Parking
The surface parking is limited and reserved for guest or emergency situations in most cases, however, with
payment, residents can buy surface parking spaces.
One underground parking is given per unit bought, with there being two parkings with the larger 4bhk units.
Additional Parkings can also be bought.
There are 2 basement levels, each of them having car lift parking systems, which also gives high clear height
of about 3.3 m to each parking level.
Service Systems
 There are electrical shafts and fire cabinets in the service core of each tower, with there being
sprinklers in the central lobbies and basements.
 The stormwater drainage and sewage lines are in concealed shafts, not really visible, accessible in
the central are of two clusters.

Unique Selling Point
The theme of the locality is the main USP, with the landscape features and unique identity given to each
green area being key selling points.
The building is also IGBC Gold Rated, with shaded areas across all the towers, this reduces the total
requirement for HVAC systems a lot.
Analysis, Inferences and Issues from Study

 There is a good amount of landscaping and tree cover throughout the site, with inclusion of water
works and shaded seating spaces in cool courtyards. This creates a good connection in the built and
unbuilt areas.
 Each tower is accessible and has provisions for the differently abled, including wheelchairs and
ramps with correct slope according to the NBC, something which should be there but is often
missing or incorrect.
 The theme of Egyptian Architecture is followed to some extents in the colour schemes and some
features, but seemed very surface level.
 Each apartment has a lot of balconies, though the sizes of majority of them are a little small.
 The Views from the balconies seem a bit lacking, especially the ones along the periphery of the road.
 The safety norms do not seem to be followed correctly, although there is fire tender access to all the
points, the spacing in between two adjacent clusters is negligible or maximum upto 2m, compared to
the minimum requirement of 18m that should be met.
 The placement and safety of the fire escapes is also incorrect, with it being directly adjacent to the
normal staircase, lifts and electrical panels. It was also missing fire doors on all the floors above
ground level.
