RENTAL AGREEMENT

The present rental deed is hereby excecuted on 9 th February, 2024 by and


between:

Mr. Santosh Banuka, s/o B. Ravindra, aged about 45 years, occ.


Business, R/o H.No.7-6-107/1, NGO Colony, Vanasthalipuram,
Hyderabad.

Hereinafter called the OWNER / FIRST PARTY which expression shall mean
to include his/her legal heirs, successors, legal representatives and
assignees of the One Part.

AND

Mrs. Soumya R, W/o K. Shantan Rao, aged about 35 years,


Occ. Software Employee, R/o Flat No. 113, Shreemukh Kontham
Towers, Bramhanwadi, Begumpet, Hyderabad.

Herein after called as TENANT/SECOND PARTY which expression shall


mean to include his/her legal heirs, successors, legal representatives and
assignees of the One Part.

Whereas the First Party is the absolute owner and possessor of, Flat
No.113, ShreemukhKontham Towers, Bramhanwadi, Begumpet,
Hyderabad– 500016, Telangana State. offered the premises on monthly
rent as per the terms and conditions set-forth herein which has been
accepted by the tenant.

The owner has agreed to give the above said property of the above
said Tenant for the period of 12 months and the Tenant has agreed to
take the above said property on rent for a period of 12 months w.e.f.
01/04/2024

NOW THIS RENTAL DEED WITNESSETH AS FOLLOWS:

1. That the Tenant shall pay a monthly rent of RS.30,000 /- (Twenty One
Thousand Rupees only) to the owner.

2. That the Tenant has agreed to keep the deposited amount of sum of
RS.60,000/- (Sixty Thousand Rupees only)(which was paid to the
house owner during the execution of the first rent deed dated 01/04/2024
as interest free security amount, with the Owner. The security amount
shall be adjusted if there would be any dues of electricity, water and
maintenance against the same towards the tenant or security will be
refunded on the handing over of vacant possession of the rented
premises.

3. That the tenant shall pay the electricity, maintenance and water bill to the
concerned departments/Society and shall handover the original bills and
receipts with the owners for record purpose.

4. That the Tenant shall not sub-let the said premises thereof to any third
party.

5. That the Tenant has obtained the said house for Residential purpose
only.

6. That the tenant shall maintain the rented premises and equipment
installed, in good tenable condition and shall deliver it back to the owner
in the same good condition, otherwise, he will be liable for the damages
caused.

7. That the Tenant shall not indulge in any illegal, prohibitory, or unlawful
activities in the rented premises let out to his, otherwise, tenant may be
liable and responsible for the cost and the consequences arising thereon.

8. That the tenant / Second party always behave politely with first party, and
if first party desires to inspect the premises at any time second party shall
cause the inspection without objection.

9. Both the parties shall give Two (2) months notice in advance to vacate the
said premises.

10. Every 12 months the Rental charges will be increased @ 5% percent per
annum on the rent, provided the agreement is renewed.

11. That this agreement can further extended with the mutual consent of both
the parties subjected to the conditions.

IN WITNESS WHEREOF both parties have put their respective signatures


with their free will and consent on the day, month and year first above
mentioned at Hyderabad.
