’E., 50.37 m. to point 4;S.30 deg.33’E., 271.49 m.
To point 5;S.68 deg. 30’W.,248.04 m. to point 6;S.68 deg. 30’W.,248.65 m. to point
7;S,50 deg.12’W.,248.25 m. to point 8;N.50 deg.11’W.,248.31 m. to the point of
Beginning; containing an area of ONE HUNDRED NINETY-SEVEN THOUSAND FOUR HUNDRED
AND TWENTY-TWO (197,422) SQUARE METERS, more or less. All points referred to are in-
dictated on the plan are marked on the ground; bearings true; dates of survey, June,
WHEREAS, the BUYER has offered to buy and the SELLER agreed to sell
the property as mentioned above for Fifty-five Million (55,000,000.00) in
Philippine pesos.
NOW THEREFORE, for and in consideration of Fifty-five Million
(55,000.000.00) in Philippine peso hand paid by the buyer (Vendee) to the
seller (vendor) the SELLER DO HEREBY SELL, TRANSFER, and CONVEY by way
of Absolute Sale unto the BUYER, his heirs and assigns, and successors the
particular parcel of land mentioned-above together with all the
improvements found thereon on an as is where is basis, of whatever nature
including the real taxes as of the date of this sale.
