Respected sir,
Under the instruction of my client Mr.A.Kiran Kumar, S/o.
A.prabhakar Achari, residing at D.No 46 (1) Main Road, Pallipat Town and
Taluk, Thiruvallur Dist Tamil Nadu,

I am issuing the reply notice date on 20.8.2024.

1.My client state that the said, What your client said in the first meeting is from
your half true and half false i.e. it is true that my client was asking for a loan
client and in return my client will mortgage the land to your client and get
Rs.7,00,000 in Word Seven Lakh Only ) both your client and our client
mutually agreed. That is the truth. And it is completely false that my client has
agreed to sell the property to your client for 7,50,000 as a deed of sale
agreement, out of which your client have paid 7,00,000 ( In Word Seven Lakh
Only ) and after paying the remaining 50,000 thousand, my client has agreed to
give his property to your client. This was totally false and my client was deny
this one.
2. My client further state that the said, On the contrary, on the paper which your
client showed to my client for verification of the mortgage deed, it was written
as mortgage. Relying on that, your client betrayed my Client trust by coming
to the Register office (S.R.O) at Pallipattu and obtaining the signature of my
client without showing the title of the deed. We hereby inform your client that
my client has received Rs. 7,00,000 ( In Word Seven Lakh Only ) from your
client as interest of Rs.12% annum and my client has already paid Rs. 99,900
rupee on 21st December 2023 to your client's ( Husband and Son) bank account
through phonepe digital payment app. and my client keeps a transaction
evidence for that.

3. 3. My client further state that the said, And informing them that my client is
well-off in the community. At present, his livelihood is running on the land
shown by you in schedule. There is no need for my client to sell such property
to your client. the existing situation, he is in need of money and for that, My
client is very saddened. is in seeing your legal notice. And what they know is
that my client and your client are from the same town. My client called your
client several times to talk about this in matter, but your client did not come and
talk to our client. Also we would like to mention here that your client is not
directly related to my client and only knows your client to my client through
your client's husband.

4. My client further state that the said, And we wish to inform you in this reply
legal notice that my client is ready to repay the amount borrowed from your
client at the rate of 12% rupee interest per annum by the coming month of
December. We inform them once again that my client is ready to pay the
remaining amount at the interest rate of 12% rupee interest per annum rupee as
already discussed by yo your client's husband and my client. This legal notice

came as a surprise to my client and my client has come to know that your client
has fraudulently entered into an agreement to sell my client in lieu of a
mortgage.

5. My client further state that the said, Also, even when my client asked your
client over the phone, no proper response was received from your client and
even now, what my client wants to inform them is that my client is ready to pay
the loan amount by the coming December at the interest rate of 12 percent per
annum. And my client absolutely denies to accepting what is in their legal
notice.

6. My client further state, kindly direct your client to cancel the sale agreement
Deed No 2085/2021 of my clients and more particularly to inform that the legal
notice barred my limitation.

I therefore, on behalf of my client calling upon you to direct your client to


cancel the sale agreement Deed No 2085/2021, cancel when my client
settlement the principal amount along with interest of this notice if your client
acts in violation of it failing which my client will proceed against your client
under criminal action as well as civil action and your client liable to pay sum of
Rs. 5000/- towards the cost of this notice and he is liable for all casts and
incident there to.
Note;
The Scheduled property Contains a water well and motor for irrigation purpose,
which is used for whole family members cultivation lands water supply
