SPECIAL POWER OF ATTORNEY

Know All Men by These Presents:

I, BIANCA CAMILLE C. BIRONDO, Married, Filipino citizen, of legal age, and a resident of
1/68 Beach Road Bunbury Western Australia, do hereby name, constitute and appoint my
mother MYRA R. CAPIRAL, likewise of legal age, Filipino citizen, and a resident of Phase 1
Block 09 Lot 15 Amaia Scapes Brqy. Santiago General Trias Cavite City, to be my true and
lawful Attorney- in-Fact for me and in my name, place and stead, to do and execute all or any of
the following acts, deeds, and things, to wit

1) To negotiate with, and obtain a loan from LANDBANK OF THE PHILIPPINES (the
“BANK”) in the principal amount of not exceeding ONE MILLION NINE HUNDRED
FIFTY THOUSAND ONE HUNDRED FIFTYNINE AND 0/100 ONLY (PHP
1,950,159.00), Philippine Currency, (the “LOAN”), for the purpose of financing the
acquisition of a certain property described hereinafter, subject to such interest rate and
other terms and conditions which my Attorney-in-Fact and BANK may agree upon;

2) To assign, transfer and convey my property consisting of House & Lot described below,
including all improvements now existing and which will be constructed thereon:

REGISTRY OF DEEDS :

(hereinafter referred to as the ‘Property’), or any rights and interest thereto and therein under
any document of sale or conveyance and all other deeds over the Property, personal or
real, by way of mortgage, assignment or any other form of encumbrance, for the purpose
of securing the prompt and full payment of the LOAN and performance of the terms and
conditions thereof;

3) To receive, cause the receipt, the proceeds of the LOAN, or assign the same to any third
party, as the Attorney-in- Fact may deem best, proper and reasonable under the
circumstances:

4) To act as my resident process agent in the Philippines to receive any and all notices
correspondences relative to the LOAN as well as demand letters, summons and other
legal processes, whether the LOAN is current or becomes past due. including notices of
any judicial and/or extrajudicial actions.
5) To do any and all acts, and to sign, execute and deliver to the BANK such documents,
instruments and agreements, including, but not limited to, the loan or credit agreement,
promissory note, real estate mortgage, suretyship agreement, deed of
assignment/undertaking, as well as any renewals, amendments, and extensions thereof, as
applicable, powers of attorney, certificates of title, contracts to sell/deeds of conveyance,
tax declarations/returns. letters of authority, and supporting documents necessary and
proper to implement the foregoing authority:

6) To make, sign, execute and deliver to the BANK promissory note/s, checks, money
orders, treasury warrants or other negotiable instruments as well as debit authorities for
the purpose of encashment, negotiation, assignment or payment necessary or proper in
connection with the LOAN and transactions herein contemplated

To receive all documents pertaining to the LOAN, including the Owner’s Duplicate Copy of
the Transfer Certificate of Title issued in the name of MYRA R. CAPIRAL, and the Cancellation of
Mortgage, upon full payment of the LOAN.

I hereby authorized the BANK to act upon this SPECIAL POWER OF ATTORNEY until
written notice of revocation is received by the BANK or the authority is revoked by operation of law.

HEREBY GIVING AND GRANTING unto my said Attorney-in-Fact full powers and
authority to do and perform all and every or necessary to carry into effect the foregoing Special
Power of Attorney, as fully to all intents and purposes as I might or could lawfully do if personally
present, with the full power of substitution, and hereby ratifying and confirming all that my said
attorney-m-fact or her substitute shall lawfully do or cause to be done by virtue hereof.
